The U.S. Navy Airfield turned neighborhood
In the Wright Area Action Group neighborhood, stretching farmlands meet modern subdivisions. Also referred to as Southwest Santa Rosa, this suburban community is located atop a former U.S. Navy airfield. Remnants of the landing strip are still evident here, but the hum and rattle of idling airplanes subsided after it permanently closed in 1991. These days, Wright Area offers a quiet atmosphere, neighborhood parks and easy access to public schools.
“There’s new construction blended in with ranch style-single story homes,” says Aaron Pardo, a real estate agent with Compass. “There’s a lot of new construction at the center, but a lot of people want that area if they’re looking for land.”
This pocket of the city is a more affordable alternative to other Santa Rosa communities, which Pardo says is another attraction. There are also townhouses, shopping and dining on main roads such as Sebastopol, so buyers can experience rural, urban or suburban living depending on where they decide to settle.

Rural, suburban and urban living meet
Ranch-style homes sit on several acres on the outskirts of Wright Area, such as Ludwig Avenue and South Wright Road. These homes are generally fixer-uppers and need some love, but Pardo says they’re worth the investment. Prices can range from $325,000 to $600,000 for a home on one acre to upwards of $1 million for a newly renovated option on several acres.
“They’re quiet, large parcels of land to grow gardens and raise animals,” he says. “You might have to put some money into the home over time, but you can always make improvements on a home. One thing you can never change is lot size.”
A mix of newly constructed homes and duplexes line the other residential roads. Modern traditional, contemporary split-levels and craftsman homes are typical at the center of the neighborhood. They usually sit on small plots of land and feature short, wide driveways and sidewalks out front. Backyards are usually hidden by tall wooden fences, providing privacy despite the small lot sizes. There are also townhouses and flats on main roads, such as Stony Point Road, providing space for the 42% of Wright Area residents who rent. These sell between $550,000 and $750,000.

Access to Sonoma County schools
Kids in Wright Area attend Robert L. Stevens Elementary School, which has a B-plus Niche rating. The elementary school partners with The United Way and Viabi in the Hope Reading program, which is designed to help first and second-grade students needing reading assistance. As an alternative or next step, students attend Wright Charter, a Transitional Kindergarten through 8th public charter school with a B-minus from Niche. Teenagers attend Elsie Allen High School, which has a C rating on Niche and f with a C rating on Niche and features a College Readiness and Career Center.

Extensive athletics at Cook School Park
Connected to residential streets by greenway trails, community parks are within walking distance from many homes in this area. Cook School Park, located adjacent to Cesar Chavez Language Academy, is the largest park in the neighborhood and features a baseball diamond, soccer fields, sports courts and a quarter mile running track. Quick commutes through Santa Rosa
Residents find a perk of living in Wright Area is its easy access to commuter corridors California 12 and Route 101. Although the neighborhood features biking lanes and a bus provided by Sonoma County Transit, public transportation options are limited. Charles M. Schulz–Sonoma County Airport is about 12 miles north of this neighborhood, and the Pinnacle Gulch Trail along the Pacific Ocean is about 20 miles west. Providence Santa Rosa Memorial Hospital is the nearest 24-hour care facility and is located about 5 miles east.

Enjoying Sonoma County annual events
Just 5 miles from Wright Area is Downtown Santa Rosa, where residents gather every May for The Luther Burbank Rose Parade. Despite its small size, Wright Area has shopping and dining in close range. At Stony Point Plaza, locals can grab food from casual chain restaurants and local favorites such as Pho Vietnam Restaurant, known for its comforting Vietnamese noodle soup. They also stock up on essentials from Ross, get haircuts at Great Clips and fill up their grocery carts at FoodMax. About 3 miles from Stony Point is a larger shopping center with a Trader Joe’s grocery store and big box stores like Target and Costco.
