Hollywood film crews are a common sight in this tight-knit Californian community

Tucked into the eastern edge of the Simi Valley, the Santa Susana neighborhood is home to an active and diverse population who appreciate abundant outdoor recreational opportunities, as well as the tight-knit community feeling that pervades. “It’s a unique area to live,” says Realtor Cindy Slack of Keller Williams Exclusive Properties, who has been representing real estate transactions in the area for more than 30 years. “Sometimes you’ll go to dinner and see the mayor. It’s not like other neighborhoods. It’s a very tight-knit, involved community that is very family-friendly and active.” And given that the neighborhood is less than 30 miles from Hollywood, it’s not uncommon to see TV and film crews. “It seems like there’s something being filmed in the area almost every day,” says Slack. With the Ronald Reagan Freeway marking its northern boundary, this neighborhood offers convenience for commuters. Drivers can reach the beaches of Ventura 45 miles to the west or the Los Angeles International Airport 40 miles to the southeast.

A wide range of housing options

Those shopping for a new home in Santa Susana will find a range of options, including manufactured homes, townhouses and detached single-family homes, all in a wide range of price points. The median price of real estate in Santa Susana is $765,000. Prices for a manufactured home can start at $100,000 for a two-bedroom/two-bathroom, and a two-bedroom/two-bathroom townhouse can sell for just over $510,000. For groceries, neighborhood residents head to the centrally located Vons supermarket. For home necessities and other shopping, residents head to Sycamore Village shopping center about 5 miles west, where they can shop at Target, HomeGoods, Hobby Lobby and other retailers. When dining out is on the menu, residents love Old Susana Cafe, a retro-themed diner serving breakfast, lunch and dinner, including their famous Wagon Wheel breakfast and hero sandwiches on freshly baked bread.

Highly rated schools in the Simi Valley Unified School District

Santa Susana is districted to the Simi Valley Unified School District, which earns an overall rating of A-minus from Niche. Students in the neighborhood can attend Knolls Elementary, Valley View Middle and Simi Valley High School. Knolls earns a B-minus from Niche, Valley View earns a B-plus and Simi Valley High School earns an A-minus. Students at Simi Valley High School can participate in over 30 school-sponsored clubs, and they have the opportunity to play any of over 20 varsity-level sports. Alternatively, parents can avail themselves of multiple private school options in the area, including Sierra Canyon School, which earns an A-plus rating from Niche.

Abundance of outdoor activities

When they are looking for some outdoor recreation, Santa Susana residents have a variety of options available to them. “It’s an incredibly active area,” says Slack. “We have tons of hiking and biking trails, outdoor concerts and all sorts of other events.” Foothill Park, in the neighborhood’s eastern section, and Verde Park, in the middle of the neighborhood, both offer visitors a playground and picnic tables. Corriganville Park is a filming ranch and provides access to five different hiking trails that wind their way through the park’s 246 acres. The Santa Susana Railroad Depot Museum and Model Railroad is a veritable time capsule of life from the time of the first settlers in the Simi Valley who were drawn to the area by the Santa Susana Depot of the Southern Pacific Railroad built in 1903. Visitors can learn more about the area’s history and see a scale model recreation of the railroad that led to the area’s commercial development. And next to the historic Santa Susana Train Depot is Santa Susana Park, where visitors will find a playground, a baseball diamond and softball field, a basketball court, a sand volleyball court and picnic tables with grills. When the day calls for indoor playtime, Harley’s Valley Bowl offers all-day bowling and pizza, with all of the requisite equipment available on-site.

Planes, trains, and automobiles

Several Simi Valley Transit bus stops throughout the area make it easier for those without their own transportation or those who prefer to take public transportation. The Simi Valley Amtrak station is also located in the neighborhood, on the southern border off East Los Angeles Avenue. Los Angeles International Airport is 40 miles away.
