Quiet cul-de-sacs near the Santa Cruz Mountains

The neighborhood’s broad cul-de-sacs are lined with various leafy trees, from magnolias to Japanese maples. “Blue Hills has 10,000 to 12,000 square foot lots and a suburban neighborhood feel backed up to the mountains,” Pulpan says. While there aren’t any sidewalks, crosswalks and wide streets make walking or cycling safe. The neighborhood’s ranch-style and two-story Mediterranean-influenced homes have manicured lawns. Prices range from about $3.2 million to $4.4 million; homes typically have four to six bedrooms and recent upgrades.

Nationally-ranked Lynbrook High School

Blue Hills Elementary, rated A-minus on Niche, is located in the middle of the neighborhood, within walking distance from homes. Students may advance to Joaquin Miller Middle, rated A-minus, and Lynbrook High, rated A-plus. As of April 2024, Lynbrook High is ranked 9th out of the top 10 public high schools in the state, according to U.S. News and World Report.

Mountain trail hiking, country club golfing

Kevin Moran Park has a playground, tennis courts and a meditation garden on the other side of State Route 85. A walkable overpass connects the park to Azule Walking Park, a local green space. Just outside the neighborhood, Congress Springs Park has soccer and baseball fields. However, locals are more likely to take advantage of the Santa Cruz Mountains for outdoor recreation; hiking trails are plentiful throughout the foothills and Fremont Older Open Space Preserve. Saratoga Sunnydale Road has Safeway and casual dining spots like Los Dos Compadres for Mexican food and Special Noodle for Chinese fare. Jake’s of Saratoga, the first of three local chain pizza restaurants, has served specialty pizzas since the 1970s; Bay Area sports are always playing on the big screen televisions. Westgate Center off Saratoga Avenue has more shopping options like Nordstrom Rack and Target, plus an AMC movie theater.

Bordering the West Valley Freeway

State Route 85, also known as West Valley Freeway, borders Blue Hills. Valley Transportation Authority buses stop along Saratoga Sunnydale, transporting passengers locally to West Valley College, Mountain View Transit Center and other stops. Kaiser Permanente Santa Clara Medical Center and El Camino Health – Los Gatos Hospital are less than 5 miles away. Air travel at San Jose Mineta International Airport is 16 miles away.
