Eleven miles southwest of downtown San Jose, Sobey is an all-residential neighborhood near Saratoga’s highly rated public schools and West Valley College. “The neighborhood is split between the Campbell and Saratoga school districts – an important distinction,” says EJ Pulpan, who grew up in Sobey and is now an agent at Christie’s International Real Estate Sereno. However, both districts have stellar reputations. “They excel in advanced courses, especially in the STEM space. They have high test scores and overall college admissions – some of the highest in the state.” As for the community college, it doesn’t affect residents on a daily basis, apart from when they wish to attend theater performances. “But West Valley College has a pretty big presence; it’s allocated so much land, so it puts some pressure on real estate there,” Pulpan says.

Sobey’s manicured lawns have green grass, shrubbery, palms and cherry trees that blossom in the spring. Trees bear fruit, and provide shade and privacy throughout the neighborhood. Lots are typically around an acre; some are level, while others are on a small hill. The neighborhood has a handful of Mediterranean-influenced homes with clay tiled roofs, but there’s no one dominant home style here.. Some homes have fences and long driveways leading to front entrances. Prices range from about $3.9 million to $8.3 million, depending on square footage and recent upgrades. Hiking the Santa Cruz Mountains

Parks are minutes away from Sobey by car. Jack Fischer Park has playgrounds and a water feature for kids to cool off in the summer, and members of La Rinoconada Country Club members have access to a driving range, clubhouse and restaurant. Nearby hikes in the Santa Cruz Mountains include a short but scenic jaunt to Villa Montalvo Lookout Point. Redwoods shade the 2-mile path, which is marked with motivational quotes along the way. Villa Montalvo, the estate of a former senator, has botanical gardens dotted with sculptures; it’s a flat, picturesque area that’s free to walk around. Within the neighborhood, Marshall Lane Elementary is a public charter school rated A-minus on Niche. The eastern portion of Sobey is zoned for Rolling Hills Middle, a public charter rated A-minus, and Westmont High, rated A. Driving into San Jose

Sobey is car-dependent, with no bike lanes. The neighborhood is located between State Route 85, which encircles the western half of San Jose, and State Route 9, which winds up the mountains. El Camino Health – Los Gatos Hospital is about 2 miles away, and San Jose Mineta International Airport is 13 miles away.

Low crime, occasional air quality concerns

The overall CAP Index crime score is 1 out of 10, lower than the national figure of 4. Communities across the Santa Clara Valley, including Sobey, may experience air pollution. This is partially because of smog that gets trapped in the mountains.

Shopping along Santa Cruz Avenue

Just outside the neighborhood, residents can get groceries at Safeway, prescriptions at CVS and sandwiches at CRUST Sourdough Deli. On Saturday mornings, Saratoga Farmers Market at West Valley Community College has more than 50 farmstands full of fresh produce, flowers, kombucha and other locally made goods. Locals can head to the shopping centers along Santa Cruz Avenue to sip coffee from local businesses, check out new tech at the Apple store and watch films at the movie theater.
