More than a horse town
Saratoga Springs is a city fueled by horsepower. Horse racing is a major driver of the economy in this Upstate New York community, thanks to the more than 150-year-old Saratoga Race Course and live harness racing at the Saratoga Casino Hotel, which opened in 2016. Horse owners, trainers and racing fans are drawn to the city. Yet the sport isn't the only reason people choose to live in Saratoga Springs.
"It's a small, very historic city with a vibrant downtown," says Kate Mastrangelo, associate broker with Berkshire Hathaway HomeServices Blake, Realtors, who grew up in Saratoga. "It's surrounded by beautiful parks, and we have the racetrack, so it's always been a popular spot for second homes. Growing up, it was the August place to be, and it was very quiet in the wintertime. It's never quiet anymore."
For year-round residents, other draws to the city include a walkable downtown district with local businesses, historic Victorian homes and access to the great outdoors, including the two dozen mineral springs that give the city its name. "The area offers a robust jobs market, a classic American downtown, numerous natural springs and the Saratoga Performing Arts Center," says Jim King, a real estate agent with Howard Hanna Real Estate Services. With Albany and the New York State Capitol 35 miles south, other major industries include the government, health care, education and technology, such as the GlobalFoundries chip manufacturing plant right outside the city limits.

Saratoga Race Course and downtown events
The Saratoga Race Course is renowned for thoroughbred horse racing, attracting locals and tourists alike. "Some fans buy a home or condo in town just to have a place to stay during racing season," King says. The track opened its doors in 1863 and was named one of the best sports venues on earth by Sports Illustrated. "When people think of horse racing, they think of gambling and grunginess, but it's not like that," Mastrangelo says. “It's a beautiful historic track and the oldest in the country.”
The nearby Saratoga Casino Hotel's live harness racing track has only enhanced the city's sporting reputation. Gideon Putnam Resort and Spa is one of several places where visitors can enjoy the therapeutic benefits of the Saratoga Spa State Park's mineral baths — in five-star luxury. The Saratoga Performing Arts Center is located here, too, and its stage has hosted musicians like Dave Matthews, Luke Bryan and the Philadelphia Orchestra, which holds its summer residency here, with performances in August.
While Saratoga Springs is the summer place to be, Mastrangelo says that “even in the dead of winter, we still have downtown events that people come out for." This includes two farmers markets: one at High Rock Park near downtown on Wednesday nights and Saturday mornings and the other next to the Lincoln Baths off South Broadway on Sunday mornings. During the Fall Festival, young kids go door to door and trick or treat on Broadway, while others participate in the pumpkin roll down Caroline Street.
Downtown's annual Victorian Streetwalk marks the start of the holiday season, and Broadway transforms into a pedestrian-only street. “You have thousands of people wandering from store to store, visits from Santa and a tree-lighting ceremony,” Mastrangelo says. “It's always beautiful."

Historic architecture and newer custom-built homes
Saratoga Springs is known for its classic Victorian and colonial homes that date back to the late 1800s and early 1900s. 20th-century designs include ranch-style houses, Cape Cods and bungalows, while a new wave of 21st-century custom-built homes dominate the marketplace. "Downtown Saratoga was built in the Victorian era, so most of the buildings on Broadway are Victorian," Mastrangelo says. “As you move out, each block features architecture from a different era, so then you reach the 1920s and ’30s, then the ’40s and ’50s, and suddenly, you're surrounded by blocks of ranch-style houses.” Massive Victorian mansions line North Broadway. Historically, the west side of town was more expensive, since the racetrack was on the east side, and people wanted to avoid the smell. "Today, Fifth Avenue is another sought-after area," Mastrangelo says. "It's by the practice track, so nowadays, you'll buy your little ranch for almost $1 million, tear it down and then put up a multimillion-dollar house.”
New home builds in the city can be large and grand, featuring high ceilings, hardwood flooring, gourmet kitchens and designer bathrooms. Prices vary considerably. Ranch-style homes, capes and bungalows are priced from $250,000 to $650,000. Historic Victorians and colonials can list for $550,000 to $1.8 million, depending on their size and features. Newly constructed homes range from $1.5 million to $6 million, while mansions or large estates with acreage can sell for between $2.5 million and $16 million. Townhouses and condos range from $300,000 to $1 million.

Four seasons and low crime rates
Saratoga Springs experiences all four seasons, with winter weather bringing lows around 10 degrees and an average of about 61 inches of snow each year. The city gets an average annual rainfall of around 41 inches, and eastern and southern areas closer to Saratoga Lake are prone to flooding.
According to FBI crime data, in 2023, Saratoga Springs had 505 reported property crimes, a 3% increase from 2022, while there were 457 incidents of violent crime, a 3% decrease from the previous year. Crime rates typically spike during the summer tourist season.
Shopping and dining along Broadway
Downtown Saratoga Springs is a walkable shopping district centered around Broadway, the main street that runs through the city. Historic buildings house an eclectic mix of stores and restaurants, while sidewalks are dotted with tables and chairs. "During the pandemic, we opened up more outdoor dining, like most communities did, but we kept it all," Mastrangelo says, adding a touch of European charm. Eateries include classic delis, bagel shops and upscale restaurants. Downtown Saratoga's bars and breweries offer lively nightlife. "Caroline Street has always been the bar street," Mastrangelo says. “In the summer, they shut it down to traffic because it gets so busy.”
Small boutiques sell everything from handmade jewelry to horse-racing memorabilia. National retailers include Chico's and Athleta. Big-box stores surround Wilton Mall, which has over 70 shops and restaurants and is less than a mile outside the city.

Green spaces, mineral springs and Saratoga Lake
More than half of the city’s namesake springs are found throughout Saratoga Spa State Park, which also has trails and grounds that include a children's museum, playgrounds and an 18-hole golf course. Congress Park is a well-maintained park with a tranquil duck pond, paved paths and a former casino that has turned into a local history museum in the heart of downtown. Both the east and west sides of town have separate recreation centers with amenities like sports courts, a community pool and a skate park.
Five miles from downtown, Waterfront Park hugs the banks of Saratoga Lake. A small open green space offers pristine waterfront views, while a boat launch for nonmotorized vehicles welcomes kayakers and paddleboarders. There is also a shallow area for swimmers. Down the road, Saratoga Lake Marina caters to motorized boats and is the headquarters for the Saratoga Rowing Association. "We're also right by the Adirondacks," Mastrangelo says, where scenic vistas, miles of hiking trails and campgrounds await.

Highly rated public schools and Skidmore College
The Saratoga Springs City School District is one of the most sought-after districts in Upstate New York, receiving an A-minus rating from Niche. The district includes six elementary schools, one middle school and one high school. "We have highly rated schools, so most students attend public schools,” Mastrangelo says.
Saratoga Springs is also home to Skidmore College, where a pristine campus unfurls along the northern end of Broadway, marking the boundaries of the city limits. Skidmore also has its own equine facilities, including a stable where students can board their own horses at school. Horses are also available to the public for riding lessons.

Only 35 miles to Albany
Capital District buses take riders to the main destinations in Saratoga Springs, such as the race course, the performing arts center and Saratoga Hospital, which is affiliated with Albany Med and some of the Capital Region's largest health systems. The Saratoga Springs Amtrak Station, also on the bus line, is just west of downtown. Buses also run to and from Schenectady and Albany. Interstate 87, U.S. Highway 9 and state Route 50 are the main roads connecting Sarasota Springs to Albany, a 35-mile drive, and Schenectady, 25 miles away. Albany International Airport is also 30 miles south.
