What homes look like and cost in Victory Heights

You can find one-story houses from the 1940s through the 1960s in Victory Heights, including cozy bungalows, charming Minimal Traditionals and classic ranch-style homes. They sit on grassy lots with palmetto trees and mossy oaks. Street parking is common, though many homes have driveways and carports.

Prices can range from the low $200,000s to the high $300,000s, with a median single-family home sale price at $275,000. Housing prices are typically on par with nearby Avondale and lower than in Oakland Park-Northgate-Eastgate and Live Oak . Homes in Victory Heights have been renovated to varying degrees; some are move-in ready, while others need work. The neighborhood also has rental properties and apartments. “Victory Heights has been predominantly rentals for a long time, but it’s become more owner-occupied as values go up,” says Peter Nelsen , associate broker at Seabolt Real Estate and a longtime Savannah resident. “Owners can still buy a relatively good-sized house and renovate it, and young people have the ability to buy a home with a yard.”

Nearby big-box stores, groceries and local restaurants

“The neighborhood is close to a lot of great shopping and dining areas,” Nelsen says, pointing out access to restaurants on Victory Drive and those in nearby Thunderbolt.

Near the neighborhood, at East Victory Drive and Skidaway Road, there’s a large commercial area where you can find big-box retailers like The Home Depot and Target, a Kroger grocery store and several restaurants. Local favorites include Sisters of the New South, a soul food spot with a daily menu, and The Breakfast Place. A movie theater and a gym are also in this area.

In Thunderbolt, restaurants have a rustic feel. Tubby’s Tank House Thunderbolt offers a beachy vibe, with exposed wood paneling, outdoor seating and views of the Wilmington River. Finches Sandwiches and Sundries is a casual, pet-friendly sandwich shop where diners sit at umbrella-covered picnic tables, and Erica Davis Lowcountry serves classic Carolina cooking.

Parks, playgrounds and community events close to home

Victory Heights Park, a small green space, is within walking distance for most residents. It has a playground, a grassy area, a picnic spot and a spray pool for kids in the summer. The Victory Heights Neighborhood Association is voluntary, so you can decide how involved you want to be in the community. An active neighborhood Facebook page keeps residents up to date on what’s happening around Savannah, while local events, like a Christmas parade and Halloween trick-or-treating, bring neighbors together year-round.

For more outdoor space, Daffin Park is a short drive west. It’s home to Grayson Stadium, where the Savannah Bananas play, and public athletic facilities, including multipurpose fields and a swimming pool and basketball, volleyball and tennis courts. It also has a playground and walking trail.

Zoned for SCCPSS schools with Savannah State next door

The Savannah-Chatham County Public School System serves Victory Heights. . Students in the neighborhood are zoned to attend Juliette Low Elementary School, John W. Hubert Middle School and Sol C. Johnson High School. The district also offers school choice, allowing students to apply to schools outside their zoned schools.

Savannah State University, Georgia’s oldest public historically Black college and university, is about 2 miles south of the neighborhood on roughly 200 acres. About 3,000 students attend the university, which offers notable programs in business administration, biology and journalism.

Easy access to downtown and beaches

"Proximity is a big draw,” says Realtor Tom Oxnard with Keller Williams Realty, who has sold homes throughout the city. “Victory Heights is about a 10-minute drive to downtown; on the flip side, it’s 15 or 20 minutes to the beach.” Here’s what to know about transportation in Victory Heights:

  • Route 80, or East Victory Drive, one of Savannah’s main east-west thoroughfares, runs through the neighborhood.
  • An entrance to Harry S. Truman Parkway, the city’s primary north-south thoroughfare, is just outside the neighborhood.
  • Chatham Area Transit buses stop on East Victory Drive and on Bonaventure and Skidaway roads.
  • Downtown Savannah is about 3 miles away.

Flood risk varies by address in Victory Heights

The eastern and western parts of Victory Heights are FEMA-designated flood zones. Some addresses fall within high-risk areas, and federally backed mortgages there require flood insurance. Some houses sit in lower-risk areas, and homes in the middle of the neighborhood are not in a flood zone.
