Classic coastal living in Seaside Heights

Situated between Barnegat Bay and the open waters of the Atlantic Ocean, Seaside Heights emulates the iconic lively beach town ambiance when one thinks of the Jersey Shore. First incorporated in 1913, Seaside Heights is the most popular tourist destination amongst the cluster of communities along Island Beach. “There are probably about 15 different beachfront communities along this tiny strip of land that offer different experiences, says Matthew Schlosser, president of Schlosser Real Estate, with over 20 years of experience in the industry. “Seaside Heights is known for its boardwalk, while others offer quiet retreats,” Schlosser says. Other nearby communities that call this small peninsula home include Seaside Park, Lavallette and Ortley Beach. With an emphasis on outdoor recreation and a slogan promoting family fun, Seaside Heights offers both peaceful retreats and endless entertainment.

Retreats on the beach

Outdoor retreats are at the forefront in these coastal communities, whether tanning or fishing along the beach, boating around the bay, or exploring the uninhabited Island Beach State Park. The state park boasts quiet, white sandy beaches and an array of wildlife. Locals here can spend their days fishing for striped bass, swimming and windsurfing, biking along the 8-mile main road or hiking and horseback riding on one of the many trails. Smaller bayside neighborhood parks include Lake Avenue Playground and Beach - featuring a playground and basketball court - and Carteret Avenue Playground, which offers not only a playground but a new outdoor fitness station for easy afternoon outings.

Condos, bungalows and multimillion-dollar homes

The peninsula is home to various architectural styles in almost every price range, whether that’s a modest condo, classic beach bungalows or luxury custom-built homes. Those looking to spend all their time on the beach can opt for a small condominium, with prices ranging from the $200,000s to the upper $700,000s for a 2,100 square foot three-bedroom unit. Smaller single-family homes consist of varying bungalows, Cape Cods and ramblers that range from the $500,000s to the $700,000s, while multimillion-dollar homes are the norm. A six-bedroom, oceanfront property can go for just over $2 million, with prices reaching as high as $7 million for a nine-bedroom, nine-bath Nantucket-style home with wood shingles and a private boat lift.

Restaurants with waterfront views

Like most beach towns, Seaside Heights’ boardwalk is peppered with shops, restaurants, and entertainment options like Lucky Leo’s Arcade. Boasting oceanside views, locals can head to The Sawmill for classic American fare and a frozen cocktail. Samara Grill is another fan-favorite, featuring authentic Mediterranean cuisine, while other spots serve refreshing smoothies and acai bowls. Those looking for a laidback ambiance can check out Heavy Reel Brewing’s long list of craft beers before perusing the treats at Van Holten’s Sweet Shop. ACME Markets and Pharmacy are close by for grocery runs.

A full calendar of events along the shoreline

Although this coastal community’s population skyrockets throughout the summer, various events, such as 5K runs in September and February, are held year-round. In the summer, locals can catch a flick every Sunday at dusk along Fremont Avenue beach during the Movies on the Beach series. The Seaside Park Farmers' Market is open Mondays and Fridays from the end of May to the beginning of September, offering shoppers a chance to stock up on locally grown produce and other goods, as well as plenty of food trucks on-site for tasty nibbles.

Getting around town on Route 35

Two routes lead to the peninsula – New Jersey Route 37 provides the most direct route, crossing over the Thomas A. Mathis Bridge directly into town. Those from Bay Head can head south along New Jersey Route 35, the only roadway through town. Significant thoroughfares like the Garden State Parkway are easily accessible heading inland, while the Atlantic City International Airport is about 40 miles away. In emergencies, the Community Medical Center is the closest general hospital in Toms River, about 8 miles away.

Coastal flooding considerations

Like any coastal community, locals must be prepared for the inevitable – flooding. Although long-term mitigation efforts are in effect to prevent back-bay flooding, such as widening the beach and recreating a living shoreline with seaweed to decrease the impact, flood insurance is a must for residents.

Reeds and banks are often the last line of defense against flooding in Seaside Heights.
