On the slopes of Lake Washington
Chief Leschi led the Nisqually Indian Tribe from 1808 to 1858. The tribe inhabited the area of land from Seattle to Tacoma, surrounding the Puget Sound and Lake Washington. Today, the neighborhood of Leschi is known for its scenic views of Lake Washington and lakefront homes. Properties range from two-bedroom condominiums all the way up to modern lakefront mansions. With an average price of $1.4 million, Leschi is a popular location for affluent homebuyers who are willing to spend the extra money for the picturesque location. Realtor Deidre Hicks of Berkshire Hathaway has sold almost $20 million worth of property in the Seattle area. “People love to ride their bikes around Lake Washington,” Deidre says. “Every August there is a Seafair Hydroplane race on the Lake that is a major event.” The streets are lined with fir and hemlock, while Sailboats are tied down to public docks along Lakeside Avenue. The town is fewer than 3 miles from downtown Seattle, and residents have access to above average schools in the Seattle Public School District.

Lakefront abodes and dense canopies
Mid-Century and contemporary Modern houses cut through the hills of Leschi with sharp lines. These houses generally feature geometric facades with long panes of glass and black metal frames. A recently listed modern mansion features lake front property and a pool for $10 million. The heavily sloping landscape combined with dense foliage provides residents ample shade cover. Some roads are almost entirely covered by a canopy of trees, which creates a tunnel-like effect. While the streets are narrow, the absence of arterial roads prevents the type of traffic congestion found in many other Seattle neighborhoods. In addition to a variety of modern homes, there are also traditional cottages and bungalows available. Houses range in price from $750,000 to well over $2 million, with a median price of $1.1 million. A recently sold modern-Craftsman bungalow closed for $1.5 million and is representative of the market average.

Leschi is part of the Seattle Public School District. Leschi Elementary is conveniently located within the neighborhood and earns a B-minus rating on Niche. Meany Middle School gained its namesake after Edmon Stephen Meany, a professor of Botany and a Washington state legislator during the turn of the century. The school is located fewer than 3 miles from the neighborhood and earns a B-plus rating on Niche. For upper school, Garfield High School teaches 1,675 students and scores an A on Niche. The school is known for having a policy debate program which competes against other schools across Washington. 70% of Garfield students go on to attend four-year colleges after graduation.

The heart of Leschi runs along Lakeside Avenue, a charming waterfront street with plenty of restaurants and shops. U.S. Route 90 runs along the southern border of Leschi and is the neighborhood’s only major road. The Port of Seattle is a major driver of commerce for the entire region of northwest America. I like the neighborhood feel being so close to the city. It's on a weird divide between a very affluent and an underserved area, so there are a lot of people with very different backgrounds all in the same place. While it's super close to a lot of things & has great direct routes downtown, to the transit station, & to the u district, bus service to some areas (cap hill/pike-pine/broadway) could be improved.
