Minor, a college neighborhood

Homebuyers are drawn to Minor for its walkable access to diverse dining, a thriving community center and multiple public greenspaces. Residents can also access professional sporting events and museums throughout the city via foot travel, light rail and car. “The area, commonly referred to as Central District, is within proximity to restaurants, shops and nightlife around that area and Capitol Hill. It is also within easy access to Downtown Seattle, making it close to a number of employers,” says Realtor Adrian Chu, who sells houses in the Minor with Specialty Real Estate Group. Seattle University is located within Minor. The private Jesuit school has about 4,300 undergraduates and 2,750 postgraduates. Some residents work at the Swedish Hospital – First Hill Campus bordering the community.

Turn-of-the-century houses and newer builds

“The most recent figure for average days on the market in that zip code is 11 days,” Chu says. Homebuyers can purchase a one-bedroom early-2000s condo for between $375,000 and $425,000. A three-bedroom turn-of-the-century bungalow sells for between $740,000 and $1.1 million. Assessors value four-bedroom early 20th-century Arts and Crafts-style homes at between $1 million and $1.5 million. Minor is near other sought-after neighborhoods like Capitol Hill and Madrona. “Home prices are slightly lower compared to Capitol Hill and Madrona but higher than other areas south of it,” Chu says.

Public schools within walking distance

Many local children attend Bailey Gatzert Elementary School, which has an 11-to-1 student-teacher ratio and a C-plus Niche rating. Students at the Seattle World School are 15% proficient in reading and math. The school serves grades middle and high school students and has a C-minus Niche rating. Teens often move on to O’Dea High School, which has a 100% graduation rate and an A Niche rating. All schools are accessible via sidewalk.

Local restaurants and bars

Residents can walk to the area’s shopping and dining locations. Many locals start their days at Bequest Coffee on East Madison Street. Otherworld sells fine wines. People eat steak fajitas and refried beans at El Gallito. On East Jefferson Street, folks scoop up meat and vegetable stews with injera bread at Zobel Ethiopian Cuisine. Nearby, L’Oursin serves dishes like steak tartare and gnocchi Parisienne. Folks shop for their own cooking ingredients at the Trader Joe’s on East Madison Street. People visit Cennamo Woodwinds on 22nd Avenue to have their musical instruments repaired. Some residents visit restaurants and bars in the Capitol Hill neighborhood to the north. A YMCA, a community center and professional entertainment

The Langston Hughes Performing Arts Institute on 17th Avenue South hosts events such as musical performances and readings celebrating the art and culture of the Black diaspora. There is a YMCA on 23rd Avenue where locals exercise, swim and practice yoga. Garfield Community Center on Cherry Street offers programs such as knitting clubs, after-school hangouts and hip-hop spin classes for young children and teens. Residents visit the Central Cinema on 21st Avenue to watch films while eating pizza and drinking draft beer. They drive 2 ½ miles southwest to see the Mariners play at T-Mobile Park or the Seahawks play at Lumen Field. Folks go a mile west of Minor to the Frye Art Museum to view modern and contemporary works by artists like Franz Von Lenbach, Christina Quarles and Cauleen Smith. The Paramount Theatre, which is 1 ½ miles to Minor’s northwest, hosts comedians like Jim Gaffigan and Jon Batiste.

Greenspaces for athletics and gardening

Community members garden at Horiuchi Park on Boren Avenue. Residents visit Garfield Playfield to play softball, football and tennis. The park also allows visitors to barbecue. The Japanese American Remembrance Garden on 12th Avenue memorializes Japanese Americans imprisoned in internment camps during World War II.

Getting around Minor and Seattle

Public bus stops are on East Madison Street, East Union Street, Yesler Way and East Jefferson Street. Residents catch the light rail at the intersection of 14th Avenue and Washington Street to get around Seattle. People travel 1 ½ miles west to Downtown Seattle via East Jefferson Street. They drive 34 miles south to Downtown Tacoma via Interstate 5.
