Brand new in the 2000s, brand new again
Set in southeast Seattle along curving streets, NewHolly is a neighborhood that's been reborn more than once. Originally part of the 1940s housing boom, it later became a public housing development through the Seattle Housing Authority (SHA). Originally named Holly Park, the SHA rebuilt the area in the mid-1990s to take on a mixed-income identity as "NewHolly" and marketed as Seattle's first new neighborhood in 50 years. Today, a variety of housing styles and new construction provide options for both buyers and renters.
SHA, community benefits and resources
The neighborhood retains a mostly residential presence while offering amenities and community resources. The SHA's property types are divided into approximately equal numbers of low-income rentals, market-rate rentals, and privately owned homes, for a total of about 1,400. Senior housing and assisted living are available at a range of income levels. The wait time for rentals can take years.
NewHolly's Neighborhood Campus is within walking distance of homes. It offers facilities and services, including NewHolly Learning Center, a branch of the Seattle Public Library, a preschool, youth tutoring, employment programs and classrooms for South Seattle Community College. The NewHolly Art Tour stops at several murals, decorative crosswalks, and areas with landscape and infrastructure upgrades.
Othello and Beacon Hill Stations, buses, airports
There are numerous bus stops, including those on Martin Luther King Jr Way. The refillable ORCA card is useful for quick transactions on Seattle's public transportation. Sound Transit light rail stations close by, such as Othello and Beacon Hill, provide direct routes around the city. The proximity to light rail is one of the neighborhood's highlights. "Now the light rail can take you north, south, to the airport, over to the east side and down to the stadiums," says Danny Fung, a broker at John L. Scott, Inc., who grew up in nearby Beacon Hill and has decades of experience. He goes on to mention T-Mobile Park for Mariners games and Lumen Field for Seahawks football, Sounders soccer and more.
There are plenty of ways to get around. "People are walking or biking. There are a lot of bike lanes and bike trails," Fung says. Interstate 5 is close for those driving, and the trip to Downtown Seattle is about 7 miles. It's about 8 miles in the opposite direction to Sea-Tac, Seattle-Tacoma International Airport. Even closer, though used for private and corporate flights, is King County International Airport. Known by some as Boeing Airfield South, the airport's proximity to South End neighborhoods means planes are often sighted overhead, and some air traffic noise is to be expected.
Lower real estate prices, HOAs, U-Lex
Homebuyers can choose from single-family homes and townhouses built in the 2000s. The homeowners association fees average about $80 monthly for single-family homes, whereas townhouses and condo fees run $400 to $550. As a mixed-income public housing community, the neighborhood tends to have lower prices than nearby areas: $500,000 to $720,000. New construction includes cooperative housing like the 68-unit U-Lex, where a one-bedroom runs about $62,000, a two-bedroom costs $80,000, and a three-bedroom costs $91,000.
Shops and eats on Martin Luther King Jr. Way
For shopping or a bite to eat, options are found along Martin Luther King Jr Way. King Plaza Shopping Mall has an assortment of businesses. Diverse restaurants include those with Vietnamese, Cajun and halal cuisine. Hoang Lan has been hailed as one of the city's most excellent eateries for Vietnamese dishes. Those planning to cook at home might stop by Ba Mien Seafood Market, East African Grocery, Phnom Penh Market, Thành Phát Tài Market or Safeway, depending on the recipe.
Van Asselt Playground Park and Community Center
Parks are nicely distributed throughout the neighborhood, giving residents access to a green space close to their doorsteps. "There are a number of parks within a half-mile of each other," Fung says, recalling that he played at Van Asselt Park as a child. Together, Van Asselt Playground Park and Van Asselt Community Center are a hub of outdoor and indoor activities. Community center programs include daily pickup basketball, Zumba and tot gym. Activities fill up quickly, as in the case of senior pickleball, a game that always has willing participants waiting to take their turn. Opportunities change during the year, though some programs are year-round. In the summer months, the outdoor wading pool is open daily. There's access to the paved, multiuse Chief Sealth Trail, which, over about 4 miles, connects Beacon Hill to the Rainier Beach area, with mountain views along the way.
A top-20 school district in Washington
Public schools in highly rated Seattle School District include Wing Luke Elementary, with a B-plus grade from Niche. Mercer International Middle has an A-minus and offers dual language programs in Mandarin and Spanish. With a B grade, Rainier Beach High is listed by Niche as the No. 5 standout high school in the state. A-plus Raisbeck Aviation High School is within the Highline School District, but students from throughout the greater Puget Sound area can apply to attend through a lottery system.
