North-central neighborhood adjacent to Green Lake with views of Puget Sound and Olympic Mountains

Phinney Ridge is home to over 10,000 residents and earns an A-plus rating from Niche as the second-best neighborhood to raise a family in Seattle, with public schools, nightlife, outdoor activities and commuting earning the highest accolades.

Cozy, hilly streets are lined with wide sidewalks shaded by trees and shrubbery, allowing locals to navigate the community if they don’t want to drive. The housing stock in Phinney Ridge is comprised of condos but is primarily dominated by single-family homes such as Seattle's signature Craftsman-style bungalows, most elevated off the roadways. Prices for condos begin in the upper $400,000s, but single-family homes climb into the millions. Craftsman bungalows with up to 2,800 square feet of living space can reach up to $1.5 million. The market moves faster than the national average as listings sell after 21 days on average, while the national average is 42 days, and the average sale price sits at a little over $1 million.

Top-rated schools and post-secondary educational opportunities

Students commence their education at West Woodland Elementary and then move on to Hamilton International Middle or Robert Eagle Staff Middle. Children then ascend to Ballard High. All the schools score an A on Niche, with Ballard offering clubs, an athletic program with varsity and club-level teams, and students proudly holding a 92% reading proficiency rate. The University of Washington is just a few miles away from the community. UW is a public research university that was established in 1861. The over 700-acre campus offers students over 180 majors and was ranked as the no. 1 Undergraduate Entrepreneurship Program in the West by Entrepreneur Magazine.

Woodland Park Zoo and Green Lake keeps residents engaged

Woodland Park Zoo is a popular destination for tourists and Seattleites. The zoo is home to more than 1,000 animals of 300 different species and offers educational opportunities and community events. Woodland Park is divided into two by Aurora Avenue North, and while the west side is mainly made up of the zoo, it also includes the park’s rose garden and picnic area. The east side of the green space is south of Green Lake Park. It's an excellent spot for a picnic and also offers walking pathways, playing fields, tennis courts, lawn bowling and a wooded off-leash dog park.

“In addition to the zoo, Phinney Ridge residents like to visit Green Lake, especially for its amenities like its walking and biking loop,” said Rachel Schulkin, Public Relations Manager of Seattle Parks and Recreation. “There are water activities such as swimming, rowing and sailing classes at the sailing center. There is lots of wildlife, and where a variety of cultures come together through our annual events.”

Community events in Ballard and locally owned businesses with the community

Phinney Ridge’s proximity puts residents minutes away from plenty of the city’s entertainment. In addition to the amenities in Green Lake, residents can visit neighboring Ballard, which has the city’s only year-round farmers market every Sunday from 9 a.m. to 2 p.m., and it hosts the Ballard Seafood Festival every July.

Residents can pick up their weekly grocery staples at Ken’s Market, one of the few Seattle businesses with a Phinney Ridge location. Another popular business is Rudy’s Barbershop, which opened its first location in the Capitol Hill neighborhood in 1993 and now has locations across the West Coast and New York. For a night out, residents can check out Oliver’s Twist for a cocktail or a classic grilled cheese, or for a more casual evening, Windy City Pie brings the taste of the Chicago-style deep-dish pizza to Seattle.

Getting around town

RapidRide bus stops can be found along Wallingford Avenue, which residents can take to get to Downtown Seattle. The closest Link Light Rail stop that head to Downtown Seattle is in the University District, or “U-District” as the locals call it, which is located near the University of Washington. Phinney Ridge has plenty to do within the neighborhood and nearby communities and offers exceptional views of the Puget Sound and Olympic Mountains.

The area has some of the best selection of outdoor activities such as skiing, cold water scuba diving, kayaking,sailing and bike trails. There are also lots of local county and state parks, fabulous national parks.

Seattle is THE city for dogs as it is very pet friendly. There are more dog owner than there are people with children. Seattle is still very provincial in that it tends to be very insular. People are not very out going regarding engaging with people outside of their social network be it work or club/ group affiliations. A sense of community is not very strong but in pockets through out the different neighborhoods of the city. It's a city in transition from being a big city/ town to a major port city on the pacific rim that has come into the forefront as a major destination...all within a timespan of 20-25 years.

There are several wonderful bars & restaurants in my neighborhood that are welcoming and offer delicious food & beverages. There are a lot of mom-and-pop shops, which is one of the things that I love most about where I live.
