Phinney Ridge, a north-central Seattle neighborhood, is in a great location for westward views of Puget Sound and the Olympic Mountains. The area is known for the Woodland Park Zoo, which is nearly 100 acres. Although it has some slopes, Phinney Ridge is highly walkable. It's also within a couple of miles of other popular and walkable neighborhoods, like Green Lake, Ballard and Fremont . Phinney Ridge is a family-friendly community with top-rated public schools, lots of outdoor sites and diverse shopping and dining options.

Vintage bungalows are common, though there also is new construction

Single-family homes, including early 20th-century Craftsman bungalows, are the most common type of housing. There also are newer houses, including some built in the 2020s. Prices range from the low $500,000s to nearly $3 million. The low end includes older homes under 1,000 square feet, while the high end corresponds to both vintage and new houses of over 3,000 square feet. The median sales price is $1.3 million. Condos and townhomes have a similarly wide range of prices, though they max out around $1.5 million. Many lots are elevated, with homes set back from the street. People park in driveways, garages or on the street.

You can get around by highways, buses or bicycles

State Route 99 (Aurora Avenue) runs along the east side of the neighborhood. "It can get you out of Seattle in a heartbeat, it's the fastest way to move through the city," says Anna Schwartz, a Realtor with John L. Scott - West Seattle. Interstate 5, a little farther east, is another efficient route for travel north or south.

The commute to Downtown Seattle, located about 6 miles south, can take 15 minutes, although that can increase with traffic. "The area is also very well connected if you want to use public transit," Schwartz says. A bus ride can take less than 30 minutes on the King County Metro RapidRide E Line. For those who prefer to cycle, bike lanes are available on streets such as Phinney Avenue North, North 50th Street and Linden Avenue North.

Spend time outdoors at the zoo, parks, lake and community garden

Among the many outdoor amenities in and around Phinney Ridge are:

  • Woodland Park: large zoo, rose garden, dog park, skate park, sledding hill
  • Phinney Ridge Playfield: playground, tennis courts, basketball hoop
  • Phinney Ridge P-Patch: community garden nicknamed Billy Goat's Bluff, with a waitlist
  • Green Lake Park: trail loop, swimming, tennis courts, sailing center and dog park
  • Greenwood Park: trails, playground, multiuse fields often used for soccer
Special events include the zoo's winter light festival, WildLanterns, and ZooTunes, a summer concert series. In December, Green Lake Park's Pathway of Lights illuminates the trail loop, and the Summer Extravaganza Regatta in August brings out hundreds of competitive rowers

Trendy Greenwood and Phinney avenues for independently-owned shops

Schwartz describes Phinney Ridge as a small pocket of Seattle with its own heart and a good mix of people. "No matter your life stage, there's a lot to do," she says, explaining that the neighborhood offers everything from family-oriented parks and restaurants to more of a nightlife scene, with bars and taphouses. And it's generally all within walking distance.

"The main drag is Greenwood Avenue …. It's a very hip place to be — it has the cool-kid stuff." Highlights include Ken's Market, a longtime neighborhood spot for groceries; Greenwood Hardware, which has been open since 1948; and Sophon, offering upscale Khmer cuisine. Below North 67th Street, Greenwood becomes Phinney Avenue N, which has Oliver's Twist, offering small plates and craft cocktails; The Daily Planet, specializing in antiques and collectibles, and Sweet!, a bakery and dessert shop.

Phinney Neighborhood Association and Phinney Center boost community

The Phinney Ridge and Greenwood, collectively known as PhinneyWood, benefit from the Phinney Neighborhood Association (PNA). The association consists of members from numerous households and businesses. The PNA operates several community sites and two preschool co-ops. The Phinney Center, in an easy-to-spot blue building, offers educational, fitness-focused and fun classes and activities. The PNA promotes free or affordable social services and provides specific programming for youth and seniors.

A variety of events encourage social and cultural connections

The Phinney Center and PNA bring the community together through events like:

  • Phinney Farmers Market: on Fridays from June through September
  • PhinneyWood Pride Rainbow Hop: LGBTQIA+ celebration in early June

  • Cultural celebrations: Lunar New Year, the Holi Festival of Lights and Dia de los Muertos

Kids may enroll in the area's top-rated public schools

The area is zoned to the Seattle Public Schools district, which includes top-rated schools such as Hamilton International Middle School, which offers the International Baccalaureate Middle Years Programme, as well as Ballard High School and Lincoln High School. Enrollment choice options are available through district applications.

For a medium size city, the crime rate is not too bad. Mostly home robberies but violent crime is down.

The housing option in Seattle in terms of affordability are very slim. Housing rents have jumped and homes sales are competitive in the right neighborhoods and expensive with property taxes climbing. Seattle is no longer affordable for the middle class / working class as the housing cost take at least 1/3 - 1/2 of a single persons income at least for a desirable location. Two live cheaper than one but it still takes a chunk of your income.
