Riverview is a West Seattle neighborhood bordered by the city's largest contiguous forest, the West Duwamish Greenbelt. The greenbelt, along the east of the neighborhood, is beside the Duwamish Waterway, and both are named after a tribe with deep roots in the region. There's a mix of outdoor spaces, suburban-style residential streets and proximity to industrial areas. Although it's on a peninsula, Riverview has easy access to Downtown Seattle, about 7 miles away.

In Riverview, owner-occupants are more prevalent than renters, and there's high home demand versus availability. Single-family homes include early 1900s bungalows, midcentury ramblers and contemporary homes built in the 1970s through the 2020s. Homes under 2,000 square feet are typically in the high $400,000s to mid $800,000s. Houses that span more in square footage can go up to $1.4 million.
The cost of living in Riverview, which has a median home sales price in the $800,000s, is a little more expensive mortgage-wise than other parts of West Seattle, such as South Delridge and Highland Park. The Seattle Public Schools district serves the area, with highly rated schools such as Denny International Middle School and Chief Sealth International High School, which share a campus. It's possible to apply for the district's choice options, such as Pathfinder K-8, which specializes in art, physical education and music.
Graduates sticking close to home might attend South Seattle College. The community college, a prominent employer, also offers amenities such as an arboretum and the Seattle Chinese Garden. The garden, which has ponds, bamboo groves and is dog-friendly, also hosts World Tai Chi Day in the spring.
Public schools include Captain Stephen Sanislo Elementary School.
Denny International Middle School shares a campus with Chief Sealth International High School.

Industrial-adjacent, but with walkable, suburban-style streets
Riverview is adjacent to North Delridge. "It's Delridge-ish [...] you're leaning into the industrial area," says Marcel Kluetz, a broker with Compass. Many of the industrial businesses are to the east, across the greenbelt and West Marginal Way. Outside of that area, there's a more suburban feel: the streets are quiet, walkable and bikeable, with trees, greenery and sidewalks. The main arteries are 16th Avenue and Delridge Way Southwest; however, depending on your address and destination, there may not be through streets to quickly reach them. As a result, driving may be a farther trip than if you were walking and took one of the trail segments off Southwest Graham, Juneau or Brandon streets.
The drive downtown can take 15 to 30 minutes, depending on traffic. Additionally, state Route 99 and Interstate 5 are both within a mile of the West Seattle Bridge.
Public transportation includes Metro's RapidRide buses
Though many people have cars, there's also access to various forms of public transportation.
King County Metro buses run on several routes, including the RapidRide C and H lines.
Downtown commute by bus is roughly 30 minutes, though traffic or transfers add time.
Light rail from the West Seattle Link Expansion is expected in North Delridge by 2032.
The Seattle-Tacoma International Airport, or Sea-Tac, is about 9 miles south of Riverview.
The trip to the airport is fast and convenient, according to Kluetz. "And you don't have overhead noise because the flight path is over the center of the city — you have the luxury of having it close by without the commotion."

Hike, play sports and enjoy West Duwamish Greenbelt scenery
The West Duwamish Greenbelt is the city's largest contiguous forest. Within its 500 acres, a trail network is available, and sites to linger include Pigeon Point Park, Puget Park and the Heron's Nest Outdoor Education Center. The greenbelt is a habitat for creatures such as foxes, hawks, bald eagles and red-legged frogs. Adjacent to the greenbelt is the Riverview Playfield, with a playground, a basketball and tennis courts and several athletic fields.
Delridge community spots within several miles include the public West Seattle Golf Course, the Youngstown Cultural Arts Center, and the Longhouse and Cultural Center, which promotes tribal heritage and hosts events such as the annual Native Art Market. The Arts in Nature Festival, inspired by Duwamish culture, is held in August at Camp Long.

A bit farther west, California Avenue and Alaska Street are part of The Junction, a trendy district with shops like Easy Street Records & Cafe, the Antique Mall of West Seattle and the Pegasus Book Exchange.

We mostly get all four seasons. The past few years in this area we haven't been getting a lot of snow and in turn have had dry summers but other than that, the weather is great!

Most of the employment opportunities around here are entry level jobs. However, that doesn't mean that they are easy to get a hold of. If I wanted to get a better paying job, in the field that I am in, I have to venture out a little bit.

The nature around the area I live kinda sucks but drive about 5 to 10 minutes away and you can find outside activities you are looking for.
