West Seattle anchored by a shopping center
Tucked away in West Seattle, Roxhill offers both vintage and brand-new homes, outdoor spaces and suburban amenities. "Roxhill is small. It's anchored by that shopping center," says Jim Pullin, managing broker at Skyline Properties. The neighborhood is located halfway between Downtown Seattle and Sea-Tac airport, each about 7 miles away. "The name Roxhill is not commonly used. Most people might say Westwood or just West Seattle," Pullin says.
Westwood Village and 35th Ave. stores
Westwood Village shopping center is a prominent feature of the neighborhood, giving residents access to chains like Target and QFC supermarket. Smaller spots include Tony's Market and some convenience stores.
There aren't a ton of dining options in Roxhill, though some are found along 35th Avenue. The Birdhouse has coffee, pastries and other breakfast and lunch specialties. "It's walk by only, there's no seating, but people go there because the sandwiches are really good," says local Ross Bevilacqua. Another spot for sandwiches, right next door, is Banh Mi XO. "It's Vietnamese — an excellent mom-and-pop; they bring people from other parts of town." Watching the game is a must at The Westy, which offers spirits and pub fare.
At Westwood Village in the Roxhill neighborhood, you can find plenty of retail options.

Southwest Branch library, coworking space
The Seattle Public Library's Southwest Branch, located on 35th Avenue, includes a Spanish language collection and offers events like author readings, baby storytime, crafternoons and free tax help.
For those working remotely, West Seattle Coworking is just down the street. "We build a lot on the community feel," says Bevilacqua, who is the owner of the business. "Traditionally, in coworking, you get people from everywhere. But people who come here are people who live in the neighborhood and want to stay in the neighborhood. So, we create lots of small events, lunches, happy hours, and get-togethers to foster that community."
The Southwest Branch of the Seattle Public Library is a convenient spot for Roxhill locals.

Roxhill Park, playgrounds and sports
Roxhill Park's castle-themed playground is a top pick. "It's good for children; the playscapes are nice, and there are a couple of fields and a skatepark," Pullin says. EC Hughes Playground is an expansive outside space with a spray park for summertime cool-downs.
Off Thistle Street are the Nino Cantu Southwest Athletic Complex, Southwest Pool, Southwest Teen Life Center and A.T. Milo Park. Nearby, set along Puget Sound, is the 135-acre Lincoln Park, a place to take in nature along the pathways. It's about 5 miles from Roxhill to the popular Alki Beach, located toward the top of the peninsula. Alki is where people go for a sandy shore and California vibe.
West Seattle Golf Course, a public facility, is a few miles to the north. It has a banquet hall and the Fox Den Grill.
Young adventurers can play in the castle themed playground at Roxhill Park.
In addition to a playground, Roxhill Park also has a skatepark along with other amenities.
Some folks like to play some soccer at Roxhill's Nino Cantu Southwest Athletic Complex.

Bungalows, ranch-style and brand-new homes
The majority of homes are single-family, including 1920s-1940s bungalows as well as midcentury ranch-style homes. Many have undergone renovations that give them a revamped yet traditional charm. Typically, sales prices span from $500,000 to $900,000.
"The neighborhood is up and coming; it's a new frontier in terms of housing," says Bevilacqua. Newly constructed homes in Roxhill include up-to-date modern features; some have open-concept layouts and electric vehicle chargers. Styles include modern farmhouses, cottages and contemporary minimalistic townhouses. Prices generally stay between $515,000 to $750,000, but there are more expensive examples.

Roxhill Elementary, immersion programs
Public schools include Roxhill Elementary, with a C-plus grade from Niche, and within walking distance of many homes. Denny International Middle, B, has dual language immersion, a lauded music program and is a Reading Workshop School in collaboration with Columbia University. Chief Sealth International High School, B-plus, offers immersion in Spanish, Vietnamese, Amharic/Oromo and Somali/Amharic. Denny and Chief Sealth share a campus and partner on some performing arts and music programs.

RapidRide C Line bus, ORCA cards
It's only about 7 miles to Downtown Seattle. West Seattle's suburban environment offers proximity to the heart of the city without the negatives. "It's a quieter area; we don't have the crazy traffic problems they have in other neighborhoods," Bevilacqua says.
Bus service is available, including the RapidRide C Line. The refillable ORCA cards work for Seattle public transportation. To embark on a trip across the Sound, The Fauntleroy Ferry Terminal is a couple of miles west of Roxhill.
Major roads nearby are state Routes 509 and 99 and Interstates 5 and 90. It's about a 7-mile drive to Sea-Tac, Seattle-Tacoma International Airport. The future holds more transportation options for the area, as the West Seattle Link Expansion light rail line is expected to open in 2032.
The Fauntleroy Ferry is only a few minutes of a drive away from the Roxhill neighborhood.
Locals can watch the ferries come and go across the Puget Sound at Lincoln Park.
