Roxhill is a West Seattle neighborhood anchored by a shopping center
Tucked away on the West Seattle Peninsula is Roxhill, a small neighborhood anchored by the Westwood Village shopping center. Some people use the name Westwood to refer to the area as a whole. There's a mix of mostly modestly sized vintage and new homes, a suburban feel and plenty of outdoor amenities close to home. Downtown Seattle is about 8 miles away, and it's roughly 12 miles to the Seattle-Tacoma International Airport.

Housing options range from early to mid-20th-century bungalows and ramblers, to some newer construction, including modern farmhouses, contemporary cottages, condos and townhomes. Single-family homes make up the majority and range from the low $400,000 to over $1.4 million. Some at the low end of the price range are under 800 square feet.
Davey Wilde, a Realtor with Compass, says the neighborhood is midrange compared to nearby areas like Fauntleroy. "It's more affordable because the closer you get to water, the more the prices go up." Roxhill's median sales price is about $700,000, while Fauntleroy's is over $1.1 million.

At Westwood Village in the Roxhill neighborhood, you can find plenty of retail options.
Westwood Village stores or dining options along 35th Avenue Southwest
The Westwood Village shopping center has chain stores including Target, Daiso and QFC. There's a more independent-business vibe on 35th Avenue SW, with spots like The Birdhouse, known for breakfast and lunch specialties. "It's walk-by only, there's no seating, but people go there because the sandwiches are really good," says local business owner Ross Bevilacqua. Right next door is Banh Mi XO, another spot for sandwiches. "It's Vietnamese — an excellent mom-and-pop; they bring people from other parts of town." The Westy Sports & Spirits is a popular place to watch the game.
Enjoy Roxhill Park, an athletic complex, beaches, trails and pools

Scenic Puget Sound sites include 135-acre Lincoln Park, about 2 miles to the west. It has rocky beaches, miles of trails and the historic Colman Pool, a seasonal outdoor saltwater pool. Alki Beach, near the top of the peninsula, is about 5 miles from Roxhill. "If you're looking at the map, Alki is the beach town," Wilde says. It's popular for a promenade, kayaking, paddleboarding and swimming. Also notable is the West Seattle Golf Course, a public facility a few miles north.
Young adventurers can play in the castle-themed playground at Roxhill Park.
In addition to a playground, Roxhill Park also has a skate park.
Soccer is just one of the sports played at Nino Cantu Southwest Athletic Complex.

Drive times downtown, bus service includes the RapidRide
A drive to Downtown Seattle typically takes 15 to 35 minutes. D Fauntleroy Way Southwest and 35th Avenue Southwest are two of the thoroughfares. Though driving can be the fastest commute downtown, travel times by bus aren't too far off and sometimes are shorter. King County Metro buses, including the RapidRide C Line and H Line, serve West Seattle with departure points including Westwood Village. There's also the Fauntleroy Ferry for service to Vashon Island and Southworth, which has a downtown-bound ferry. Additionally, construction on the West Seattle Link Expansion of the light rail is planned to start in 2027, and the Alaska Junction Station is expected to open in 2032.
The Fauntleroy Ferry is only a few minutes of a drive away from the Roxhill neighborhood.
You can watch the ferries come and go across the Puget Sound from Lincoln Park.

Seattle Public Schools is the public school district for Roxhill
The Seattle Public Schools district serves the area and offers choice options through application during open enrollment; lotteries may be used when needed. Among the highly rated schools are Denny International Middle School and Chief Sealth International High School, which share a campus and offer dual-language Spanish programs.

Resources like a neighborhood group, a library and a coworking space
The Westwood–Roxhill– Arbor Heights Community Coalition is a grassroots group that prioritizes improvements to public spaces, pedestrian safety and environmental initiatives, such as the Roxhill Wetland Restoration Project.
The Seattle Public Library's Southwest Branch offers programs such as story times and craft activities, and has a large collection of Spanish materials. Just down the street is West Seattle Coworking. "We build a lot on the community feel," says Bevilacqua, who owns the coworking space. "People who come here live in the neighborhood and want to stay in the neighborhood. So, we create lots of small events, lunches, happy hours, and get-togethers to foster that community."
The Southwest Branch of the Seattle Public Library is on 35th Avenue Southwest.
