Quiet and hilly View Ridge has suburban vibes in Northeast Seattle

View Ridge is a hillside neighborhood in Northeast Seattle, by Lake Washington. It has quiet, leafy streets and a connected, engaged community with a variety of events and an active neighborhood council. Highlights include water views, vintage architectural styles, and an elementary school within walking distance of many homes. Outdoor recreation is a defining thread; there's close access to parks, trails and beaches. Downtown Seattle is about 8 miles southwest.

Focused on 20th-century homes, with some newer construction and condos

There's a focus on single-family homes, with early to mid-20th-century examples like Craftsmans, midcentury moderns, raised ranches and Cape Cods. "You'll find a lot will have basements. And there are a lot of brick homes .... it's really kind of like the suburbs of Seattle," says Celine Williams, a managing broker with Realty ONE Group Orca. Prices start in the low $800,000s, but most single-family homes are over $1 million. The most spacious new construction exceeds $3 million. There also are some condos, typically in the mid $200,000s to mid $900,000s. "They are great for first-time homebuyers," Williams says.

View Ridge is a few miles northeast of the University District, home to the University of Washington. Williams, a UW graduate, says the proximity is attractive to students who are renting or for university graduates starting out with homeownership.

The area has highly rated public schools in the Seattle district

Public schools are within the Seattle Public Schools district, which offers choice options by application during open enrollment, sometimes subject to a lottery. View Ridge Elementary School, Eckstein Middle School and Roosevelt High School are highly rated.

An updated neighborhood park, private establishments close by

View Ridge Playfield's extensive renovations bring new playground equipment, updated pathways and other improvements. The View Ridge Swim & Tennis Club, a private establishment, has about 530 member families and a waitlist. Activities include pickleball, yoga and water aerobics. Members socialize at movie nights, dances, game nights, a summer barbecue and Fourth of July festivities. The Sand Point Country Club, also members only. is close by to the north. Founded in 1927, it features a hillside golf course, tennis courts and a pool.

350-acre Magnuson Park offers an array of features and events

To the east, along the lake, Warren G. Magnuson Park spans 350 acres with more than 4 miles of trails and the Magnuson Park Swimming Beach, which has lifeguards on a seasonal basis. Other highlights include:

  • Mickey Merriam Sports Complex: soccer, softball and baseball fields; often used by schools and youth programs
  • Magnuson Off Leash Area: over 8 acres of fenced space, the sole dedicated dog swim beach in Seattle
  • Sail Sand Point: a nonprofit boating center with sailing programs, small craft rentals and water recreation
  • The Mountaineers Seattle Program Center: indoor and outdoor climbing walls
  • Magnuson Wetland Complex: 14 acres of engineered or restored wetland, over 100 wildlife species
The Magnuson Series consists of runs held throughout the year, such as the Earth Day Run and the Seattle Solstice Run in June. Magnuson's Hangar 30, a former aircraft hangar, is a venue for events like the Hangar 30 Flea, a market held multiple times a year; and the Best of the Northwest Spring Show, one of Seattle's premier juried art shows.

A cafe/brewery and a co-op, more in Wedgwood and University Village

Magnuson Cafe & Brewery is a lakeside spot with indoor seating and a heated, dog-friendly deck. One of the closest places for groceries is PCC Community Markets, a co-op with organic goods and prepared foods. Nearby, Wedgwood has a Safeway, and locally owned businesses like Grateful Bread, a bakery and cafe that uses local and organic ingredients.

University Village, a few miles away, is a large commercial district with national brands and independently owned businesses. "There's a lot of dining. Like Joey …. It has delicious food and a kind of date-night or girls-night atmosphere," Williams says. She also recommends Din Tai Fung for Taiwanese dumplings.

Community connections through a neighborhood council and a synagogue

The View Ridge Community Council (VRCC) represents the neighborhood. The council holds regular meetings to discuss topics such as infrastructure, rezoning and transportation. Events planned by VRCC include the annual Party in the Park, which brings neighbors together for food, music and kids' activities at View Ridge Playfield.

A Hasidic synagogue, Congregation Shaarei Tefillah Lubavitch, is a cultural and religious anchor for the community. It hosts holiday celebrations, social gatherings and has held events like a challah bake, which drew hundreds of participants.

Taking the Burke-Gilman Trail, commuting by car or bus

The Burke-Gilman Trail, a 20-mile-long multiuse rail trail, crosses part of View Ridge. "It's usually used for biking and walking. A lot of students love it because it connects everything to the University of Washington," Williams says. Stops along the trail include Lake Union's north side, Fremont, Wallingford and Ballard.

Some commuting options from View Ridge:

  • Driving: typically takes 15 to 45 minutes to get downtown, depends on traffic
  • Buses: about 15 minutes to UW and at least twice as long to downtown
