Beachfront Delaware border town offers a place to grow

Located directly on the Delaware-Maryland border, Selbyville is a small Delaware town that got its start as a 250-acre area on the Saint Martin’s River that housed a gristmill and a sawmill. The town began to grow with the introduction of the Breakwater and Frankford Railroad, which shipped strawberries to the town. While Selbyville continues to be primarily an agricultural area, the introduction of newly built homes opens the door for new residents to settle in and enjoy the small-town atmosphere the Selbyvillians are happy to have.

Well-kept homes line the streets of Selbyville — exhibiting various sizes and styles — with many donning solar panels on the roof as a sign of the homeowners’ awareness of energy efficiency. Ranch-style homes display colorful exteriors and private driveways, while Cape Cod-influenced Craftsman homes feature dormers, sizeable front porches and attached garages. Selbyville homes generally sit on spacious lots and have manicured lawns and yards. Homes can range in price from the $400,000s to the $800,000s. New builds are also finding their way around town in the form of attached townhouses with bay views and private boat ramps and are generally priced between the $300,000s and the $600,000s. A select few established and newly built homes can tip over the $1 million mark.

Where locals go to Town

Selbyville’s only park, Town Park, offers locals the chance to get out and enjoy get-togethers or some friendly competition on the pickleball courts. The park also houses a recreational ball field that is open for use by sports organizations via permit application. A quick drive up Delaware Route 17 to Delaware Route 20 will bring residents to the Assawoman Bay State Wildlife Area. While there, locals can kayak and boat on the bay, enjoy crabbing and fishing or admire the waterfowl migration from the watch tower in the fall and winter.
