Quiet living just outside of Knoxville

Distant ridgelines encompass Seymour, a small community of about 16,000 people in the foothills of the Great Smoky Mountains. “Seymour is convenient to all of the neighboring attractions and cities without being in the middle of them,” says Dustin Weaver, a local Realtor with The Real Estate Firm. “It’s got a small-town feel, there’s a church on every corner and mountain views wherever you look.”

Creekside Golf Course and day trips to Dollywood

There are not many official parks in Seymour, but a few community organizations have recreational green spaces. “First Baptist Church Seymour has a walking trail, disc golf and soccer field that are all open to the public,” Weaver says. Locals can also practice swings across Creekside Golf Course’s nine holes. Weaver notes Seymour’s location grants convenient access to neighboring recreational opportunities. “You can get to the Great Smoky Mountains in 20 minutes and Gatlinburg within 40,” he says. Dollywood, a country-themed amusement park associated with entertainer Dolly Parton, is 20 miles from the community. Douglass Lake is a go-to spot in the region for fishing and boating.

From home games at Neyland Stadium to the Seymour Apple Festival

Weaver says the University of Tennesse, located about 12 miles west in Knoxville, unites many neighbors. “Everybody bleeds orange and goes to the football games, even in Seymour.” Those unable to cheer on The Vols at Neyland Stadium can watch the game at local spots like Seymour Grille. Residents also convene while line dancing to live music at Andy’s Junction or the Seymour Apple Festival, an annual community staple since 1973.

Mid-to-late 20th-century suburbs and newly built subdivisions

Seymour’s median home price is $400,000, which is about level with the median home value nationwide. Ranch and split-level-style homes built during the mid-to-late 20th century fill the bulk of the community. Most of these properties sell around the $350,000 price point and feature quarter-to-half-acre lots. The 21st century welcomed subdivisions like Spring Meadows and Simmons View, where prices can exceed $500,000 and reach just over $800,000 for larger New properties with homeowners association services.

Sevier County's crime statistics and flooding concerns

The Sevier County Sheriff’s Office serves Seymour, as it does not have a department of its own. According to FBI statistics, violent crime and property crime in Sevier County has been on an eight-year downward trend. The Sevier County Emergency Management Agency states that low-lying communities like Seymour are susceptible to flooding following heavy rainfall and controlled releases from Douglas Dam to the northeast. The agency notes properties closer to the French Broad River are at higher risk.
