How someone sees Sharon Hill depends upon which lens they see the community through. Looking back, it’s one of those Delaware County suburbs where decades ago, Philadelphia migrants flocked in search of a change of pace from hectic city life. While that’s still mostly true now, today’s Sharon Hill is a more spirited version of its former self, a place where residents are crafting the change they want to see. “Sharon Hill is a comfortable, friendly, diverse and up-and-coming community,” says Richard E. Ashby, the Executive Director of Sharon Hill Public Library.

Rowhomes and Victorian-era homes make up most of the market
Take a walk through Sharon Hill, and you’ll still see hints of Realtor Dave Coffey’s boyhood hometown. “It was a great spot to live when I grew up in the 70s. They had a great athletic association. My dad coached baseball there. It was good,” Coffey reminisces. Most of the rowhomes from then remain today, sharing space with detached and Victorian homes here and there in this snug, urban and suburban environment where about 20 percent of homes are single-family structures. The quickly moving real estate here, however, is those rowhomes. It’s a growing dynamic here where the numbers of renters are growing more rapidly than owners, and investors come by the dozens expecting to find a good deal. “I own three there myself, and I did it for the same reason. It was a good investment,” says Coffey who sells houses with Keller Williams Main Line.
Investors are attracted to the less costly row homes, which they can purchase on the lower end of the $100,000s and then collect reliable monthly rents. Twin homes usually range between $100,000 to $320,000, while single-family homes range from $110,000 to $380,000. Homebuyers have a broad range of price points to select from. “You can find a cheap home here, and it’s easy access to the city,” says Coffey.

Southeast Delco schools include Academy Park High
Students here attend schools in the Southeast Delco School District, including Sharon Hill Elementary School, Darby Township School and Delcroft School from kindergarten through 8th grade, then Academy Park High School. All four schools receive a C-minus from Niche.

Sharon Hill Park and the local library are community gathering places
There are green spaces to find when you the urge hits to hike run and play. Sharon Hill Park has a gazebo and playground for the kiddos. For the adults, John Heinz National Wildlife Refuge is nearby in Tinicum. The community offers eateries with a variety of foods. There’s also Erin Pub nearby well known for its two-inch-thick prime rib.
In so many respects, Sharon Hill is actively redefining what it means to live here. No place is that more evident than at the library, which has become a central gathering place and the community’s lighthouse. “If it’s happening in Sharon Hill, it’s happening at the library,” Ashby proudly says pointing to the library’s new picnic area and 24-hour WiFi with 40 hotspots, aiming to close the digital divide. Embracing its blossoming diversity, Sharon Hill’s public library hosts an annual Juneteenth celebration, featuring soul-stirring performances by African dancers, drummers and poets weaving lyrical magic with words and song, plus finger painting for the young ones.
