In and around Los Angeles, the cost of living and overall lifestyle can rely on a specific location. While homes in Santa Monica, Beverly Hills and the Hollywood Hills can ask more for proximity to the shore or downtown, Sherman Oaks offers comparatively affordable homes with a slightly farther commute. "I think one of the reasons people move to Sherman Oaks is because it's more affordable than Studio City and Encino, the two other neighborhoods with easy access to the west side of Los Angeles. It's sort of the last frontier of affordable housing in that part of the San Fernando Valley, at the foot of the Santa Monica mountains," says Daniel Rangel, Realtor with Coldwell Banker Realty. While the stretch of Ventura Boulevard traversing Sherman Oaks is lively, the community is decidedly suburban and quieter than West LA. More than a dozen different denominational and non-denominational houses of worship, including Jewish synagogues, are peppered throughout the community, including a satellite location of Saddleback Church, California's largest megachurch, founded in 1980.
Dixie Canyon trails and rec center
Residents head south to Dixie Canyon Park for brisk hikes on a moderately challenging mile-long trail into the hills through a 20-acre woodland preserve with ascending valley views. The terrain is rugged, but the well-worn path makes it less precarious. And while it's close to busy Ventura Boulevard, the path is peaceful. Parking is free, and leashed dogs are welcome. At the Van Nuys Sherman Oaks Park Recreation Center, local athletes enjoy multiple sports fields and courts trimmed in walking trails.
A welcoming community with an Olympic-sized swimming pool is an impressive amenity.

Freakbeat Records to classic Casa Vega
Ventura Boulevard buzzes with shopping, dining and services. Music lovers browse stacks of vinyl records at Freakbeat Records, and Mark's Garden is the spot for one-of-a-kind floral gifts. Vintage treasures fill the Sherman Oaks Antique Mall, and vintage fashions are the attraction at LA Homestead. Groceries are also convenient on Ventura at Ralphs, Whole Foods and World Market. And for dining out, cuisine choices abound, including Casa Vega for authentic Mexican. Since 1956, Casa Vega has been a local stalwart for the neighborhood's favorite fajitas, tacos and burritos. Fans of Quentin Tarantino movies may also recognize Casa Vega as one of the locations in his 2019 movie "One Upon a Time… in Hollywood." Open-air shopping and dining options gather at the Sherman Oaks Galleria.

LA Metro public transit
Sherman Oaks' central location makes it easy to head east to Hollywood or west to the rest of the Valley, thanks to the 101 freeway and Ventura Boulevard. The 405 travels into LA's west side. Still, locals can avoid 405 congestion via scenic Coldwater Canyon Avenue and Beverly Glen Boulevard, which goes over the hills and into Bel Air, Beverly Hills, Santa Monica and Century City. Los Angeles County Metropolitan Transportation Authority Metro bus and subway stops are convenient along Ventura Boulevard and are an option for commuting into downtown LA.
Condos, contemporaries, estates
Architectural options include single-level ranch-style and Minimal Traditional homes, boxy modern homes, Spanish-style mini-mansions, newly constructed contemporary farmhouse styles and grand custom estates that resemble luxurious Beverly Hills properties. Many of these grand and gated estates perch high in the hills, offering privacy and panoramic valley views. North of Ventura Boulevard, pricing ranges from $560,000 for condos to $720,000 for townhouses to $3.4 million for new-construction Spanish-style estates. Sidewalks edge along relatively linear streetscapes graced with tall evergreens and palms.
