Sicklerville is a suburban community at the crux of a few South Jersey townships. “In Gloucester, you’re a little closer to Philly and the trains. Winslow’s on the eastern side, farther from those things, and more rural where there’s still some land to develop,” says Tim Belko, a Realtor with Berkshire Hathaway Home Services Fox and Roach with nearly 20 years of experience across southern New Jersey. “Affordability relative to other places in Washington and Gloucester is the biggest thing for Sicklerville. And being on a major thoroughfare makes it easier to commute to Philadelphia, Atlantic City or other shore points.” Despite being split between Gloucester, Winslow and Washington Townships, resulting in a splitting of school districts, tax districts and police departments, the experience in Sicklerville isn’t one of detachment. With its many municipal parks, convenient commercial strips and easy-access commuter highways, Sicklerville is surrounded by the suburban comforts that fill the gap between Philadelphia and the Jersey Shore.
Although much of Sicklerville is comprised of new-construction housing and shopping, much of its South Jersey landscape is still made up of family farms.

Decades of subdivision development in Sicklerville
Subdivisions filled with homes of many styles have cropped up throughout Sicklerville since the midcentury. Large New Traditional homes line cul-de-sacs constructed since the 1990s, while earlier developments are marked by ranch-style homes and older colonials built in the 1970s and 1980s. Townhouse and manufactured home communities typically offer lower price points. Sicklerville’s median single-family home price is $375,000, lower than the national median of $406,100 reported by the National Association of Realtors. Although much of Sicklerville has been built up already, new communities ranging from apartment complexes to additional single-family home subdivisions continue to be constructed.

Township school districts and Camden County College
Berlin – Cross Keys Road is the dividing line between Sicklerville’s two main school districts. To the northwest, kids will attend Gloucester Township School District through eighth grade, which earns a C from Niche, before moving on to the B-rated Black Horse Pike Regional School District to graduate. To the southeast, students attend a full K-12 pipeline through Winslow Township School District, which earns a B-minus. The sliver of Sicklerville to the southwest of the Atlantic City Expressway sends kids to the B-minus-rated Washington Township School District. Camden County College’s Blackwood Campus offers two-year degree and certificate programs in Sicklerville.

Commuting to Philly and AC on the Atlantic City Expressway
The Atlantic City Expressway runs through Sicklerville, offering a roughly 20-mile drive to Philadelphia and nearly 45-mile drive to Atlantic City. NJ Transit buses run routes along a few main roads, but commuters would need to park and ride from places like Lindenwold to make use of NJ Transit or PATCO trains. Philadelphia International Airport is more than 25 miles from home, while Jefferson Washington Township Hospital is closer to 7 miles away.
Shopping and dining on Berlin – Cross Keys Road
Sicklerville has a few commercial strips, but the main drag between Gloucester and Winslow townships is continuing to introduce new retail spaces. “If you looked at Berlin – Cross Keys Road 20 years ago, there was next to nothing on it. They’ve built up a ton more restaurants, shopping, a bigger apartment complex. It’s really been developed in the last 15 years or so,” Belko says. Other shopping destinations, like the Deptford Mall and Gloucester Premium Outlets, are around 10 miles from home. Several churches hold services throughout Sicklerville.

Recreation at Winslow and Gloucester Township parks
Gloucester Township Community Park is enormous, offering plenty of athletic courts, playgrounds and forested hiking trails for visitors to explore. In Winslow Township, youth soccer teams face off at Peter Volpa Memorial Park, while New Brooklyn Park is a favorite for walks around its namesake pond or spending time on the disc golf course. Atlantic City’s free beaches and casino-lined boardwalk are a straight shot down its namesake expressway, but day trippers can head up or down the coast to the Jersey Shore beaches they prefer.

Gloucester and Winslow townships host community events throughout the year. Winslow’s crafty, family-friendly Fall Festival typically takes place at a farm just outside of Sicklerville, while Gloucester Township Veterans Memorial Park hosts everything from free movie nights to the carnival-like Gloucester Township Day.
Crime, weather and flooding patterns in Sicklerville
Sicklerville’s two main township police departments contribute data to the New Jersey State Police’s Uniform Crime Reporting Unit. The most recent annual reports were aggregated for 2021 and 2022. Between the two years, Gloucester Township Police Department reported a 5.2% decrease in crime, while Winslow Township Police Department reported an 8.6% increase.
Sicklerville experiences four temperate seasons, including hot summers and below-freezing winters.
