Classic American style and robust industry in western Ohio
Drive-in movies, county fairs and the winding waters of the Great Miami River await residents in Sidney, Ohio. Connected to Dayton via Interstate 75, this small city of about 20,000 people exemplifies classic Midwestern charm with a restored downtown district, robust natural areas and a mature market of suburban homes. Residents are also a short drive away from major industrial jobs in Shelby County. “It’s a small city, so it’s got that village-type of atmosphere. Everybody knows everybody, and you’ve got a few small businesses downtown,” says Kevin Lee Frazier-Jones, an agent with Gay Smith/Associates in Sidney who has lived in the area for over 30 years.
Quiet streets and well-maintained landscapes define many of Sidney’s modern residential developments.
Flowing through Sidney, the Great Miami River has shaped local industry and recreation for generations.

A local economy boosted by Honda and other major manufacturers
Honda is Shelby County's largest employer, with over 2,500 employees at the engine manufacturing plant in Anna, 7 miles north of Sidney. Other major employers include air conditioning manufacturer Copeland, recreational vehicle maker Airstream, Wilson Health and logistics company Continental Express.

Dayton is 40 miles south, and trips to the area take about an hour with normal traffic. Several other major cities are within a two-hour drive; Columbus is about 75 miles southeast, Cincinnati is about 93 miles south and Toledo is about 112 miles north.
For medical concerns, Wilson Health is on the west side of the city. For travelers, Dayton International Airport is about 33 miles south of town.
Traditional houses and new construction in Shelby County
Single-family homes make up most of Sidney’s market, with properties dating back to the early 1900s. Homebuyers can also find custom homes from the 2010s and 2020s nearby. Development in town has been steady since the early 20th century, giving the area a mix of ranch-style, split-level, new traditional and Colonial Revival designs. Duplex houses and the occasional condo make up a small fraction of the market. With a median sales price of $199,000, homes in Sidney are below the national median of about $405,000 and the Ohio state median of $255,000.
Sidney’s neighborhoods showcase ranch-style homes that reflect mid-20th-century American design with their practical, single-story layouts.

Hiking, swimming and summer fun at Tawawa Park
The city’s parks and recreation district maintains 18 neighborhood parks, including Tawawa Park. Located on the east side of the city, this flagship park spans 200 acres and includes green space, walking trails and protected wildlife areas along the bends of the Great Miami River. Softball, baseball and soccer fields at the neighboring Flanagan Sports Complex and Custenborder Park make the area a hub for youth sports. Two water slides are a summertime highlight at Sidney Water Park.
Sidney residents have a four-season lifestyle, bundling up for 18- and 19-degree lows in January and cooling off at the local pool in July. “Sometimes it can’t decide whether it’s gonna be warm or chilly, but when the winter hits, it really hits, and when the summer hits, it gets hot,” Frazier-Jones says.
Spanning the Great Miami River, the Stolle Bridge connects Sidney neighborhoods and offers scenic views of the waterway.
Named after the Tawawa Creek that flows through it, this Sidney park preserves the area’s natural heritage while serving as a beloved community gathering spot.
