Bluegrass hills roll through Simpsonville, a developing city located roughly midway between Louisville and Frankfort , at the gateway to thoroughbred country. Equestrian facilities and stables are common among residential and commercial areas here. “[It’s] more a rural-suburban blend with strong growth,” says Josh Jarboe, a broker and owner of Re/Max Empire with about 10 years of experience. “[There’s] still plenty of farmland and acreage, but also a wave of newer subdivisions, especially luxury and golf course communities like Cardinal Club.”
Homes from subdivisions and Cardinal Club to multi-acre properties
Many subdivisions have cul-de-sacs with architecture ranging from Cape Cod to ranch-style homes. These single-family homes often have less than an acre of property and range from about $230,000 to $760,000. “[Simpsonville] appeals to buyers wanting more space, often with newer homes, while still being about 30 minutes from Louisville,” Jarboe says. Some properties span over an acre and are horse-friendly. “Often [it’s] a little more affordable than [in] Oldham County, but luxury builds are pushing prices upward.”
Higher-priced homes in the area are in the Cardinal Club, a private golf course community with many brick, New Traditional homes. Additional single-family homes, including cottages and custom estates, are on the outskirts of Simpsonville and occupy over 5 acres of land. These homes are priced between about $680,000 and $2.7 million, depending on property size and added features, such as a pool. Traditional condos and townhouses are also in the area and have price ranges of about $200,000 to $400,000.

Additional local businesses are in this central commercial district, including Weathered Oak Farms, a bakery with a farmhouse vibe, and Brick and Mortar Boutique and Coffeehouse. The Outlet Shoppes of the Bluegrass are in Simpsonville’s southern region, and they have national brands, including American Eagle and Coach. Shelby County Flea Market is on Buck Creek Road, with a warehouse that features around 350 to 500 vendors at booths on Saturdays and Sundays. Shelbyville has a Walmart and a Kroger about 7 miles away.
From fall festivals and farmers markets to sports fields and fairways
Fred Wiche Park is home to a picnic pavilion, where farmers markets are held during the summer on Saturdays. The pavilion also hosts the city’s fall festival on a Saturday in September. Event features include artisan vendor booths, a parade and pedal cart racing. Nearby, Simpsonville Park has soccer fields, a baseball diamond and a playground. The University of Louisville Golf Club spans rolling hills in the area’s southern region and offers memberships that provide access to the 18-hole course, a pool and a clubhouse.
Schools in Shelby County and Collins High’s career-based courses
Simpsonville is in the Shelby County Public Schools district, which offers inter- and intra-district transfers. Simpsonville Elementary, a kindergarten through fifth-grade school, earns a B-plus from Niche. Marnel C. Moorman School educates kindergarten through eighth grade and receives a B-minus. Martha Layne Collins High School, locally known as “Collins High School,” scores a B-minus. The high school offers career and technical education in pathways such as agriculture.
A hospital, freight trains and drives on Interstate 64 to major cities
Shelbyville Road runs to Shelbyville, where a University of Louisville Health hospital is located. Freight trains travel through the region, and they may generate noise and traffic in some areas. Interstate 64 ties Simpsonville to Frankfort and Louisville, and both cities are about 30 miles away. Louisville Muhammad Ali International Airport only has direct flights within the United States.
