Locals also prize the East Side for its lower-than-average real estate prices and proximity to Midtown.

Homebuyers find lower-priced, entry-level homes om East Side Sioux City

Cape Cods and bungalows dot the landscape along the neighborhood’s western border. Though newer construction exists, homes are frequently midcentury or older, with unique amenities like original wood floors. Just off Stone Avenue, the southern end of the East Side features more contemporary split-level and ranch-style homes. Worn sidewalks are common further from the highway, and yards are on the smaller side, rarely more than a tenth of an acre. Prices run between the mid-$100,000s and the low $300,000s, lower than the Sioux City average. “You’re looking at a lot of entry-level homes,” says Pfaffle.Places along the Floyd River have flooded in the past, and homes in the area might require flooding insurance.

Extracurriculars are popular at East High

Students begin their education at Unity Elementary School, which has a C from Niche and is just off U.S. Route 75 in the western half of the neighborhood. From there, they can attend East Middle School before enrolling at East High School, both of which have B-minuses. Extracurriculars are well-loved at East High, with the school’s show choir, robotics team and basketball teams making the news in 2025.

Bacon Creek Park is 239 acres of green space surrounding a lake and about three miles of walking trails. Featuring a playground, picnic area and picturesque views, the park is frequently visited by locals for its dog park, the only no-leash zone in the city. Open until 2 a.m., Ickey Nickel Bar and Grill offers classic tavern fare during the day and live entertainment and drink specials at night. Navarrete’s offers Mexican fare like tamales, chalupas and taco salad in a colorful, laid-back environment. “It’s pure Midwest Mexican,” says Pfaffle. “It’s a jewel for casual dining in Sioux City.” A Hy-Vee supermarket and a collection of retail options follow Gordon Drive in the south, along with several chain restaurants.

The community can take theater classes at the LAMB

Founded in 1979, the LAMB Theatre is just south of the East Side. In addition to full seasons of musicals, comedies and dramas, it offers classes to children of all ages throughout the year. The Tyson Events Center is the city’s central hub for live entertainment, hosting traveling performances in addition to their hockey team, the Sioux City Musketeers.

East Side Sioux City is surrounded by highways

The East Side is bordered by three major highways: State Route 376 to the west and U.S. Routes 20 and 75 to the south and east, respectively. The neighborhood shares a border with Midtown, so locals are always within a 15-minute drive at most. Sioux City Transit has bus routes through the city, with several stops along Gordon Avenue.
