Strolling through All Saints, it’s impossible not to wonder what the sprawling Prairie Gothic estate taking up two blocks of 17th Street could possibly be. Originally built in 1884 as an all-girls boarding school for the children of Episcopal missionaries, this historic property now operates as a retirement community and has the only official Tiffany windows left in South Dakota. Architectural charms like this aren’t unique in All Saints, a nationally registered historic neighborhood sought equally for its location just outside downtown as it is for the beauty of its housing. “The houses were built mostly between 1900 and 1950,” says local Realtor Andy Kontz. “It’s definitely a showplace of older Sioux Falls, and it’s a highly desirable location – it’s basically within walking distance of anything downtown.”

Neighborhood parks and proximity to the Sioux Falls Recreation Trail
Families in All Saints gather at Lyon Park, where kids play on the playground while parents set up picnics alongside gardens. The nearby McKennan Park has activities like tennis, horseshoe and shuffleboard as well as a pool to cool off on hot summer days. “McKennan Park is the top park in Sioux Falls,” Kontz says. “I don’t think any other parks get a lot of weddings or anything.” Cyclists, skaters and those going for a stroll explore the 36-mile paved Sioux Falls Recreation Trail from Beadle Greenway Park.

Local restaurants and downtown shopping
For many in All Saints, mornings kick off at the drive-thru of Giliberto’s on Minnesota Avenue to pick up breakfast burritos on their way to work. Others start the day at Josiah’s Coffeehouse & Café, a cozy rustic spot to grab an espresso and a pastry and hang out for a while. Later, they might pick up dinner from the family-owned Mexican restaurant Los Arcos or cook at home with local produce from the Sioux Falls Food Co+op. The All Saints Neighborhood Association holds regular meetings to discuss issues affecting the community and organizes events like food drives, potlucks and an annual car show that raises money for school lunches in Sioux Falls. The nearby Washington Pavilion houses South Dakota’s largest art museum, a hands-on science center and a planetarium. The venue also hosts Broadway performances, comedy shows and concerts.

Home to over 200 late 19th- and early 20th-century residential properties, All Saints was added to the National Register of Historic Places in 1984. “All Saints has really amazing, well built and designed houses,” Kontz says. “They’re very unique and not cookie cutter.” Buyers looking in this neighborhood can find single-family homes like bungalows and American Foursquares as well as multiunit investment properties and lots for those looking to build. The neighborhood’s historic homes have often been updated and added onto to better accommodate modern lifestyles. Exteriors reflect the neighborhood’s history, but interiors have finishes like granite countertops and updated tile and cabinetry. “Prices have been going up for the past several years, and there’s a lack of inventory, so they’re still rising,” Kontz says. Prices range from the lower $200,000s to around $600,000 for single-family homes and exceed that for multiunit investment properties. Buyers looking to build can find small lots for less than $50,000.

Less than a mile from downtown
All Saints is a pedestrian-friendly neighborhood less than a mile south of downtown Sioux Falls. “It’s definitely a highly desirable location in a central part of Sioux Falls,” Kontz says. Downtown workers can drive there in less than five minutes or bike there in less than 10, and those with a little bit more time can take the bus for 15 minutes or walk for 20. “It’s also right between two major hospitals [Avera McKennan and Sanford USD], which are the largest employers in the state,” Kontz says. All Saints suits those who travel frequently, with the Sioux Falls Regional Airport less than 4 miles away.

STEM and JROTC at Lincoln High School
Students in All Saints attend schools in the Sioux Falls School District, starting with Susan B. Anthony Elementary School and Patrick Henry Middle School. Both have B ratings on Niche. They continue to the A-minus-rated Lincoln High School, which Niche named South Dakota’s second-best high school for STEM in 2024. At Lincoln High School, students can participate in extracurricular activities like its Marine Corps JROTC and award-winning marching band.
