All Saints is a stories neighborhood near downtown Sioux Falls
All Saints is one of five historic districts in Sioux Falls located just next door to another, the McKennan Park neighborhood. It’s often the choice for those who are on a tighter budget than McKennan Park allows for but still want the charm and character of a storied neighborhood. People are drawn here both for its location, walking distance to the downtown area, and for the beauty and potential of its housing.

Walkability and access to various modes of transportation
The neighborhood is less than a mile south of downtown Sioux Falls. “It’s probably one of the best neighborhoods if not the best in Sioux Falls for walkability because you have very easy access to downtown. I mean it borders downtown,” says Amanda Buell, a Realtor with Hegg Realtors who specializes in central Sioux Falls. Downtown workers can drive there in less than five minutes or bike there in less than 10, and those with a little bit more time can take the bus for 15 minutes or walk for 20. “It’s also right between two major hospitals [Avera McKennan and Sanford USD],” says Realtor Andy Kontz of eXp Realty who has 16 years of experience. The Sioux Falls Regional Airport less than 4 miles away.

Neighborhood parks and proximity to the Sioux Falls Recreation Trail
Families come together at Lyon Park. You’ll see kids laughing and playing on the playground while parents set up picnics right next to the gardens. Nearby, McKennan Park has a lot going on — tennis, horseshoe, shuffleboard, and a pool where everyone cools off on hot summer days. “McKennan Park is the top park in Sioux Falls,” Kontz says. “I don’t think any other parks get a lot of weddings or anything.” Out on the 36-mile Sioux Falls Recreation Trail, cyclists, skaters, and people out for a stroll make their way along the path starting from Beadle Greenway Park, just outside the neighborhood.
A bit about housing, trends and demographics
All Saints is home to more than 200 residential properties from the late 1800s and early 1900s, and it’s been part of the National Register of Historic Places since 1984. “The neighborhood has a lot of Victorian homes. Some arts and crafts or craftsman style. But mainly Victorian,” Buell says. "More so in this neighborhood than in McKennan Park, there are opportunities to find deals because the houses haven’t been as well maintained or fixed up, but you’ll find some that command premium prices.” Home prices range from the high $100,000s to the high $300,000s.
The neighborhood draws all walks of life. “It’s a real mix of families, young professionals, even retirees who want easy access to downtown," Buell says. Currently:

Preservation guidelines that exist for homeowners in All Saints
Sioux Falls takes great pride in its historic neighborhoods. “For building permits and projects, there are requirements around getting approval from the city’s historic preservation board if your house technically falls within the specific historic district,” Buell says. In 2024, the city launched a zero-interest loan program that applies to homeowners living in homes on the historic register, or within its historic districts, allowing them to budget for approved exterior renovations.
Local businesses and downtown entertainment venues
South Minnesota Avenue borders the neighborhood with popular dining options. Some start their mornings grabbing breakfast burritos at the Giliberto's Mexican drive thru. Later, they might pick up dinner from Los Arcos Mexican Taco Restaurant, fast food at Pita Pit or a slice at Toppers Pizza. Sioux Falls Food Co+op is a go-to for groceries. For shopping, many head downtown, which has a range of independent stores, including Great Outdoor Store and Plum’s Cooking Company.
