Strolling through All Saints, it’s impossible not to wonder what the sprawling Prairie Gothic estate taking up two blocks of 17th Street could possibly be. Originally built in 1884 as an all-girls boarding school for the children of Episcopal missionaries, this historic property now operates as a retirement community and has the only official Tiffany windows left in South Dakota. For many in All Saints, mornings kick off at the drive-thru of Giliberto’s on Minnesota Avenue to pick up breakfast burritos on their way to work. The neighborhood’s historic homes have often been updated and added onto to better accommodate modern lifestyles. Exteriors reflect the neighborhood’s history, but interiors have finishes like granite countertops and updated tile and cabinetry. “Prices have been going up for the past several years, and there’s a lack of inventory, so they’re still rising,” Kontz says. Prices range from the lower $200,000s to around $600,000 for single-family homes and exceed that for multiunit investment properties. Buyers looking to build can find small lots for less than $50,000.

All Saints is a pedestrian-friendly neighborhood less than a mile south of downtown Sioux Falls. “It’s definitely a highly desirable location in a central part of Sioux Falls,” Kontz says. Downtown workers can drive there in less than five minutes or bike there in less than 10, and those with a little bit more time can take the bus for 15 minutes or walk for 20. “It’s also right between two major hospitals [Avera McKennan and Sanford USD], which are the largest employers in the state,” Kontz says. All Saints suits those who travel frequently, with the Sioux Falls Regional Airport less than 4 miles away.

STEM and JROTC at Lincoln High School
Students in All Saints attend schools in the Sioux Falls School District, starting with Susan B. Anthony Elementary School and Patrick Henry Middle School. Both have B ratings on Niche.
