Residential Copper Creek offers proximity to jobs and good schools

Copper Creek is a primarily residential neighborhood in southeastern Sioux Falls . It's a few miles from the banks of the Big Sioux River and about 5 miles from downtown. Development has continued over the past two decades. "It has a great blend of residential offerings, from townhomes to planned apartment communities," says David Shelton, managing broker at Century 21 Advantage. "It's one of the areas we find people want to live." He says medical professionals might move here because it's close to Avera McKennan Hospital & University Health Center and other facilities. Some people are seeking out top schools. "Copper Creek is unique in Sioux Falls, as much of it is located in the Brandon Valley School District," Shelton says. According to Niche, it's the No. 1 best district in the state.

Contemporaries, including ranch-style homes with multicar garages

Among its 21st-century subdivisions, Copper Creek has a concentration of 2020s homes on the south and east sides. Many of the homes are ranch-style, although some have two stories. Multicar garages, full basements and lots around a quarter-acre are common. Prices range from about $440,000 to $1.3 million. Some of the more expensive and newest homes are on cul-de-sacs in subdivisions like Copper Creek Estates, where some lots are over half an acre.
Shelton says recent development has changed the landscape of Copper Creek. One newer community, PowderHaus, has rental townhouses and apartments and amenities like pools, a clubhouse and dog parks.

Schools in the Brandon Valley School District receive good grades

Within the Brandon Valley School District, zoning is split between Inspiration Elementary School and Fred Assam Elementary School. Both go up to fourth grade and earn A grades from Niche. Brandon Valley Intermediate School, serving fifth and sixth grades, and Brandon Valley Middle School for seventh through eighth, also receive A grades. Brandon Valley High School, rated A-minus, has a marching band, orchestras and a theater department, and sports include football, bowling and baseball. District open enrollment is available based on applications and capacity guidelines.
Some parts of Copper Creek may be assigned to the Sioux Falls School District, which has an overall A-minus grade from Niche. Shelton notes that addresses may be reallocated to different schools as the population increases.

Recreational sites for hiking, golfing, education and sports

Harmodon Park has a playground, baseball/softball fields and batting cages, a few miles southwest of Copper Creek. To the east, Arrowhead Park, set around a former granite quarry, has hiking trails. More options for outdoor recreational sites are north of the park. Willow Run Golf Course offers reservable tee times and memberships. Visitors to the Mary Jo Wegner Arboretum and East Sioux Falls Historic Site can explore gardens, hike or ski depending on the season, and learn about the area's history, including the Sioux Falls Granite Company.

There are plenty of shopping and dining options nearby

Dawley Farm Village, a shopping center close by to the northwest, has a Target and Walmart, both with grocery sections. There’s also a Cinemark movie theater. It's not far to Aldi or a Hyvee supermarket. There's a variety of casual chain restaurants as well as independently owned options like Botski's Bar & Grill. Yummy Restaurant specializes in dim sum and other Chinese cuisine. People might head to downtown Sioux Falls for more shopping, though on the way, state Route 42's strip malls offer plenty of stores and eateries.

Walkable, safe streets, and nearby access to highways

The suburban-style residential streets of Copper Creek are walkable; sidewalks connect neighbors' well-kept front yards, which may be landscaped or include a tree or two. The higher traffic peripheral streets also have some sidewalks. Copper Creek's CAP Index Crime Score: 1 out of 10, compared to the national average of 4.
People usually drive to travel outside the neighborhood. There's close access to highways like state Route 11. Additionally, the new Veterans Parkway, partially in service and expected to be completed in 2027, will loop around the city, connecting interstates 29 and 90.
