A historic neighborhood built for growing families
At the turn of the 20th century, change was in the air in the city of Sioux Falls. Its manufacturing, distribution and automobile industries were booming, and the area's population more than doubled between 1900 and 1920. With too many people and not enough housing, the city began to expand its neighborhoods into territories beyond the immediate downtown, an option that became increasingly popular with the development of the streetcar, and later, the automobile. The Hayes Historic District is one of these early Sioux Falls neighborhoods. Originally designed to house working-class families, modest mid-century-style houses are common in the Hayes Historic District and continue to stand the test of time more than 100 years later. Situated just a mile south of downtown, Sioux Falls residents opt for the Hayes Historic District because of its charming architecture and proximity to the city’s center.

Just blocks from McKennan Park
Those who live in the Hayes Historic District can take a short stroll down to McKennan Park, Sioux Falls’s oldest and perhaps most beloved public green space. “It’s a beautiful place where weddings are held,” says local Realtor Andy Kontz, noting that proximity to the park is a significant selling point for many buyers. “There’s a swimming pool that’s about to be rebuilt, and there’s an ice-skating rink in the winter and a band shell for small performances.” Additional amenities include tennis courts, horseshoes and shuffleboard, but many come to the park just to hang out under its tall trees and enjoy the beauty of its vibrant gardens.

Dining along Minnesota Avenue and downtown
Since the Hayes Historic District was built to be solely residential, most shopping and dining is found outside of the neighborhood. The nearest restaurants are located along Minnesota Avenue; and most are fast-food joints like Slim Chickens and Wingstop. Nearby there are also a few family-owned spots like Los Arcos Mexican Taco Restaurant, and the Walgreens on 26th Street makes picking up daily essentials easy. The nearest grocery store is the Sioux Falls Food Co+op on 18th Street. Or for an evening out, most head downtown, where they can get drinks at one of the breweries, or shop at local businesses like Plum’s Cooking Company or Juniper Apothecary.

Live music and plays at McKennan Park and downtown
Throughout the summer, McKennan Park holds free concerts on Monday nights and a Children’s Theatre features a series of classic tales from The Wizard of Oz to Alice in Wonderland. A mile north of the neighborhood, the Washington Pavilion hosts Broadway performances throughout the year, as well as comedy shows and concerts. Each summer, Levitt at the Falls hosts 50 free family-friendly concerts downtown. Artists of all genres are featured and people from across Sioux Falls pack-up their lawn chairs and picnic blankets for both daytime and evening shows.
Early 20th-century housing
“This area has really amazing houses,” Kontz says. “They’re well built and well designed — very unique and not cookie-cutter.” Five historic homes, constructed prior to 1900, remain intact in the Hayes Historic District, while the remainder— built primarily throughout the 1910s and 20s—feature Craftsman, Prairie and Tudor-Revival styles. As one of the city’s first neighborhoods to receive paved roads and sidewalks circa the 1910s, this factor significantly contributed to the neighborhood’s growth. Sidewalks stamped with the year they were paved can still be found throughout the community. Since much of the neighborhood was built before the advent of the television, and even the popularization of the radio, front porches were built to facilitate evening entertainment. Neighbors would sit outside and catch up with each other, sharing news from near and far, a ritual that developed tight community bonds. Home values in the Hayes Historic District fall between $250,000 and $450,000.

Walking and driving around Sioux Falls
The neighborhood streets’ sidewalks make it fairly pedestrian-friendly, and Walk Score considers the Hayes Historic District somewhat walkable. This means most residents are within walking distance of McKennan Park or the few businesses along Minnesota Avenue; as well as Phillips Avenue. Those who work downtown can drive the 1-mile route in about five minutes, bike there in 10 or take the bus for a 20-minute commute. The Hayes Historic District is sandwiched between Sanford USD Medical Center and Avera McKennan Hospital, less than a mile from each, and the Sioux Falls Regional Airport is about 3 miles away.

High marks for the Sioux Falls School District
Students in the Hayes Historic District can attend Susan B. Anthony Elementary School, which has a B rating on Niche, and the A-minus-rated Patrick Henry Middle School, before continuing to Lincoln High School, which has an A-minus rating. Lincoln High School also ranks as the third-best high school for STEM in South Dakota according to Niche and is also known for its Marine Corps JROTC and award-winning marching band.
Lincoln High School serves students in grades 9-12.
Susan B. Anthony Elementary School serves students in grades PK, K-5.
