What makes the Hayes Historic District unique
Less than 2 miles from Downtown Sioux Falls, you’ll find the Hayes Historic District — a neighborhood on the National Register of Historic Places that's easy to spot thanks to its charming architecture and walkable streets. The area was designed for working-class families back in the early 1900s, and today, it draws people who appreciate a little history and character. Convenience to the rest of the city, and McKennan Park, are other key reasons to move here.
Just blocks from McKennan Park
According to David Shelton, the managing broker of Century 21 Advantage, living in the Hayes Historic District is often the second-best thing to living in the McKennan Park neighborhood, which surrounds the park. Shelton specializes in Sioux Falls and brings over 30 years of experience. "The closer you get to McKennan Park, the more expensive the real estate is," he says. "In the Hayes neighborhood, people have stretched a bit to get there, and they couldn't stretch all the way to get to McKennan Park, but they are close enough to call it good."
The park is known for vibrant gardens and tall trees, and its year-round activities, including a free summer concert series Monday Music in the Park. There's also a pool, tennis courts, a playground and a band shell. Campus Park isn't far either, about half a mile away and another really popular spot.

What the housing market is like
People tend stay put once they move to the Hayes Historic District, according to Shelton. "Homes, they don't come on the market often. When they do they sell quickly." Properties generally range from the mid- to upper $300,000s. The median price is roughly $330,000 compared to McKennan Park's figure of around $370,000.
No cookie-cutter houses here
Properties in the district tend to be well designed and not cookie-cutter. Craftsman, Prairie and Tudor-Revival styles are common. The oldest were constructed before 1900, while the remainder were mostly built from the 1910s to the 1920s. Shelton says many properties have front porches, detached one-car garages and some have shared driveways. History shows up everywhere, not just in the homes, but also in the mature trees. This was one of the first neighborhoods in the city to get paved roads and sidewalks, and some are still stamped with the year they were laid out.

Neighborhood walkability and nearby points of interest
Well-maintained sidewalks and a compact layout make the neighborhood pedestrian friendly. You can easily walk to local favorite hangouts on South Minnesota Avenue, like Pizza Cheek and Songbird Kombucha. "You'll see people popping in there regularly to refill their bottles," Shelton says. This road also has some national chains, such as Walgreens and Wingstop. McKennan Park is another popular walk. Other close-by spots include:
Downtown Sioux Falls, a mile and a half away and close enough to walk, drive or get there by bike.
Sanford USD Medical Center and Avera McKennan Hospital & University Health Center, each less than a mile away.
Sioux Falls Food Co-op, about a 10-minute walk or a 5-minute bike ride, where many locals get their groceries.
Why residents love living in the area, and what to know
Shelton says one of the biggest perks of living in Hayes Historic District is being central to most things in Sioux Falls, as many locations are a walk, bike ride or short drive away. "The downside would be that the lots are smaller than if you were on the edges of town."
He adds that another drawback, or potential perk — depending on how you look at it — is the upkeep of the homes. "These have real wood instead of the pressed products of today. So, if people are handy and they feel like they want to be a part of a community and contribute to the charm, this is a great spot to live."
