The overall feeling of living here, and community vibe

Lots tend to be larger in Old Orchard than what’s typical being this close to the downtown area. “It’s just kind of more of a secluded feel, a bit of privacy yet a strong community," says Monica Pluim, a Realtor for over a decade who works with Coldwell Banker Empire Realty. She says it’s very common to hear birdsong from the mature trees, and to see turkey and deer out in the back yard in the mornings.

The neighborhood draws families, young professionals and retirees while being home to many longtime residents, which adds to its sense of community. "I think I could knock on any door if I needed help," says former South Dakota State Representative Tyler Tordsen. "If I broke down in front of somebody's house, somebody would come out and help. It's a good place with good people."

Types of homes and market trends

The average home size in Old Orchard is about 2,700 square feet and the median lot size is half an acre. Ranch-style homes are common, mixed in with larger two-story traditionals and some custom builds. Prices tend to fall in one of two ranges: between the high $300,000s and the mid $500,000 or between the mid $700,000s to over $1.5 million. The first range represents the smaller ranch-style homes and the second represents the larger custom-built residences. “From a market standpoint, there’s very low inventory, so when something comes up it’s usually gone,” Pluim says. “The homes retain their value very heavily, they age well.”

The neighborhood's convenience to the downtown area

Downtown Sioux Falls is the cultural heart of Sioux Falls. It’s home to the Sioux Falls State Theatre, known for films, and the Washington Pavilion, which puts on Broadway shows and stand-up comedy. The neighborhood is just 3 miles away, making it quick and easy to drive into the city. Biking is also an option. The neighborhood offers direct access to an extensive bike trail from Pasley Park that cyclists can take into Falls Park, connecting to the heart of downtown.

Overall, Sioux Falls’ smaller size makes getting around easier than other larger cities. "There's really nowhere in Sioux Falls where it's difficult to get downtown. You can get across the whole town in [about] 20 minutes," says Craig Pederson, a Realtor who brings more than a decade's worth of experience and works with Better Homes And Gardens Real Estate Beyond.

Places to grab a bite with friends and do some shopping

The closest places to eat center around East 26th Street. Bagel Boy is a popular stop, known for scratch-made bagels and a range of breakfast, lunch and snack options. Pluim recommends The Barrel House and The Attic, calling them local favorites. Both are trendier bars and grills with craft beers and elevated menu items, just a few miles away. She adds that downtown is a go-to for its artsy vibe and mix of independently owned businesses. Some of its shopping options include:

  • Full Circle Book Co-op, a place to buy a new favorite read that also hosts host local authors for readings and musicians
  • Great Outdoor Store, for stocking up on hiking gear and more
  • Lauriebelles, which sells women's clothing
The Steel District, a newer area, adds places like Dahlia Kitchen + Bar for Mexican food and Big Sioux Burger to the scene. It's across from Levitt at the Falls, where free outdoor concerts run all summer. Dawley Farm Village is just a short drive away for bigger stores like Target and Kohl’s. The Hy-Vee Grocery Store on Sycamore Avenue is close for picking up groceries.

What locals do for fun

Pluim says locals are very outdoorsy and are often out biking, walking and jogging the trails. The city's broader recreation trail connects the neighborhood to Sioux Falls’ riverside parks. Pasley Park, the closest one, borders Old Orchard and feeds into Norlin Greenway Park. They both have playgrounds and trails, and Pasley Park also hosts a baseball complex, where kids play games on weekends. The Big Sioux River has its own fun, being a popular kayaking spot.
