Only 3 miles from downtown Sioux Falls, Old Orchard is where people move when they want to escape the city while still living within its limits. The parkland surrounding the Big Sioux River borders the neighborhood, giving it a woodsy feel and attracting nature lovers for its flora and fauna. "We have the Big Sioux River nearby, so you hear a lot of birds," says South Dakota State Representative Tyler Tordsen. "There's a lot of beautiful yards and trees. The visual appeal of this neighborhood is really strong." He says that, in addition to the area's scenery, its comradery between neighbors also fosters a sense of peace. "I think I could knock on any door if I needed help," he says. "If I broke down in front of somebody's house, somebody would come out and help. It's a good place with good people."

Ranch-style homes and rustic custom estates
With an average home size of about 2,700 square feet and a median lot size of half an acre, Old Orchard is where Sioux Falls residents move when they want to stretch their legs while still being a short drive from the city center. Homes here are either large traditional-style new builds with brick, vinyl and stone facades or modest ranch-style homes. There is an air of rustic influence to the neighborhood's architecture, complemented by tall pine and oak trees lining the streets. "There's a range of homes," Tordsen says. "There are some million-dollar homes on the hillside and some homes for first-time homebuyers as well. There are homes for families of all sizes." Prices in Old Orchard tend to fall in one of two ranges: between $300,000 and $500,000 or between $700,000 and $1.2 million, the first range representing the smaller ranch-style homes and the second representing the larger custom estates.

Career and trade prep in the Sioux Falls School District
Students in Old Orchard attend Harvey Dunn Elementary School, which scores a B-plus rating on Niche, before Ben Refeil Middle School, which has not been reviewed. From there, they continue on to Washington High School, which receives an A-minus and ranks as the eighth-best public high school in South Dakota on Niche. While at Washington High, students can take career and trade prep classes at the Career and Technical Education Academy, which the school district provides transportation to and from.
Spending time outside along the Big Sioux River
Pasley Park borders Old Orchard to the west and feeds into Norlin Greenway Park, and Morningside Park is just east of the neighborhood. "Every park in Sioux Falls is used a lot by the community," says local Realtor Craig Pederson. Pasley Park and Norlin Greenway Park sit along the Big Sioux River, which residents can explore via kayak or walk along its banks to enjoy the scenery. Both parks have playgrounds and multi-use trails which are popular for walking, jogging and biking and Pasley Park has a baseball complex where kids play games on weekends. Morningside Park is a somewhat social park situated beside Harvey Dunn Elementary, where families hang out after school and on weekends for kids' soccer practices and softball games. Many residents also join the nearby Avera McKennan Fitness Center to work on getting healthy. This medically focused facility offers personalized fitness plans for those with conditions like cancer, cardiovascular disease and diabetes, as well as group exercise classes, massage therapy and nutritional counseling.

Hanging out at local bars and shopping at Dawley Farm Village
Representative Tyler Tordsen has no shortage of restaurant recommendations in the area. "Botski's on Sycamore is really cool," he says referencing a local bar specializing in breakfast specials. "Stubbie's is in a little strip mall. It's a cool local spot with good food and a good bar," a typical neighborhood bar where residents watch games, drink beer and eat pizza and burgers. He also recommends The Barrel House and The Attic, both of which are trendier bars and grills with craft beers and elevated menu items like bacon jam burgers and Brussel sprout flatbread. "Those restaurants are really good – locally owned and operated, just great people and great food in a great atmosphere," he says. Locals can get groceries at the Hy-Vee on Sycamore and run additional errands at Dawley Farm Village, a massive retail complex 3 miles from the neighborhood with stores like Target, Walmart and Kohl's, as well as a movie theater.

Ten minutes from downtown
Old Orchard is 3 miles or a 10-minute drive from downtown Sioux Falls. "There's really nowhere in Sioux Falls where it's difficult to get downtown," Pederson says. "You can get across the whole town in 20 minutes." Residents can also bike the Sioux Falls Bike Trail along the Big Sioux River to get there in 20 minutes or walk for 20 minutes to take the bus from 26th and Bahnson, which offers a 10-minute ride to downtown. Old Orchard is an entirely residential, car-dependent community, meaning residents need cars to run errands. The nearest hospital, Avera McKennan, is 3 miles or a 10-minute drive away, and the Sioux Falls Regional Airport is 7 miles or a 20-minute drive away.
Sioux Falls's active parks programs
"Our parks and rec services are pretty stellar," Pederson says. "They offer programs in the summer and try to be active in the community." At Pasley Park, the city offers golf cart trail tours for seniors who are otherwise unable to enjoy its scenery. Morningside Park hosts occasional events, like a Dash for Donuts on Father's Day, where families complete challenges in a race and receive donuts at the finish line, and a summer Hydrant Party, a splash day sponsored by the Sioux Falls Fire Department with water features, music and games.
