Southeast Sioux Falls is a section of the city experiencing residential and commercial growth. David Shelton, managing broker at Century 21 Advantage Realtor, says there's a connection between development and the construction of a new highway, the Veterans Parkway. "It's a big, big deal. Shopping, medical, a lot of new construction and a lot of rental housing are being developed. Southeast Sioux Falls has quite a few undeveloped acres that, within 10 years, will be filled in." Highly regarded schools and access to outdoor recreational spaces are other highlights of the area.

Square footage and home styles vary and there’s a wide price range
Southeast Sioux Falls has some older suburban classics, like 20th-century ranch-style homes. However, newer contemporary and custom homes and townhomes comprise most of the housing stock. The median sales price for single-family and townhomes is $380,000. Homes in the $200,000 to $400,000 range often are under 2,000 square feet. Prices go up from there depending on square footage, features and location. Homes starting at about $700,000 are typically over 3,400 square feet; those exceeding $1 million may be over 5,000 square feet. Some of the newest subdivisions have a mix of single-family homes, twin homes and townhomes. Among the communities offering this variety are several from builder Empire Homes. "We focus on creating not just houses, but neighborhoods that feel comfortable, connected, and easy to live in, with thoughtfully designed streets, green spaces, and nearby schools, parks and shopping," says Mark Buche, the marketing manager at Empire Co. Speaking of the 41 Six development, he says, "There are move-in-ready homes available as well as options where you can select your own finishes."

Many outdoor sites for athletics, recreation and nature exploration
On the northwest, along the Big Sioux River, is a series of adjacent community parks. Most have multiuse trail access and athletics amenities. Spencer Park has an off-leash dog park, a disc golf course, a cross-country skiing trail and river access for canoes and kayaks. "Yankton Trail Park is also in Southeast Sioux Falls. That's where we'll have a lot of soccer games. Soccer tournaments are a big deal in South Dakota. We see 1,000s of people with their kids at Yankton Trail Park for soccer," Shelton says. A couple of miles south of Spencer Park is Prairie Green Golf Course, a municipal facility open to the public. Another facility, Willow Run Golf Course, is located toward the northeast. It offers reservable tee times or memberships. Also in the area, the Mary Jo Wegner Arboretum and East Sioux Falls Historic Site has gardens, a ski trail and educational programming. Several nature preserves or state recreation areas are within 10 miles of Southeast Sioux Falls.

Addresses toward the south typically align with the Harrisburg School District, which has a B-plus grade. The districts offer some opportunities for school transfers by application.

Southeast Sioux Falls has spread out areas with various commercial pockets. Near the East 57th Street and Cliff Avenue intersection are a Hy-Vee supermarket and Stubbie's Bar & Grill, which offers specials 7 days a week. A bit farther east are Ziggi's Coffee, Flyboy Donuts and The Barrel House, which is known for bourbon, brunch and burgers. Buche says area residents also frequent spots like The Willows Restaurant at the Willow Run Golf Course, La Cantina Mexican Restaurant in the Dawley Farm Village shopping district and The Attic Bar and Grill, located in a shopping center off East 41st Street, close to Fareway Meat & Grocery. Depending on the address, homes are within about 5 to 10 miles of Downtown Sioux Falls and Empire Mall, which is South Dakota's largest shopping center.

Separate subdivisions have interior suburban-style streets with sidewalks, curves and short blocks, making them walkable and bikeable. Through streets like South Minnesota and South Southeastern avenues and East 57th and East 69th streets also have sidewalks. Major roads surrounding Southeast Sioux Falls include Interstate 229 and state Routes 11 and 115. The South Veterans Parkway, a section of the Veterans Highway, opened in 2024 as a connector through the area.
City-wide events bring together residents from throughout Sioux Falls
One big Sioux Falls event is the St. Patrick's Day Parade, first held in 1980. In August, Riverfest has vendors, live music and community activities. Levitt at the Falls, an outdoor performance venue by the river, puts on 50 free concerts during the summer.
