Suburban Tuthill is somewhat secluded in southeastern Sioux Falls
Tuthill, a neighborhood in southeastern Sioux Falls, has a well-established, suburban feel with calm streets and plenty of shade trees. Though it’s only about 5 miles from downtown, the setting is somewhat secluded. “If you don't know where you are going in Tuthill, you could get lost — but it's a nice place to get lost. It's a location where if you don't know where you came in, you could have a hard time getting out,” says David Shelton, managing broker at Century 21 Advantage Realtor.

A range of homes, primarily built from the 1970s and later
Among the properties are ranch-style, split-level, contemporary and custom homes. “You'll find more executive homes that were built in the ‘70s and ‘80s, and they are gorgeous,” Shelton says. “A lot of doctors, lawyers and businesspeople bought homes in Tuthill.” Since then, new families have moved in, and homeownership remains strong, though availability can be limited. The neighborhood’s character hasn’t changed a lot. The percentage of rental properties is low. Some of the most recently constructed homes date to the 2000s and are in the northern part of Tuthill.
Prices typically range from about $330,000 to $670,000. There’s a fair number of homes with estimated values over $1 million, though they rarely come on the market. Townhomes also aren’t common enough for a current price range, but estimated values are in the $200,000s to $300,000s. They are concentrated toward the southwest, below East 54th Street.

Parks with scenery, athletic amenities and access to a bike trail
Shelton says the area is particularly known for Tuthill Park, which is integrated into the neighborhood. Set beside the Big Sioux River, it’s a popular spot for hot-air balloon launches, an 18-hole disc golf course and hillside views of downtown. “The park is one of those fixtures in Sioux Falls where people go to propose,” Shelton says.
Nearby Pasley Park has baseball fields, a bike repair station and hosts the Urban Arbor Day Festival in April and the Bark in the Park 3K/5K race and pet fundraiser in September. To the east, Lions Centennial Park offers a soccer field and basketball courts. The inaugural occasion of Chalk Sioux Falls, a sidewalk chalk-art festival, took place at the park in August 2025. The three parks have playgrounds and access to the paved, 19-mile Sioux Falls Bike Trail. “It runs all around town, along the river,” Shelton says. A bit farther east, there’s the Laurel Oak Aquatic Center, a seasonal facility with an outdoor pool with play features.

High-performing Sioux Falls School District schools for Tuthill
Neighborhood kids may enroll in the Sioux Falls School District. John Harris Elementary School and Patrick Henry Middle School earn A-minus grades from Niche. Lincoln High School receives an A from Niche, which also lists it as the No. 1 public high school in South Dakota. Lincoln offers a Spanish immersion program and has the largest marching band in the state. Those wishing to transfer to magnet schools or other districts may apply, though availability is limited and may be determined by lottery.
Patrick Henry Middle School is an option for Tuthill students in the area grades 6-8.
Lincoln High School is easily accessible to students and families in the Sioux Falls community.
John Harris Elementary serves Tuthill families and earns high marks for academics.

Places to shop and eat close to home, downtown or at the mall
Less than a mile from most homes are some businesses off East 57th Street. There’s a Hy-Vee grocery store and Stubbie’s Bar & Grill for daily specials, including on weekends. Breadsmith is known for its from-scratch baked goods. West of the neighborhood, across the river and interstate, Downtown Sioux Falls has more dining and shopping options, plus attractions like the Washington Pavilion, a hub for science, entertainment and arts. New public art is installed every year along the strollable SculptureWalk Sioux Falls. Farther west, about 5 miles from Tuthill, is Empire Mall, which is the largest shopping center in the state.

Walkable and bikeable streets, though the layout is irregular
Tuthill is walkable and bikeable, as there's little traffic. Sidewalks are standard, blocks are fairly short and there's only really one through street, which is 49th Street. “The streets are irregular, and they are contoured to the landscape,” Shelton says.
There's access to Interstate 229 across the river, northwest of the neighborhood. Additionally, Tuthill isn’t far from the South Veterans Parkway. In 2025, the road was a usable portion of the longer Veterans Parkway, which is anticipated to be completed in 2027 as a connector for interstates 29 and 90.

Low crime rates, some areas subject to flood risk or rail noise
Tuthill’s CAP Index Crime Score is 1 out of 10, compared to the national average of 4. Train tracks and a couple of railroad crossings are on the east side of the neighborhood. Those living nearby might expect to hear the usual noise of passing freight trains. Though flooding is generally not a concern in Tuthill, home lots such as those off East Otonka Trail may be more susceptible.
