The community is about 2 miles from Downtown Sioux Falls, and day-to-day life brings a mix of cultures, with global restaurants within easy reach.
The neighborhood’s general vibe and culture
Expect there to be a sense of redevelopment in West Tenth Street, and more of a faster-paced, city clip to daily life. “It’s a busier neighborhood in that it's right there along 12th Street, which is a great east-west corridor across Sioux Falls. But there are a high percentage of rentals, so that could be a pro if you're a renter and a con if you're a homeowner because of the turnover nature of rentals," says David Shelton, the managing broker of Century 21 Advantage, who's been in the industry since 1989. “There are a number of flips that happen in the West 10th Street neighborhood.”
A promising area for investors and first-time homeowners
The neighborhood is built around West Tenth Street and backs up to a train track, so buyers should be aware of potential rail and traffic noise. Property prices range from the mid-$100,000s to the mid-$200,000s. "It's a good place to park your money, do a little home improvement, rent out your property and build some equity," Shelton says. You'll mostly see single-family homes, often small cottages and ranch-style residences, with some duplexes mixed in.
There are some duplexes here, but single-family homes are the most common housing type.

Nearby recreation and attractions residents enjoy
Sherman Park is just outside the community, on the Big Sioux River, where people kayak and fish. "It's one of our pioneer parks," says Assistant Director of Sioux Falls Parks and Recreation Brett Kollars. "It's home to our Great Plains Zoo and also has a softball complex." The zoo is a hub for community events, including annual Easter egg hunts. Other features of the park are its playgrounds, splash pad and that it's an access site for the Sioux Falls Recreation Trail, which loops around the city and leads downtown through riverside parks. The Elmen Park Trailhead, located in the neighborhood, is another. Golf courses nearby, including the private Country Club of Sioux Falls, around a mile and a half away. Great Bear Ski Valley, less than 8 miles away, draws people out for winter sports.
Sherman Park is just a few blocks away.

How walkable the neighborhood is and nearby amenities
The easiest spots to walk to from the neighborhood are Sherman Park, the Elmen Park Trailhead and all of the retail and restaurants along West 12th Street. Depending on where you start, you could also walk downtown. "West 10th Street is a long, linear road," Shelton says. "If you're on the east end of it, you could walk downtown with no problem at all. The rest of it would be a healthier walk, and some people are up to it." He adds that many people prefer to bike there, which takes around 15 minutes. If you're looking to grab the bus, there are stops along West 12th Street. Two major hospitals, the University of Sioux Falls and Sioux Falls Regional Airport are other major amenities within 5 miles.
Sioux Area Metro has bus stops in the neighborhood.

Popular grocery stores within a few miles include Sioux Falls Food Co-op, Pomegranate Market and Sunshine Foods. Otherwise, most shopping and dining concentrate around 12th Street and its joining roads, which flow into the neighborhood.
