Much like the township itself, housing options are a mix of old and new. Rustic farmhouses complement Salem’s verdant landscapes and date to the early 19th century. There’s also a mix of sprawling ranch-style and bi-level homes that offer residents plenty of privacy, with spacious lots averaging over an acre. Home prices typically range from $150,000 for smaller ranch-style homes to $500,000 for newer builds with several acres of land. “Low taxes are definitely a draw for people in this area,” Jones adds. “Compared to Pittsburgh, you’re talking about a third of the cost.”Homebuyers will also find several residential subdivisions in the township. Around the Cloverleaf Golf Club, Cloverleaf Estates East is an active 55-plus community with manufactured homes selling for $30,000 to $100,000. Further south, around the Totteridge Golf Club, the Villages at Totteridge feature New Traditional villas starting at around $280,000. Next door, the Village at Banbury at Totteridge offers custom-built properties selling for upwards of $950,000. Salem Township has an overall CAP Index crime score of 1 out of 10, the lowest possible score and significantly lower than the national average of 4.
Shopping and dining along the U.S. Route 22 corridor
According to the township’s website, there are more than 250 businesses in Salem Township. Most shops and restaurants sit along U.S. Route 22, which bisects the township and serves as a convenient commercial corridor. For a sweet treat, Gene & Boots Candies is known for its homemade chocolates and ice cream. Local restaurants include Five Points Pizzeria and the Donut Chef Brick Oven Bakery, a mainstay serving the community since 1972. More than 40 cigar box guitars are on display at Speal’s Tavern, a local watering hole and blues bar with open mic nights, performances from local bands and a small menu of American classics. In the northeastern corner of the township is Slickville, a small census-designated place (CDP) where Slickville Deli & Groceries sells made-to-order sandwiches alongside the necessities. On the opposite side of town, Bardine’s Country Smokehouse is a go-to for locally grown and freshly smoked meats.Chain retailers are a bit further west outside of Salem Township along U.S. Route 22. Residents are less than a 10-mile drive from Walmart and Market District Supermarket. There’s also more shopping and dining in the neighboring borough of Delmont, which is about 2 miles away.
Dual enrollment program at Greensburg Salem High School
The Greensburg Salem School District earns an overall grade of B from Niche. Kids can begin their education at the B-rated James H. Metzgar Elementary School before moving on to Greensburg Salem Middle School, which receives a B-minus. Greensburg Salem High School scores a B, and its College in High School program allows students to simultaneously earn high school and college credit. All college-level courses are taught on the high school’s campus in collaboration with Seton Hill University, Saint Vincent College and Westmoreland County Community College. Teens can also apply to the Central Westmoreland Career & Technology Center, which offers vocational training programs and industry certifications in fields such as cosmetology, electrical technology and sports medicine.Playground and multi-purpose field at Seanor Farm Park
Just off U.S. Route 22, Seanor Farm Park offers 174 acres of green space. It features a picnic pavilion, playground and archery range, as well as an athletic field that is home to the township’s youth soccer camp. As of 2024, the Salem Township Recreation Initiative is raising money to build a ballfield in the park. The Westmoreland Heritage Trail winds through the northern half of the township, and the paved path currently spans about 9 miles between the boroughs of Saltsburg and Delmont. Future plans envision the trail as a 22-mile-long path for walking, running and biking between Saltsburg and the nearby borough of Trafford. Equestrians can take horseback riding lessons and board their horses at several local spots, including Wildwin Stables, Hi Acre Stables and Stonehouse Stables. Loyalhanna Creek, a tributary of the Kiskiminetas River, winds along the eastern edge of Salem Township and offers opportunities for paddle boating and fishing. The township is less than 10 miles from three public golf courses: Cloverleaf Golf Club, Totteridge Golf Club and Mannitto Golf Club. The Palmer Imaging Arena is about 5 miles away in the borough of Delmont. The indoor sports facility features three ice rinks with public skating hours and hockey leagues for all ages.Annual events include the Delmont Apple ‘n Arts Festival
Seanor Farm Park is a destination for community events. Annual festivities include an Easter egg hunt and Summer in the Park Series, which brings a new attraction to the green space each week from June through August. In the past, the summer series has included yoga classes, picnics and food trucks. In Slickville, a series of local events called Slickville Community Days brings residents together each summer for a night full of live music, fireworks and cow-themed bingo.In the neighboring borough of Delmont, the Delmont Apple ‘n Arts Festival is an attraction that attracts people from across Western Pennsylvania. The event is typically held the first weekend in October and celebrates the beginning of fall with fresh apple cider, a tractor parade and over 100 local vendors.
U.S. Route 22 connects residents to Pittsburgh
Salem Township lacks public transportation and is heavily car-dependent. U.S. Route 22 leads east-west throughout the entire Pittsburgh Metropolitan Area and beyond, with the Steel City about a 28-mile drive away. Pennsylvania Route 819 is the primary north-south thoroughfare in the township and connects residents to the rest of Westmoreland County. Arnold Palmer Regional Airport is about an 18-mile drive away, and Spirit Airlines offers direct flights to two destinations: Myrtle Beach, South Carolina, and Orlando, Florida. Pittsburgh International Airport is about a 46-mile drive from Salem Township.
