Nashville suburb with vibrant industry and proximity to Percy Priest Lake
The Old Nashville and Chattanooga Railroad created several new towns in Tennessee during the 19th century and Smyrna was one of them. While downtown's historic train depot no longer ushers in freight trains, this growing Music City suburb remains a destination for jobs and industry. The town is home to a Nissan assembly plant, which when combined with the company’s North American headquarters in Franklin, makes Nissan one of the Nashville metro’s largest employers.
Additionally, the town borders one of this region’s outdoor gems: Percy Priest Lake. On Smyrna, Jason Crosslin, a broker with Keller Williams Realty, says: “It’s a suburb of Nashville, but it’s also a suburb of Murfreesboro and it still has a small-town feel. It has an ample amount of employment options. Obviously, you have the natural recreational areas, hiking trails and lakes. Rutherford County Schools is a good school system and attracts a lot of people.”

Neighborhoods with many ramblers and rustic lot features
Smyrna’s housing consists of numerous ranch-style homes and other single-story builds that combine rambler and Traditional designs. Many lots span just over a quarter-acre and provide homeowners with enough room for cookouts and backyard swing sets. Some also come with simple features like narrow gravel driveways. “It’s mostly single-family housing and townhomes, [and] there’s a ton of new construction and more on the way,” says Wade Price, a Realtor with eXp Realty.
Housing costs depend on factors like size and age, and most of Smyrna’s single-family homes cost roughly between $350,000 and $600,000. Townhouse options here sell for between $300,000 to $420,000 and Smyrna's overall median list price is just under $470,000, lower than Nashville’s median list price of $532,140.

Dozen parks and numerous outdoor activities
Smyrna has a dozen parks and over 800 acres of recreational space overall. Amenities include 12 miles of trail, sports complexes and playgrounds. The city also runs the Smyrna Golf Course, which offers public 18-hole and 9-hole executive courses.
Notable sites include Lee Victory Recreation Park, well known for its aircraft memorial to the late Marine Capt. Jeff Kuss. The former Blue Angel pilot died in 2016 while training for the annual Great Tennessee Air Show. During the summers, many enjoy the splash pad at Gregory Mill Park. A creek in the park treats nature lovers to a small but scenic waterfall. In addition to its water park, the Smyrna Outdoor Adventure Center offers attractions like an indoor climbing wall. Winding just outside Smyrna, the West Fork Stones River draws kayakers and anglers looking for fish like smallmouth bass.
Percy Priest Lake offers even more outdoor opportunities. The 42-mile-long and 14,000-acre lake provides boating, fishing and hiking and camping in its surrounding forests.

Downtown Smyrna’s staples and chains on Sam Ridley Parkway
Several family-run shops and restaurants exist in Smyrna's downtown district, like the British Shoppe, which keeps shelves stocked with specialty candies from overseas. The relatively new Print Shop serves various comfort foods and drinks and some of its meal trays come aptly covered in mock newsprint.
Sam Ridley Parkway serves as the town’s commercial corridor, where chains like Kroger, Target and BJ’s Wholesale Club provide locals with options for completing their weekly shopping needs. Dining staples here include Hickory Falls, which specializes in classic country dishes like cattle-ranch steaks and buttered baked potatoes. “They got a lot of really good Mexican restaurants there, too,” Crosslin says, referencing places like La Siesta.

Depot Days and the annual Great Tennessee Air Show
The historic depot — built in 1851 but replaced some years after the Civil War — anchors the downtown district. The landmark hosts Depot Days in September, which brings in numerous vendors and bluegrass bands. Every Saturday morning between May and October, those looking for fresh produce and artisan crafts flock downtown for the Smyrna Depot Farmers Market. In June, many come to the Smyrna Airport to watch the famous Blue Angels fighter jets perform in the Great Tennessee Air Show. Other major events include the Independence Day Celebration at Lee Victory Recreation Park and the Simply Smyrna Celebration, another downtown event featuring live music and various food and art vendor booths. Some local institutions also host smaller community programs. For example, the Smyrna Public Library’s packed calendar of events includes programs like invites for children to read to therapy dogs.

The Rutherford County Schools district serves Smyrna and gets an overall A-minus grade from ratings site Niche. The district, which Niche also ranks 14th best in the state, oversees just under 20 schools in town. Notable campuses include Smyrna High School, which gets a B from Niche. Smyrna High participates in the Cambridge Advanced International Certificate of Education Diploma Education Program, which offers dual college credit opportunities.
The few private schools in town include the Lancaster Christian Academy. The school, which gets an A-minus grade, serves students from prekindergarten through 12th grade.

Home to one of largest Nissan plants in the world
With about 7,000 employees, the Nissan plant is Smyrna’s largest employer and one of the Japanese automaker’s biggest factories. Cement company SRM Concrete is another major locally based employer, and Smyrna also has a Tennessee Army National Guard base at the airport. The French company, Schneider Electric, also plans to expand its presence in town through a $85 million investment to create more than 700 new jobs in the coming yers.
The latest census estimates show Smyrna's population at 57,400 individuals, an approximately 8% increase from 2020. The town grew by nearly 33% between 2020 and 2010.
Nashville’s WeGo Public Transit system offers one bus route to Smyrna and neighboring La Vergne. However, many here drive to commute across the metro. “The morning rush is not great. You might get stuck in a commute that takes an hour or more,” warns Ginger Graves, the Smyrna Public Library’s branch manager. Interstate 24 provides a route to downtown Nashville about 24 miles north. While U.S. Highway 41, or Murfreesboro Road, also provides one of the quickest routes south to Murfreesboro, about 12 miles south of Smyrna. Although the Smyrna Airport is one of Tennessee’s largest general aviation airports, the Nashville International Airport is the main hub for commercial flights.
Important to know
Nashville’s crime rates are more than 70% higher than Smyrna’s. The town also enjoys lower violent and property crime rates than the state. Like the rest of Middle Tennessee, Smyrna experiences four true seasons. The area notably has warm, humid summers and mild winters occasionally bringing in ice or snow. Extreme weather events like straight-line winds and tornadoes typically occur in the spring and late fall, and Middle Tennessee has historically been the state’s most tornado-prone region.
