Convenience of the city without the commotion
One can tell they're passing the small neighborhood of Scottsdale once they spot the water tower along U.S. Route 20 that reads "City of South Bend". Cul-de-sac streets and roads that loop around each other border the highway on either side. Kids ride their bikes on the traffic-free roads while dog walkers and joggers take to the ample, well-maintained sidewalks. "It's a more permanent location than other South Bend areas with higher turnover," says Sharon McDonald, a Realtor with RE/MAX 100 who has been selling in the area for 19 years. "Some of the older houses in the area are bought and flipped by investors. They're renovated and relisted on the market, but still reasonably priced." South Side neighborhoods are desirable for those wanting to have more yard space and a quieter atmosphere while staying close to the employers and universities of the city. Scottsdale's proximity to major shopping, diverse schools and organized events justify the competitive housing market, where houses sell in under three weeks.

An area with high demand and low supply
Since the neighborhood saw its heaviest development in the 1950s and '60s, ranch-style homes and split-levels make up most of the housing stock. Colonial Revivals and bi-level homes with attached garages usually occupy the corner and cul-de-sac lots that offer more yard space. Houses range between $175,000 and $250,000. "The homes are highly sought-after, and they don't last on the market long," says Courtney Vanslager, a Realtor with Howard Hanna SB Real Estate with over 25 years of experience. "They aren't very big or very new, but they can sell for a decent amount because of the high demand." Despite their desirability, the houses are approachable for first-time homebuyers because they're priced below the South Bend Metro area's average. The fifth-acre lots are modest and manageable, with just enough space for a playground and patio. Those who prefer their yard work to be taken care of can invest in one of the few townhouses along Thornhill and Kintyre drives. The connected properties sell between $150,000 and $190,000. Due to a flat topography and a lack of storm drains, the area sees slight flooding along Renfrew Drive and the cul-de-sac streets nearby.

Intersected by a main highway
Buses run along York Road and East Ireland Road. Still, the residents of Scottsdale are mostly car-dependant for commuting and running errands. Fortunately, U.S. Route 20 goes right through the center of the neighborhood and can be accessed by onramps and offramps on Ironwood Drive. Despite the busy highway being so close, noise pollution isn't much of an issue. "They've entirely mitigated the problem with huge cement walls along the highway," Vanslager says. "They're not dainty sound buffers but esthetically pleasing, thick, tall walls. People are much less hesitant to live near the highway now than they would have been decades ago." Sound more often comes from emergency vehicle sirens coming and going from South Bend Fire Station 10, which is less than a mile away on York Road. Downtown South Bend and the hospitals are 4 miles north, and South Bend International Airport is 12 miles northwest.
Large shopping plazas close to home
One of the neighborhood's best features is its proximity to shopping and dining. "The south side is popular in general because it's more removed from the city but still close enough to reach everything within 10 minutes," Vanslager says. Banks, a post office, grocery stores and pet stores are all within Scottsdale's boundaries. Department stores like Kohl's, Target and T.J. Maxx are at the plaza off Ireland Road and Miami Street, and those working on renovating their homes can pick up supplies 2 miles west at Walmart Supercenter. Most of the restaurants in town are national chains and fast-food joints, but NOKU offers a sit-down spot close to home. Paper lanterns, hanging flowers and paintings of Japanese mountain scenes decorate the Asian bistro and sushi that gets high marks in online reviews.

Carnivals and car shows
South of Jackson Road is the St. Joseph County Fairgrounds. Home to festivals, car shows and conventions, the space brings people from the surrounding county together over a love of getting outside and connecting with the community. A carnival fills the grassy expanses each summer, brimming with pop-up rides, carnival games and fair food vendors. Guests can feed goats and sheep at the petting zoo before heading to the arena to watch a concert or monster truck show. The community comes together more frequently at services close to home. Though small, the neighborhood has a few churches from different denominations. Ironwood United Pentecostal Church, First Brethren Church of South Bend and Southside Christian Church are all in Scottsdale.
Skate, swing and splash at O’Brien Park
The fields behind Jackson Middle School have eight baseball and softball diamonds. South East Little League operates out of the park, which is also home to the Riley High School Wildcats. Residents can play soccer or flag football on the lighted fields when school is not in session. Two miles west is the skatepark, splash pad, soccer field and swing set at O'Brien Park. Golfers and those looking to break into the sport can play a round at Erskine Park Golf Course. Open to the public since 1925, the course has 18 holes and a special events rental space that can seat up to 150 people.

Highly diverse schools with updated sports facilities
Monroe Elementary is 2 miles northwest of the neighborhood and is rated a C by Niche. Jackson Middle School is rated a C-minus and is walkable for many children. According to Niche, the schools are highly rated in diversity, with a grade of A across the board. McDonald says, "People from all walks of life and socioeconomic backgrounds live in the neighborhood." Riley High School rounds out the school pipeline and is rated a B. Established in 1980, the campus has state-of-the-art technology centers and updated sports facilities.
