A neighborhood that’s back on the rise
Southeast South Bend has seen a fair share of change in the past century. Once booming after the Civil War due to a growing number of train tracks, local businesses and manufacturers, South Bend has since seen economic struggles. While the population of South Bend has steadily decreased since 1950 due to automotive and manufacturing plants closing, it is rising again. This increase is partly due to a strong sense of community, a resurgence of businesses and a low cost of living. "There are lower incomes in Southeast South Bend, but there are also lower house prices," says Courtney Vanslager, a Realtor with Howard Hanna SB Real Estate who has been selling in the area for over 25 years. "Investment opportunity" and "lots of potential" usually accompany the home listing descriptions. Still, it's more than just the houses that hold potential in the neighborhood. Outreach programs, shelters, youth organizations and religious institutions help uplift the community through events and free services. One of the school district's highest-rated schools is within walking distance of every home. Its central location, bordered by main roads, train tracks and the St. Joseph River, makes Southeast South Bend a neighborhood on the rise.

In the center of it all
One of the neighborhood's most attractive features is its proximity to everything else in the city. "Transportation is a huge draw to the area," Vanslager says. "Most of the main bus lines run through the neighborhood, and it's close to downtown." Downtown South Bend is just 2 miles north, and the nearest hospitals are 3 miles north. Major employers Bethel University, Indiana University South Bend and Notre Dame are all within 4 miles or a 15-minute drive. Accessibility is high in the area thanks to ample sidewalks and buses that run along South Michigan Street, Fellow Street and Miami Street. The buses head south to the major shopping plazas and northwest to South Bend International Airport, 5-1/2 miles away. Just north of the train tracks is a Greyhound bus station, which provides the area with longer-distance travel. All this accessibility comes at a cost, however, as the neighborhood experiences a significant amount of noise, especially along South Michigan Street.

Community assistance close to home
At Broadway Christian Parish Church, people from all over the city come in for free hot showers, socks, underwear and laundry services Monday through Thursday. They can send letters and bills using the parish's address and call whomever they may need with phones in the hospitality room. In addition to these services, a soup kitchen operates in the mornings with food available for upwards of 100 guests. The YWCA women's shelter is also in the neighborhood, right next to the Boys and Girls Clubs of St. Joseph County. The newest addition to the neighborhood's social services and programs is OneRoof Southeast. The Southeast South Bend neighborhood center has programming and resources for youth, education and community development to fight poverty. Also in the neighborhood for the assistance of children is SAFE Passage Indiana. The youth social services organization operates out of the county's juvenile justice center.

A range of prices dependent on condition
Victorian homes from the early 1900s, cottages and bungalows range in price from $40,000 to $100,000. In Southeast South Bend, a house's price more often reflects its state rather than size. "Condition varies from street to street. On one block everything will be on point, while the next has houses falling apart," Vanslager says. Remnants of driveways lead to many empty lots from demolished houses. However, older homes that have been pristinely maintained or recently renovated often sell between $125,000 and $175,000. A select amount of new traditional and Colonial Revival houses from the past 20 years are available in the $175,000 to $225,000 range. Because the neighborhood has a low median price – over $100,000 less than the South Bend Metro average – it is popular amongst investors who flip the properties into rental units. "There are also a significant number of first-time homebuyers who use the neighborhood as a starting point before moving to another area," says Tyler Glenn, a Realtor at Tiffany Group Real Estate Advisors who has been selling in the area for six years.

The top standout school of the city
Students can begin learning at Lincoln Elementary School, rated a C by Niche. Jackson Middle School has an overall grade of C-minus but a high level of diversity with a grade of A. Riley High School is in the middle of the neighborhood and is walkable for most students. Rated a B, it's one of the district's highest-rated schools, the number one Niche Standout high school in the South Bend area. Another school that calls Southeast South Bend home is Ivy Tech Community College South Bend Campus. Over 12,000 students choose from 50 programs at the two-year secondary education institution.

Sports courts and a petite golf course
Sharing a block with the YWCA and Boys and Girls Clubs of the county is Southeast Neighborhood Park. Paved walking trails encompass a playground and swing set with rubber flooring. Kids can play pick-up soccer or basketball before cooling off at the splash pad. Also in the area is the small but scenic Ravina Park. There, simple play equipment overlooks the turns of Bowman Creek. Parks, buildings and houses near the creek are more prone to flooding than the rest of the neighborhood. Residents can walk the track or play tennis on the courts behind Riley High School when school is not in session. Next to the fields is Studebaker Golf Course, a 9-hole public course that has been open since 1919.

Locally owned eateries and national grocers
Right along the St. Joseph River is Crooked Ewe Brewery & Ale House. Although the restaurant has delicious slow-cooked brisket and chicken, its vegan options are also popular. Patrons can eat in the industrial-style dining room lit with Edison bulbs or out on the patio, accompanied by the sounds of a train passing over the river. South Michigan Street has fast-food chains and locally owned restaurants, like JJ Fish and Tom & Lin's Kitchenette. Super Mercado Rosales, Fresh Way and Family Dollar are in the neighborhood, but for more extensive shopping, residents can head south to Aldi, Kroger and Martin's on East Ireland Street.
