Burlington’s fast-growing southern neighbor
On Lake Champlain just south of Burlington, South Burlington has no trouble distinguishing itself from its northern neighbor. “They are pretty similar. There’s not a lot of separation in the bubble,” says Tami Lantz, a Sherwood Real Estate Realtor with nearly 10 years of experience working with clients in Vermont. “South Burlington has a lot more amenities, shopping and walkability,” Lantz says of the fast-growing suburb city. “It’s an artsy community with a very small-town vibe even though it’s a city. It’s the kind of place where you can walk down the street and people wave and say ‘hi’ to you; it’s a community of authentic human beings who want to get together and create something magnificent.”

Low inventory, high demand keeps the market hot
“South Burlington is a mix of condos and single-family housing, but the ratio leans more in favor of condos,” Lantz says, adding that demand for housing, regardless of style, is high because of the proximity to the universities and hospitals in Burlington. “Vermont is a small-town state, and South Burlington was not built for this many people originally, so developers are doing what they can to curb the housing problem.” South Village, a mixed-use development with condos, single-family homes and townhouses fanning out on pedestrian-friendly streets around a 12-acre organic farm, is a new development. It’s advertised as the first “traditional neighborhood” in the state, designed with walkability and community gathering in mind. South Burlington’s median single-family sales price is $703,000, much higher than the national average of $406,100. Lantz observes that single-family homes are on the upper end of the price spectrum, while condos tend to start at around $250,000 or $300,000.

Vermont’s largest mall and a rising city center
South Burlington is home to the largest enclosed shopping center in the state, University Mall, which has over 70 retailers, restaurants and services. To the east, between Williston Road and Dorset Street, the City Center Initiative is underway, turning a previously underdeveloped section of town into a walkable/bikeable district of commercial, residential and recreational spaces. Beyond the new downtown, Lantz says creative venues, from art and dance studios to comedy and film club venues, are popping up all over South Burlington. “It’s a hub for people from everywhere, and that draws a lot of us Flatlanders,” she says, using the term native Vermonters call out-of-state transplants. “I’m originally from California. I didn’t know much about Vermont before I moved here, and that’s the story for a lot of people: they move here for a little bit, fall in love with the state, and decide to stay.”

Lake Champlain and city parks offer year-round recreation
“Every season brings something outdoorsy to Vermont; people love to be outdoors whether it’s freezing over or super humid,” Lantz says, adding that South Burlington’s location outside the state’s snowbelt makes outdoor recreation doable well into winter. “You can bike year-round because the snow often doesn’t stick right in the city, so the bike paths are still usable. And when the lake freezes up, you can ice fish,” Lantz adds, referring to Lake Champlain. In the summer, locals can boat on the freshwater lake. Lantz notes that there are a few beaches on the lake, too, like the small sandy one at Oakledge Park. Over 70% of South Burlington residents live within a 10-minute walk of a park, from natural spaces like Wheeler Nature Area and Red Rocks Park to developed recreation areas like the 70-acre Veterans Memorial Park, which has sports fields and a playground.

Highly rated South Burlington Public Schools, University of Vermont
The South Burlington School District earns an A from Niche. On average, the five-school system serves about 2,700 students each year, with a student-teacher ratio of 19 to 1. While open enrollment is unavailable between preschool and eighth grade, the state allows high schoolers to apply to attend any high school in the state. A-rated South Burlington High School ranks second on Niche’s list of the best public high schools in the state.
The University of Vermont, a public research university, is based in Burlington, just a couple miles north. “UVM has exceptional programs for agriculture and medicine,” Lantz says. The University of Vermont Medical Center and adjacent UVM Children’s Hospital are major regional employers. Champlain College is a private university also based in Burlington. Saint Michael’s College, another private university, is in Colchester, about 3 miles north of South Burlington.

Close to Burlington International Airport and three major highways
Burlington International Airport is on the northeast side of the city. U.S. Routes 2 and 7 and Interstate 89 connect on the ground for car travel, and Green Mountain Transit provides bus service. Lantz says one of the biggest differences between Burlington, about 2 miles north, and South Burlington is walkability, noting that South Burlington maintains about 24 miles of multiuse paths.
Crime
According to the FBI, the number of violent crimes in South Burlington declined slightly between 2022 and 2023, while property crimes saw an increase.
