South Dos Palos is a rural neighborhood about 30 miles south of downtown Merced that appeals to those looking for a quiet setting. "As an unincorporated town, there aren’t the same services like restaurants and stores, but there’s everything you need,” says Realtor Norma Lopez who works with Keller Williams Property Team and has over a decade of experience in the area. “It’s more affordable for those trying to make it and first-time home buyers.” It’s also 2 miles southwest of Dos Palos, a small town with more to offer in the way of shopping, sit-down restaurants and community events. One of the neighborhood’s most notable landmarks is Koda Farms, with over 5,000 acres of rice paddy and barley fields. Nearing its 100th anniversary, the farm began when the founder immigrated from Japan; the company has been passed down through generations and is still family-owned, remaining one of the only businesses located in the community. “Some farming families have stayed there too,” Lopez say.

Ranch-style homes and 2000s houses in South Dos Palos
Surrounded by open fields and farmland, the quiet residential area is mostly composed of single-family houses with yards landscaped with boxwoods and palm trees. Most of the lots are on the smaller side but have enough space to have garden beds and short driveways. Most of the architecture is ranch-style homes from the 1950s through the 1980s, as well as some 1920s bungalows and 1950s cottages. There’s also a subdivision in the community’s northeast corner — the only one in South Dos Palos with newer homes. Built in the 2000s, many of these houses have Mediterranean accents like stucco exteriors and tile roofs. Remodeled ranch-style homes from the 1980s range from $300,000 to $400,000, while newer houses with Mediterranean accents range from $350,000 to $450,000.

For sit-down eateries, locals can head 2 miles northeast to Dos Palos, which has a business district on Center Avenue. The Coffee Saloon is a Western-themed cafe that serves specialty drinks, breakfast burritos and sandwiches. Dos Palos Elementary School to Dos Palos High School
Dos Palos Elementary School serves kindergarten through second-grade students and has a C-plus rating on Niche, while Bernhard Marks Elementary School serves third through fifth grade and has a C-minus. Bryant Middle School has a D-plus. Dos Palos High School, rated a C-plus, offers clubs like the Future Farmers of America and the Multicultural Student Union. For higher education, there’s a Merced College branch 20 miles northwest of the community. The Cotton Festival & Parade and more community events
There are several large annual events in nearby Dos Palos. One of the town’s most popular gatherings is the Cotton Festival & Parade, running for well over 50 years celebrating the area’s heritage of cotton production. At the event, there’s a Miss Dos Palos pageant, vendors selling authentic Mexican food and a beer garden. Dos Palos also hosts a Halloween parade every October and a Christmas parade that ends with a tree lighting every December. For smaller and more frequent events, residents can go to the Dos Palos Branch Library. The community resource hosts children’s story times and Family Lego Time.
O'Banion Park and Pierini Park
Although there aren’t any parks in South Dos Palos, there are a couple of recreation spaces in Dos Palos. O’Banion Park is one of the most popular in the area, with a playground, basketball courts, a ballfield and many picnic tables. Many people walk and jog on the paths or across its grassy field. A block south of O’Banion, Pierini Park also has a ballfield and a playground.

A new water treatment plant in Dos Palos
Dos Palos and South Dos Palos both rely on a water treatment plant that has affected the area for years. Because of a failing status and high contamination rates, the plant is being replaced with the help of a $45 million state grant. The new plant is expected to be completed in December 2025 and will do more than impact the water quality. “If you don’t have water, you can’t build. It happens in a lot of small towns, but once it’s fixed, there will be more buildings and a larger housing supply,” Lopez says.
A 30-mile drive to downtown Merced
South Dos Palos is a car-dependent neighborhood. Residents can access downtown Merced 30 miles north via Route 59. The neighborhood is adjacent to state Route 33, which runs north to Ventura and south to Maricopa. Sante Fe Grade Road, a highway where the community’s 1906 post office stands, runs through its heart. For the closest medical center, Memorial Hospital Los Banos is 20 miles from South Dos Palos. The nearest major airport is Fresno International Airport, 60 miles away.
