South Hill combines comfortable suburban homes with proximity to Puyallup’s wealth of amenities. The area offers sprawling views of Mount Rainier, sparkling lakes and homes tucked away under canopies of evergreen trees. “It’s suburbia, but you’re really close to hiking, biking and camping in the Cascade Mountains,” says Realtor Shawn Maxey of Terry Wise & Associates, who grew up in neighboring Bonney Lake. South Hill is about 15 miles south of Tacoma, making it a destination for commuters. It’s among the fastest growing cities in the region, having gone from 52,000 residents in 2010 to more than 70,000 in 2024.

Diverse housing at diverse pricing

South Hill consists of planned developments, many of which feature a classic Pacific Northwest Contemporary look. Stone finishes, cedar siding and Craftsman-inspired gables and porches are a common sight here. “There’s a lot of new construction, especially in the south end of South Hill. You’ve got homes built in the 1980s all the way up through the 2000s,” says Realtor John Hurlbut of Keller Williams Realty, who lives in Puyallup. Condos and town houses are also common, as well as properties exclusively meant for 55-plus communities. Home prices typically range between $300,000 and $500,000 for condos and older homes, and up to $950,000 for a contemporary luxury home or newly renovated property.

Local education, college and career summits

Students attend schools in the Puyallup School District, which earns a B-plus rating on Niche. Rogers High School serves a large portion of the city and earns a B rating from Niche.

Staying active at South Hill’s many parks

Bradley Lake Park encompasses over 60 acres of rolling hills, woodlands and a freshwater lake used for fishing. South Hill Community Park is an after-school favorite, offering many of the same amenities as Bradley Lake Park on a smaller scale. At Meridian Habitat Park and Community Center, also known as the Puyallup Amphitheater, mossy woodlands house winding trails, a community center and a large grassy field where community events are held. Vast woodlands and hiking trails are only 45 miles away at Mount Ranier National Park, the tallest peak in the state.

Meridian Avenue, the shopping and dining mecca

Meridian Avenue, which runs through the heart of South Hill, is the area’s retail and dining hub. “Everything is based off Meridian as far as grocery stores, places to shop, restaurants, you name it,” says Dean Pierce, a John L. Scott Real Estate agent who has sold South Hill homes. “It’s also the area's major north-south thoroughfare and gateway to Mount Rainier, though that is still an hour's drive away.” In the mornings, locals swing by Anthem Coffee & Tea at Sunrise Village. This hip coffee shop specializes in espressos and offers a menu full of creative flatbread pizzas. For lunch or dinner, Karma Indian Cuisine and Lounge is a family-run establishment offering a variety of flavorful and traditional Indian dishes. South Hill Mall is also off Meridian Avenue. This 1 million square foot shopping mall has more than 120 stores and restaurants, as well as entertainment options such as Round 1 Bowling and Amusement.

Getting around Pierce County

Pierce Transit serves South Hill as the primary public transportation service. It is also located south of Washington State Route 512, connecting commuters to larger cities like Puyallup and Greater Tacoma. The closest airport residents can travel from is King County International Airport, 33 miles away. Pierce County Airport is located at South Hill's southern end, but does not offer commercial flights. While there’s the potential for increased noise in the area due to air traffic, Pierce says, “locals barely notice it’s even there. Only small-engine aircraft fly in and out of the airport, so there’s not much noise to complain about.”

Low crime rates in the county

South Hill is under the jurisdiction of the Pierce County Sheriff's Office. The county’s violent and property crime rates are well-below the state and national averages, according to FBI stats. Its violent crime rate has stayed relatively flat over the past decade, even as the county has added thousands of new residents.
