Once home to wheat farms and soybean crops, South Riding still maintains some of its natural beauty despite having just over 33,000 residents today. The 18-hole South Riding Golf Club meanders behind homes built within the last 20 years, and 6 miles of walking trails stretch across the rolling, lush landscape. Playgrounds, tennis courts and pools are other recreation spaces that help make this Loudoun County community a close-knit place to live. “There’s an HOA, so people can really get to know their neighbors at all the community events and parks,” says Desiree Rejeili, a Realtor with Samson Properties who has sold several homes in the area. She adds that South Riding is also geared toward Washington, D.C., commuters. “It’s right along Route 50, and there’s a park-and-ride lot in the community, so it’s easy to get to nearby Metro stations.”

South Riding is made up of New Traditional detached homes, townhouses and condos built between the early 2000s and 2020s. Development is ongoing, with several contemporary-style properties still under construction. The HOA must approve exterior changes, like paint colors and roof updates. The median price for a townhouse here is about $679,000, while the median price for a single-family home is around $1,020,000. Both prices are higher than the national median. Condos typically cost between $400,000 and $550,000. Homes here sell in about 8 days, which is faster than the national average.

There are monthly HOA fees here. Prices vary for detached homes, townhouses and condos, though none exceed $110. Fees cover trash pickup and the maintenance of community recreation spaces, like the dog park, disc-golf course and fishing piers on manmade ponds. Several parks with playgrounds, picnic tables and sports facilities are sprinkled around the community. Kids can take swimming lessons at one of four pools and hunt for Easter eggs at the South Riding Center during the annual Spring Fling. Locals can enjoy beer and pretzels during Oktoberfest at the Town Green, which also hosts the summer concert series. The 18-hole South Riding Golf Club is semi-private, with tee times for members and the public. Though locals aren’t required to join the club, Rejeili says it’s rare that they don't. “Most people own golf carts here because they’re club members.” Dulles South Recreation and Community Center is another public facility in the area. It has fitness equipment, a rock climbing wall and an indoor pool. In June, the HOA fills the center’s parking lot with carnival rides and funnel cake stands for the Celebrate South Riding event. South Riding experiences all four seasons, with muggy summers and mild winters.

South Riding has a park-and-ride lot to get to nearby Metro stations
D.C. is a 29-mile drive east on Route 50 and Interstate 66. Rejeili warns that getting into the city may take a bit. “During rush hour, traffic is very stop-and-go,” she says. “If you leave your house or work super early, you can get to D.C. in about 45 minutes. But if you’re driving in that nine-to-five period, you may be on the highway for 2 hours.” Hundreds of technology companies have offices in Ashburn, 11 miles north, and the Innovation Center Metro station is 10 miles in the same direction. It follows the Silver Line, typically getting to downtown D.C. in under an hour. The East Gate Park-and-Ride Lot has a little over 200 parking spaces. Commuters can park here and hop on a Loudoun County Transit bus to get around the county and to nearby Metro stations.
Stone Springs Hospital Center is 4 miles west, and Dulles International Airport is less than 10 miles north. South Riding is in Loudoun County’s Airport Impact Overlay District, which means flight paths pass over the area, and residents often hear plane noise.

South Riding's students can attend schools in the Loudoun County Public Schools district, which earns an A grade from Niche. The district educates around 81,600 students, and there are four elementary schools, two middle schools and one high school in South Riding. St. Paul VI Catholic High School earns an A-plus grade.

South Riding is home to several strip malls. The community of Woolsey has a reputation for friendliness that dates back to 1861, when local lore tells of Union Army Col. John Rice being left for dead, only to be nursed back to health by a Confederate soldier and local, Amos Benson. While circumstances are not nearly so dire today, Woolsey is still a welcoming community that has opened its proverbial arms to newcomers seeking a rural escape from the chaos of frenzied urban centers. <br><br>Woolsey still showcases meandering country roads that cut through thick foliage before opening onto bucolic meadows and rolling hills. But like much of Prince William County, east-to-west migrations in the 1980s and 2000s have brought new homes—and residents—to live amongst the historic working farms and locally owned businesses that dot the countryside. <br><br>"Woolsey offers a unique option for people wanting to leave the DC area for a rural lifestyle because there's a mix of older homes with lower price points, as well as large, luxury homes, so you can really choose how you want to live," says Natalie McArtor, an Associate Broker with Samson Properties and a Prince William County local. <br><br>The average list price in Woolsey tips north of $1 million as the market has trended toward luxury home construction in recent years. Homes from the late '70s and '80s offer lower prices with less turnover, but that doesn't mean they're not out there. For $550,000, it's possible to find a 1980s house with modern updates, a private pool, up to five bedrooms and 2,000 to 2,500 square feet of living space—all set on multiple acres with no HOA fees. Or, you might pay closer to $850,000 for a home built in 1976, but renovations, an indoor pool, a 1-acre lot and 3,400 square feet make it a bargain, especially compared to its urban counterparts. For $1 million to $1.5 million or more, you can live large in a recently built Craftsman-style home on 10 acres with six bedrooms, almost 8,000 square feet and state-of-the-art amenities and finishes. <br><br>Thanks to Prince William County Public Schools, academics are a no-brainer in Woolsey. Students can start at Gravely Elementary before heading to Reagan Middle School, where they can try their hand at anything from drama to art to archery in after-school clubs. Then, at Battlefield High School, football fans unite every Friday in the fall, but future leaders are made every day with solid student leadership programs. Each school earns an A-minus or higher from Niche.<br><br>Not entirely shed of its rustic roots, you can still grab staples at small businesses like the Wi-Not Convenience Store, located off Sudley Road/Route 234 next to the Sunoco gas station and just down the road from the community post office. But, you'll need to travel 15 minutes or so south on Route 15 to hit the hubs in Haymarket if you're looking for substantial retail. Here, you can grab groceries at Wal-Mart Supercenter or Aldi's, swing by Home Depot for household staples and enjoy dining options galore. HINT: The East Ocean Restaurant provides some of the area's favorite Chinese staples in a cozy dining room, or you can take your goodies to go. Locals also love La Grange Winery, a 20-acre working vineyard set on an 18th-century estate just west of Woolsey. Settle in for a sip at the manor house, but be prepared. This historic site is known for its ghosts, as well as its grapes.<br><br>Outdoor entertainment, on the other hand, is a Woolsey specialty. Bull Run Golf Club in the neighborhood's northwest corner is one of many golf courses in Prince William County. However, as a public course, it offers a premier golfing experience that's more affordable and accessible than many private clubs, with stunning views to boot. Next, head east to the Catharpin Recreational Park for lighted baseball and softball diamonds, batting cages, soccer fields and the latest addition—a 7,200 square-foot playground with swings, climbing structures, slides and, most importantly, shaded seating for tired parents. Last but not least, if you want to try a different take on a staycation, the Greenville Farm Family Campgrounds is a 200-acre eco-friendly working farm where you can roam the farm, see the animals and create camping memories with the whole family. <br><br>If you're looking for a simpler way of life, a welcoming community and your choice of homes, give Woolsey a try.
