Located across the Toms River from the borough of that same name, South Toms River has the suburban character of its neighbor without Toms River’s higher population density and price tag. This small community, sandwiched between Toms River and Beachwood, fuses the food scene of Toms River with the riverfront access of Beachwood to present homebuyers with a competitively priced and blissfully quiet home to enjoy.

While this 1.5-square-mile community separated from Toms River in 1927, South Toms River has a history of its own that dates back to the Gilded Age. The arrival of the railroad in 1881 transformed this sleepy neck of the Jersey Shore into prime real estate during the suburban boom of the 1920s, and South Toms River’s birdhouse factory was initially a greater factor in this borough’s popularity than its proximity to the Shore. Since the 1950s, this borough’s newfound access to the Garden State Parkway and its proximity to the nationally famous beaches of Seaside Heights and Island Beach have helped boost South Toms River’s profile, while not impacting this community’s regionally competitive home prices.

South Toms River’s homes tend to sell for between $325,000 and $370,000, nearly half of what most waterfront homes in Toms River sell for. South Toms River’s residential streets, each of them branching off from Dover Road, are lined with scores of ranch-style homes, although the occasional Cape Cod can be found to add a dose of housing diversity.

While this community may be small in size and uniform in its housing styles, South Toms River is more than meets the eye. Realtor Jim Flanagan says, “You have access to the Barnegat Bay; if you’re a boater, jet-skier, or wave-runner, these are the kinds of homes for people who love waterfront living.” Mathis Park offers scenic views of the Toms River, including the occasional voyage of the “River Lady” riverboat. Chuck’s Ice Cream, located within the park, has long been a popular food truck for ice cream, cheesesteaks, burgers, and hot dogs, especially in the summer months. At the heart of town, Luigi’s Deli & Meats offers the traditional Italian deli feel, serving up flavor-packed sub sandwiches, Italian staples, and fresh meats. Should you be in need of a quick meal before catching the Port Authority bus into New York City, a local Wawa serves as a hub of the community. On a warm summer night, locals may enjoy a visit to Sundae’s – The Ice Cream Place, a well-established pillar of the community with dozens of flavors and toppings sure to sweeten up your day.

South Toms River’s students attend South Toms River Elementary School, Toms River Intermediate South, and Toms River High School South, the last of which has been rated among the top high schools in the state for athletes, while also ranking highly in diversity.
