South Yarmouth embodies the coastal elements that are often associated with life on Cape Cod: waterfront seafood restaurants, sandy beaches and sailboats circling the sound. “The greatest thing about Yarmouth is that it’s right in the middle of the Cape,” says Realtor Karen Lilly with Property Cape Cod Real Estate. “It’s so centrally located; you’re 10 minutes from Hyannis, all the well-known restaurants and Cape Cod theaters and playhouses.” Just like most Cape towns, Yarmouth is separated into villages. Of the three, South Yarmouth is the largest and offers striking vistas of the Nantucket Sound. Many view the Cape as a seasonal vacation destination, but nearly 12,000 residents live in South Yarmouth all year round, typically after retirement or to work in the hospitality industry.

Relatively affordable home prices in South Yarmouth
Apart from a few waterfront townhouse communities, buyers will mostly find single-family properties in South Yarmouth. The single-family median price sits at about $590,000, which is higher than the national median. However, it falls well below the median price for single-family homes in other Cape towns, like Barnstable, where the figure is $715,000. “Real estate in Yarmouth has the lowest price point on the Cape,” Lilly says. Apart from the multi-million-dollar waterfront houses, the majority of South Yarmouth neighborhoods feature modest lots with driveways and two-to-three-bedroom homes.

Only residents at South Middle Beach
South Yarmouth has many parks, ponds and beaches. The Flax Pond Recreation Area includes pickleball and volleyball courts, as well as a beach and picnic tables. Fishers often visit Long Pond, which has a boat ramp and a small sandy shore. Popular beaches in the village include Smugglers and Parker’s River, both of which have concession stands, handicap access and free parking after 4:30 p.m. South Middle Beach is reserved for residents only. South Yarmouth also has plenty of spots for golfing, including the Bass River and Blue Rock courses.

From beachside movie nights and summer concerts to a night at one of the many Cape Cod theaters, residents can enjoy an array of activities and events throughout the year. “There’s always something going on,” Lilly says. “I could easily be out six nights of the week if I wanted to.” The Yarmouth Seaside Festival is a celebration of Cape Cod culture, with art, music and food. The Yarmouth Irish Festival attracts thousands of visitors with a parade, authentic food and music, honoring the large Celtic population.

Shopping and dining without venturing into Barnstable
Though restaurants on the Cape are widely acclaimed for their fresh seafood, Yarmouth also has plenty of pub-style spots and authentic cuisines. “There’s every type of restaurant you could want here, from Brazilian to Vietnamese,” Lilly says. Numerous shopping centers off Massachusetts Route 28 and farther north off U.S. Route 6 have big-box grocers, pharmacies and other services.

A public school district serving both Dennis and Yarmouth
The Dennis-Yarmouth Regional School District scores a B grade on Niche. The district also earns an A-minus for athletics and diversity. Families can enroll their prekindergarten through eighth graders at St. Pius X. School, and other private options are available next door in Barnstable.

Navigating the Cape
Massachusetts Route 28 and U.S. Route 6 serve as the main thoroughfares in South Yarmouth. Cape Cod Regional Transit Authority buses stop throughout the area, and the seasonal CapeFLYER rail runs from Barnstable to Boston, about 75 miles northwest. While the Cape Cod Gateway Airport provides services through Boston, New York and Washington, D.C., Boston Logan International Airport offers over 100 global destinations.
