Downtown Spokane is a buzzy, walkable city center on the Spokane River

In eastern Washington, modern entertainment destinations, trendy restaurants and the sparkling water of the Spokane River all flow through Downtown Spokane. Although Downtown is full of typical city noise like traffic and festival chatter, it's also scored by the roar of the mighty Spokane Falls, cascading around the event venues and trails at Riverfront Park. Some of the biggest cultural destinations and employers of the region are within walking distance of amenity-rich condo and apartment complexes. And when it’s time to leave the city for the Cascade and Rocky Mountains or Seattle, Interstate 90 and Amtrak train tracks are just as close to home.

How Downtown condo prices compare to nearby neighborhoods

The vast majority of people living Downtown rent apartments rather than own homes. Condo complexes are often historic buildings that have been renovated with trendy, industrial loft units. HOA fees vary from building to building, depending on amenities like indoor parking garages and designated storage areas. Condos typically sell from the upper $100,000s to the mid-500,000s, but units with luxury amenities, spacious floor plans or sweeping views of the Spokane River Falls sell for closer to $1.5 million.

Downtown Spokane’s median single-family home price is in the upper $200,000s. That’s lower than neighboring Cliff-Cannon, East Central, Browne's Addition and Peaceful Valley

Ways to get around Spokane and where to park your car

“We have a bus system, there’s walking and biking. People like to live Downtown so they can just commute on foot,” says Jo Skipper, a broker at AREA who’s served eastern Washington and northern Idaho for 13 years. Many of the city’s top employers are a short walk, bike ride or Spokane Transit Authority bus trip away, including Providence Sacred Heart Medical Center, MultiCare Deaconess Hospital and Gonzaga University. You can hop onto Interstate 90 for longer distance travel, whether that’s a 20-minute drive to Fairchild Air Force Base or a four-hour drive to Seattle. Amtrak’s Empire Builder train stops Downtown, and Spokane International Airport is about 7 miles from home.

If you own a car, you’ll need to figure out parking. Some people buy condos with deeded parking spaces or pay monthly fees for private lot parking. You can also apply for a Downtown Residential Parking District permit, which allows you to park all day in designated zones near your home address.

Shopping at River Park Square and The Flour Mill

All kinds of specialty businesses fill first-floor storefronts throughout Downtown Spokane. You’re also close to a couple of the city’s busier, more concentrated shopping malls. River Park Square is a sleek, sprawling indoor mall where you'll find big names like Nordstrom, Sephora and an AMC movie theater. The Flour Mill was once exactly what its name suggests, powered by the river's waterfalls. It’s now a destination for dining with a river view or specialty shopping at stores that sell everything from jewelry to cigars to crystals.

Riverfront Park and Spokane Falls are an urban oasis

Riverfront Park is the verdant, natural centerpiece for Spokane’s city center. It's more than 100 acres, spanning both sides of the Spokane River and centered by the roaring Spokane Falls waterfall system. Havermale Island, in the middle of the river, makes up the bulk of the park. You’ll go there for classic community park amenities like a playground and walking paths, or to listen to live music at the colorfully lit Gesa Credit Union Pavilion. Depending on the season, you might ice skate or rollerblade on the Numerica Skate Ribbon. You can also head to the park to get on the Spokane River Centennial Trail, which travels nearly 40 miles through Washington and Idaho.

Annual Hoopfest and other downtown entertainment centers

Among the many annual events that come to Downtown Spokane, none stand out more than the largest outdoor three-on-three basketball tournament in the world. “We have Hoopfest downtown, and it’s a big deal,” Skipper says. “It’s this big, three-on-three basketball tournament. They put hoops up everywhere, and people come to play from all over the area. It’s wild.” You’re also a short walk from more permanent entertainment hubs, including:

  • First Interstate Center for the Arts, the city’s spot for touring artists and Broadway productions
  • Spokane Comedy Club, known for hosting national comics and open mic amateurs
  • Spokane Convention Center, a riverfront venue for trade shows and niche hobby conventions
  • The Fox Theater, a historic place to watch a ballet or a performance by the Spokane Symphony
