Hillyard has a long, complex history that is deeply intertwined with Spokane’s origins as a railroad town and transport hub. Today, this neighborhood is experiencing a period of revitalization and cultural resurgence, blending its historic architecture with contemporary shops and restaurants. “The neighborhood has really changed over the last few years. It used to be known as a rougher part of town, but now lots of people are looking to move to the neighborhood,” says Mike Bass, managing broker of Century 21 Beutler & Associates and lifelong Spokane resident. “There are a ton of nice historic houses, and there are some great locally-owned shops and restaurants opening up in the neighborhood, especially along Market.”

Hillyard’s residential blocks are home to a variety of home styles, including American Foursquares to split-levels. However, the majority of the housing in the area is made up of early 20th-century Craftsman bungalows and midcentury ranch-style homes. Most properties in the neighborhood sell for $200,000 to $350,000, a slightly lower price range than homebuyers may find in nearby neighborhoods like Nevada Lidgerwood, but decidedly higher than it was 4 to 5 years ago.

Historic Hillyard business district
The Historic Hillyard Business District centers around Market Street and is home to many locally-owned restaurants and shops. Market Street is home to some of Spokane’s most popular vintage and antique shops, along with the local supermarket and a growing roster of restaurants.

Hillyard's railroad heritage
Hillyard began as a railroad town for workers on the Great Northern Railway. It was annexed by the city of Spokane and is deeply connected to the greater city’s history as a transport hub. That history is on display at the Hillyard Heritage Museum, which is home to a number of decommissioned railcars and plaques recounting the history of the neighborhood. The neighborhood celebrates its history every August with the Hillyard Festival, along with the traditional annual Chalk Art Walk and Hillyard Hippie Happening, both of which draw thousands of visitors from all over Greater Spokane.

Art Deco architecture at Rogers High
The Spokane Public School District oversees the local public schools. Cooper Elementary has a B grade on Niche, while Shaw Middle School has a C on the site. Rogers High School has a B-minus grade and is known for its impressive Art Deco architecture, which landed it on the National Register of Historic Places in 2011. The high school offers dual-enrollment courses through nearby Spokane Community College, located just south of Hillyard.

Hillyard Skate Park
There are a number of parks in and around the neighborhood, including small but well-maintained playground-centered spots like Kehoe Park and James Hill Park. Harmon Field offers a bit more space to run around and is home to the Hillyard Skate Park, which offers over 12,000 square feet of ramps, bowls and other features. If you can shred some pavement, head to Hillyard Skatepark. Totaling 12,000 square feet, it features ramps and two 10-foot-deep bowls – an oasis for boarders of all levels. Just east of the neighborhood, Beacon Hill features miles of hiking and biking trails, along with some of the best views in the city.

The North-South Corridor
Market Street and Freya Street, the neighborhood’s major thoroughfares, connect Hillyard to Central Spokane and Interstate 95. It’s about 4 miles from the neighborhood to the interstate and 6 miles Downtown.
Hillyard locals and longtime Spokane residents alike are familiar with the North-South Corridor project, which was first proposed in the 1940s and approved in the 1970s. Actual construction on the 10.5-mile freeway, which cuts through Hillyard and will eventually offer a direct route from north Spokane to Interstate 90, didn’t begin until 2001. The bones of the corridor have been part of the Hillyard landscape for decades now, and the estimated completion date is currently 2030.
