A secluded riverside neigborhood
Peaceful Valley is a secluded riverside enclave located just downriver of Downtown Spokane and the city’s iconic falls. Once a salmon fishery for the Spokane Tribe, the neighborhood was one of the first neighborhoods to be developed in Spokane, housing workers who built the nearby railroads and dams in the late 19th and early 20th centuries. The waterway continues to play a significant role to the current residents of Peaceful Valley, with waterfront parks providing locals with an escape from the active atmosphere of downtown.
“The word that comes to mind is charming and eclectic,” says Mike Bass, managing broker of Century 21 Beutler & Associates and lifelong Spokane resident. “It’s a unique area that’s anchored by the river. Peaceful Valley is one of the earliest neighborhoods in Spokane. In parts of it, you can easily imagine what it might have looked like a hundred years ago because so little has changed.”
Historic cottages and modern condos
Homes in Peaceful Valley range from small, older cottages, some dating back to the early 1900s, to modern apartments and townhouses. The original homes often have compact designs and are built closely together, taking advantage of the limited flat land available between the river and the hills. Most single-family homes are compact, offering between 700 and 1,400 square feet, and selling for between $250,000 and $350,000. The more recently built condos and townhouses in the neighborhood generally offer a bit more space and usually sell for $350,000 to $450,000.

Close to Downtown and the Yards
Peaceful Valley is not a commercial hub by any measure. This limited commercial presence ensures that Peaceful Valley remains largely residential, preserving the tranquility that gives the neighborhood its name. That said, residents have easy access to the shopping and dining options nearby. “It’s very close to Downtown,” says Bass. “It can feel secluded because all the surrounding areas are higher up, but it’s actually just a short walk to the center of town.” Most homes in the neighborhood are within a half-mile walk or drive of River Park Square Shopping Mall; residents can follow Main Avenue from the heart of Peaceful Valley to the heart of the city. The Roseaurs Supermarket in neighboring Browne’s Addition is also less than a mile from the neighborhood, so picking up groceries is fairly easy. While there aren’t any restaurants in Peaceful Valley itself, the neighborhood is within a short drive of some of the best dining in Spokane, including both Downtown Spokane and The Yards across the river.

Strong local schools
Public schools in the area are overseen by the Spokane Public School District. Roosevelt Elementary School has a B grade on Niche, while Sacajawea Middle School and Lewis and Clark High both have a strong A-minus grade on the site. Lewis and Clark High offers dual enrollment classes through a partnership with nearby Spokane Falls Community College, located just a couple miles downriver of Peaceful Valley.

People's Park and the Centennial Trail
One of the defining features of Peaceful Valley is its access to outdoor and recreational spaces. The neighborhood is home to Redband Park, a small but well-utilized green space that features river access as well as athletic fields and a playground. On the other side of the neighborhood, People’s Park is home to scenic riverside nature trails and connects to the Centennial Trail — a popular walking, jogging and cycling route that runs along the Spokane River. Fishing, kayaking and boating are, as one might expect, popular hobbies in the neighborhood.
Peaceful Valley is also right next to the Smithsonian-affiliated Northwest Museum of Arts and Culture. The museum is the largest cultural organization in the Inland Northwest and features a large collection of artwork and artifacts that bring life to the area’s past.

Interstate 90 and Amtrak
While the neighborhood feels tucked away by the surrounding bluffs, it is remarkably well-connected to the rest of Spokane. Several bus routes serve the area, linking it to downtown and other parts of the city. Locals have easy access to Interstate 90, which passes just south of the neighborhood, connecting it to Spokane Valley. Spokane International Airport is just 6 miles from the neighborhood by car and offers direct flights to over 30 locations in the U.S. Downtown Spokane is also home to an Amtrak station served by the Empire Builder line, which runs to Chicago, Portland and Seattle.
