A small Montgomery County neighborhood nestled in Lower Gwynedd Township, Spring House blooms with beautiful homes, miles of scenic hiking trails and plenty of commercial activity. Real estate agent Brett Dillon with Berkshire Hathaway has lived in Spring House for about 50 years. Dillon says, “This isn’t a cookie-cutter neighborhood. A lot of builders did custom plans so all the homes are individually unique.”
Choose between private lots and townhomes
Spring House offers a woodsy atmosphere with various upscale contemporary and Colonial-style homes and several ranch styles as well. With big driveways and spacious yards, residents can enjoy the openness of their property in a quiet suburban neighborhood. Choose between a home with intricate architectural detail for all to see or get tucked away in a house just as beautiful with surrounding trees for more privacy. Single-family homes range from $500,000 to more than $1 million. For residents who prefer less upkeep on their yard, Spring House has lots of townhomes to choose from, with a median price of about $600,000. According to Dillon, Spring House homes are in high demand, but the inventory is always low so buyers have to be quick when a home hits the market. She says one of the biggest draws is the neighborhood’s taxes, which are typically 30 percent lower than surrounding areas.

A rated schools, then off to college
Neighborhood students are part of the highly-ranked Wissahickon School District and can attend Lower Gwynedd Elementary School which received an A rating from Niche. Wissahickon Middle School is another option that also received an A rating from Niche. High schoolers go to Wissahickon High School, recognized as a National Blue Ribbon School of Excellence by the United States Department of Education and rated the 16th best high school in the state by Niche. Upon graduating high school, students can attend Gwynedd Mercy University, also located in the neighborhood.

Take a load off at the Tavern
Dillon also says, “My favorite thing is I feel like I live in a tree house in the woods, yet I have everything I need right here.” While Spring House is primarily residential, residents can head to Bethlehem Pike, which runs through the middle of town, for shopping and dining out. Along with a Whole Foods Market and Giant, the Spring House Village Shopping Center features popular local restaurants like Arpeggio BYOB, a casual spot serving up a mix of Italian and Mediterranean dishes since 1995 and Surah, famous for its sushi and Korean barbecue. Further south, there are several more local businesses scattered in small shopping centers. But the true town staple is Spring House Tavern, which has welcomed guests since 1719. The landmark has withstood the test of time with ties to the Revolutionary War. Today, the cozy restaurant is a crowd-pleaser with classic American food, including its famous crab cakes.
Arpeggio BYOB is an Italian-Mediterranean restaurant in Spring House which offers some of the best artisan pizza around.

Hike and bike to waterfalls
Hikers will appreciate Spring House’s many nature trails, which let visitors walk by the creek on the Treweryn Farm Trail and soak in views of the little waterfalls and old stone bridge. Several other trails run right through the woodsy backyards of neighborhood homes, so residents never have to go too far to enjoy the outdoors. They can also grab their clubs and hit the greens at the Old York Road Country Club or cool off by going down the water slide at the YMCA’s outdoor pool.
SEPTA or Route 309
Spring House is convenient for those who need to commute to Philadelphia. Easy access to Route 309 allows residents to drive to Center City about 20 miles away. SEPTA’s Lansdale/Doylestown commercial rail line is also nearby and heads into the city, which is about 45 minutes away.
