Cedar Hills/Broadview has rural living and highway access
Among all of Springfield's neighborhoods, Cedar Hills/Broadview brings a rare taste of rural living. Diverse residential pockets are tucked between large forests, expansive pastures and winding waterways. Some residents are miles apart from their neighbors, while others live in cozy subdivisions only a few streets wide. Both create a sense of seclusion from city life, but the neighborhood is not as far removed as it seems. "It's about location more than anything," says Douglas Nave, a Springfield native and Realtor at Coldwell Banker Heritage Roediger. "There's a lot of accessibility since this area is on the main freeway." The neighborhood's residents have access to Interstate 70 and three other highways, keeping the rest of Springfield and larger cities within reach. Traffic and noise levels stay low since the highways are along and outside the community's borders, maintaining Cedar Hills/Broadview's pastoral atmosphere.
Outdoor activities range from Mad River canoeing to country club golfing
The neighborhood has a diverse natural landscape, with several creeks and streams, including the Mad River, running through it. Every summer, Mad River Adventures rents kayaks and canoes to those wanting to explore. People can access the river from many locations, like Riley RiverPlay Reserve and Mad River Gorge & Nature Preserve. The Gorge also offers wooded trails and natural formations suited for rock climbing and bouldering. Clark County Sportsman's Club opens its sporting clay shooting course twice a week, and next door, sports leagues play at Northwestern Soccer Field. Each year, George Rogers Clark Park hosts the Fair at New Boston, a Labor Day weekend celebration featuring historical reenactments and a replica of an 18th-century village. Across from Highway 68, Windy Knoll Golf Club and Springfield Country Club let people enjoy time on the greens.
Cedar Hills/Broadview has diverse architecture and a wide price range
Subdivisions are broken into clusters surrounded by trees and farmland. Certain subdivisions keep lots compact, meaning smaller yards, shorter driveways and closer neighbors. Other sections place acres between homes, creating sprawling lawns and privacy. Home styles range from compact bungalows and Cape Cods to farmhouses, split-level homes and ranch-style houses. More expensive subdivisions usually have expansive estates with custom architecture. There are also a few 55-plus communities with detached condos and manufactured homes. Prices are just as diverse. Homes in 55-plus communities sell below $180,000, while estates on multi-acre lots can cost as much as $850,000. Most sell around the neighborhood's median price of $290,000. Nave says since properties typically cost less than in Columbus, "You get more bang for your buck."Cedar Hills/Broadview also has a low crime rate, receiving a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.
Future Farmers of America at combined middle and high school
Although Cedar Hills/Broadview is part of Springfield, students attend the Northwestern Local School District. Kids start at Northwestern Elementary School, which has a B-minus rating on Niche. The district has a combined middle and high school with a B rating. Northwestern Junior and Senior High School has a Future Farmers of America chapter, where students participate in competitions, conventions and learning opportunities, like a community-based agri-business co-op program.
Four highways keep residents connected to big cities like Columbus
The neighborhood's landscape makes residents entirely car-dependent. The community has access to four major highways, so nearby cities are quickly accessible. "For shopping, most people go to Dayton or Beavercreek, but a lot of people make the hour commute in Columbus for work," says Candace Johnson, a Realtor with Coldwell Banker Heritage Realtors who has sold in the area. Interstate 70 is the main highway between Dayton and Columbus, but Highway 40 also makes connections. Business Loop 70 crosses Springfield east to west, while Highway 68 stretches north to south. Mercy Health - Springfield Regional Medical Center is the nearest hospital 5 miles away, and Dayton International Airport is 26 miles west.
Shopping and dining at local farms, mom and pops and commercial centers
Some of the neighborhood's farms, like Pendleton's Produce, are open to the public. Pendleton's sells everything from flowers and fruits to canned jams and candles. It's also a hotspot for hot apple cider and pumpkin picking in the fall. Other small businesses are scattered across the neighborhood. Vittles & Grits is a homey breakfast diner, while Frosty's Good Food & Fine Spirits serves casual American cuisine and cocktails. The biggest retail center is at the intersection of Troy Road and Upper Valley Pike. It features chain restaurants and suppliers, like Dunham's Sports, Ollie's Bargain Outlet and Rural King. Grocery stores and nationally recognized brands are east of Highway 68.
