Springfield community between McKenzie and Willamette rivers
East Springfield is an industrial community with farmlands to the south along the Willamette River and paper mills in the north on the McKenzie River’s bank. Between the waterways, trains carry supplies to and from factories and along roads such as Main Street, where local businesses are concentrated. “Taxes and utilities are lower than Eugene, so as far as home affordability goes, buyers appreciate that the cost of living can be lower,” says Katie Juth, a Windermere Real Estate Lane County broker for over five years.
Main Street buses, bike lanes and Interstate 5
Jasper Road, also known as “OR-222,” has dedicated bike lanes that intersect Main Street and connect the community with Springfield’s downtown in roughly 4 miles. Lane Transit District serves the community with bus stops along Main Street. Oregon Route 126—or Highway 126—runs along the neighborhood’s north side, intersecting Interstate 5 and continuing west for almost 20 miles to Eugene Airport which has regional flights around the West Coast. I-5 leads north to Salem in around 75 miles. Both major hospitals are located in Springfield. McKenzie-Willamette Medical Center is around 4 miles away and PeaceHealth Sacred Heart Medical Center RiverBend is nearly 7 miles away.
Main Street’s local dining and seafood market
Main Street is home to local businesses and an Albertsons. Brandywine Fisheries, the local seafood market, also sells its products at farmers markets across the area, including the Eugene Farmers Market. Fins Drive-In is a laidback 1950s-inspired restaurant, where meals are complemented with milkshakes or slices of pie. Sharky’s Pub & Grub is a popular local bar with different live sports on each television. Multiple chain restaurants, such as Dutch Bros Coffee, also line Main Street. Home supplies and other household essentials are sold at Jerry’s Home Improvement Store, locally known as “Jerry’s.” Wilco Farm Store is also nearby.
Brandywine Fisheries has fresh fish daily in East Springfield.
Fins Drive In is located in East Springfield and serves great food in a classic ambiance.

Housing mix including manufactured and new traditional homes
Minimal traditionals and ranch-style homes were built between the 1940s and 1970s. Both architectural styles list between $300,000 and $435,000. "Those moving in can expect a bit more privacy compared to other areas of Springfield,” says Wayne Antone, a local realtor and founder of Host Homes LLC. New traditional homes have lined subdivisions such as Woodland Ridge since 2000. Prices list between $385,000 and $675,000, depending on square footage. Manufactured homes sit in communities where amenities include things like a pool and clubhouse. Prices range from $30,000 to $300,000, depending on whether properties are rented or owned. With thicker forests along the neighborhood’s southern waterfront, potential wildfire risks with accompanying ash fall are elevated for the surrounding area. As such, air purifiers to combat potential smoke inhalation are recommended.

Springfield studies and College Now courses
The neighborhood is zoned for Springfield Public Schools, where some may attend Mount Vernon Elementary School and Agnes Steward Middle School. Both schools earn C grades from Niche. Thurston High School maintains a C-plus and offers College Now courses through a partnership with Lane Community College, where students can earn college credits in courses such as English.
Agnes Stewart Middle School serves grades 6-8 in the neighborhood of East Springfield.
Thurston High School offers students the chance to participate in various athletic programs.

Sports parks, playgrounds and Willamette River recreation
Dirt and paved trails connect the neighborhood’s parks, from Les Schwab Sports Park in the west, by the lumber yard, to Rob Adams and Quartz parks in the east. Les Schwab Sports Park has outdoor fitness equipment, a playground and synthetic turf fields, for soccer games. Bob Keefer Center sits adjacent to the park and offers day passes and memberships to access its indoor fitness center and courts marked for basketball, pickleball and roller skating. During scheduled open climb times, rock climbers scale the center’s wall. In early November, the center hosts the Holiday Marketplace, a flea market where local vendors sell crafts and holiday food.
On the neighborhood’s east side, both Rob Adams and Quartz parks have playgrounds and full basketball courts with adjustable hoops. South along the Willamette River, Clearwater Park spans over 65 acres, and includes a 9-hole disc golf course, boat ramp and trailhead to the Middle Fork Path’s 4-mile paved trail. Life jackets are advised when boating, canoeing or floating along the river since the current tends to be strong.
East Springfield is home to Les Schwab Sports Park, a popular sports complex.
Clearwater Park Disc Golf Course is a 9-hole course in East Springfield.
