Family-oriented community near the bay
Bay Terrace may not be on a bay, but it is within walking distance of scenic Raritan Bay with its waterfront walking path and sandy beach. This quiet, compact community is situated between the bayside Great Kills Park and Ocean View the Cemetery Beautiful on the western side. The six or so peaceful blocks in between the two are within walking distance of the Bay Terrace train station and two neighborhood schools.
“It’s more of a quiet suburban neighborhood,” says Kevin Bryant, a licensed real estate agent with the Joe Tirone Team at Compass Greater NY. Located on the South Shore about 30 miles from Manhattan, locals are also drawn to the high-performing schools, marina and general outdoor lifestyle.

Park and beaches within walking distance
The 523-acre Great Kills Park is home to a number of beaches that help prevent area flooding, along with Great Kills Beach for swimming. The extensive park is also home to a marina, hiking trails and fishing spots. Venture to the tip for the Osprey Platform, a popular spot for hopeful sightings of the long-winged bird and its gigantic nest. It’s worth noting that parts of the park have been closed to the public for suspected radiation contamination and cleanup. Seaside Wildlife Nature Park is just a mile away by car, with paths meandering through 20 acres of undisturbed wilderness, complete with a pirate-themed playground.

Waterfront dining and large supermarkets
The neighborhood is mostly residential, with some businesses along Amboy Road. Locals head to Evergreen Plaza for Villa Paradiso Ristorante Italiano for special occasions, Do Eat for upscale Ukrainian fare and SuperFresh for groceries. Further up the road is NetCost Market for Russian pantry items and Oakwood Diner for diner classics and Greek dishes.
But the fine dining Marina Café is the real star, an iconic go-to for major celebrations thanks to its views of Great Kills Harbor; the outdoor tiki bar doesn’t hurt its appeal either.

Residential streets with modest homes
Quiet streets are shaded by mature trees, and it’s common to see parents pushing strollers, people walking dogs and kids playing outside. Plus, sidewalks facilitate walking to the train and schools. Most residents own and pride in ownership is evident, from holiday decorations to seasonal landscapers out in force. Housing stock encompasses modest single family and semi-detached homes on small plots, but large enough to accommodate one-car garages and fenced-in backyards. Older colonials, ranches and Cape Cods comprise the usual suspects here. “The neighborhood is the kind of community you move to when you’re looking for more space,” Bryant says.
General inventory is limited due to Bay Terrace’s small size, but prospective homebuyers can find a one-bedroom co-op for under $300,000. Three-bedroom semi-attached homes start closer to $500,000, whereas a detached single family, complete with a small, manicured lawn, is likely to run closer to $700,000 for less than 1,300 square feet. Prices top out around a million, which gets a single- or two-family home that’s around 2,000 square feet with a tiny bit more land. The median price is $640,000.
Detached homes with lawns in Bay Terrace typically list around $700,000.
