Suburbia off the expressway and within reach of the city
On Staten Island’s west side, tucked between both natural and industrial parks, is Bulls Head. This residential neighborhood has the suburban features that the Island is known for, such as wide, house-lined streets and mini malls. But its proximity to the Staten Island and MLK Jr. expressways sets it apart, giving residents easy access to Brooklyn, New Jersey and Newark Airport. “For Staten Island, this is one of the most convenient locations,” says Eric Bacelli, a local real estate agent with over 20 years of experience. “You have a bunch of good shops and restaurants on Richmond Avenue. And it’s mostly a suburban area, so it’s a good family-oriented place.” Although Amazon has multiple fulfillment centers just west of Bulls Head, according to Bacelli, they don’t cause traffic issues. “But they employ a lot of people around here.”

Stylish, semi-detached homes from $650,000 and townhouse communities
“Bulls Head pretty much has everything. A lot of semi-detached, fully detached, multifamily, and a lot of townhouses and condos,” Bacelli says. “So it offers something for all types of budgets.” That variety is also apparent in architectural details, with standard vinyl and brick facades right next to more ornamental wood shingles and stone mosaics. Single-family homes start at $650,000 for semi-detached properties, and detached Cape Cods and ranches range from $700,000 to $1 million, depending on size. Several townhouse developments have attached units priced from $450,000 to $850,000, depending on age, and condo developments have similar units from $450,000 to $575,000 that also include amenities like pools and tennis courts. Multifamily homes start at $750,000 and go up to $1.3 million for raised ranches and new traditional-style properties. Also at the high end, single-family millennial mansions are priced up to $1.4 million.

Strip-mall franchises and old-school diners
On the north side of Bulls Head, the Expressway Plaza and Coral Island mall have chain restaurants, retail stores and a Stop & Shop for groceries. There are also locally owned pho and poke bowl places just outside these centers, as well as the 24-hour Mike’s Unicorn Diner. South on Richmond Avenue, the main thoroughfare, is a classic deli in a quaint English tea-parlor setting. Farther south, New Springfield’s mall has a Macy’s and a dine-in movie theater.
On the north side of Bulls Head, the Expressway Plaza have chain restaurants and retails stores.

Birdwatching, carousel-riding and a transformed nature area
At the north end, Father Macris Park has a multipurpose sports field. On the east side, 164-acre Willowbrook Park goes beyond the typical baseball fields with a carousel, archery range and lakeside walking trails. And heading south, the Davis Wildlife Refuge, a popular birding spot, connects to 2,200-acre Freshkills Park — a former landfill that will open in 2036 as one of the city’s biggest wetlands and nature areas, supporting everything from kayaking to horseback riding.

Top-ranked schools in a diverse district
According to Niche, School District 31, which covers all of Staten Island, has an overall A grade and is the third most diverse district in New York state. Students can begin their education locally at P.S. 60, which teaches preschool through fifth grade and has a B-plus grade, then continue in neighboring New Springville. There, both I.S. 72 middle school and the College of Staten Island High School for International Studies have A-minus grades.

Celebrating Greek food and culture
Every September, the Holy Trinity Saint Nicholas Greek Orthodox church in the middle of Bulls Head hosts the Staten Island Greek Festival. The event has been going on for over 40 years, and includes live music performances, vendors cooking fresh Greek food, and a Ferris wheel and carnival games to keep kids entertained.
Expressways to Brooklyn and Jersey, buses to Manhattan
Owning a car may not be absolutely necessary, as the SIM4 express bus reaches southern Manhattan from Bulls Head in 1 hour. But with the Staten Island Expressway on the north side of the neighborhood, residents can drive into Brooklyn or to Newark Airport, which is 9 miles away in New Jersey.
