Diverse, family-oriented section near the Staten Island Greenbelt
This convenient, residential pocket in Mid-Island is just 20 miles from Times Square, where strong schools and proximity to green space attract newcomers seeking a tight-knit community. It’s also close to the College of Staten Island and Staten Island University Hospital, both large employment centers.
It’s home to a sizable number of yeshivas and Orthodox synagogues, which is convenient for families who need to be within walking distance for weekend services. There’s also the St. George Malankara Orthodox Church for the local Indian Orthodox community.
“It’s a little quieter than the rest of Staten Island, but it’s also close to the Verrazzano Bridge,” says Qais Shawabkeh, a real estate broker at Intella Properties. “All the locals are talking about the Verrazzano bike lane proposed by the MTA. If that happens, the value of homes here will go way up.” The neighborhood is four miles from the Verrazzano-Narrows Bridge to South Brooklyn, and though a bridge bike path is TBD, there are also tentative plans to create a 10-mile bike path between the Verrazzano and Goethals Bridge, which connects to North Jersey.
La Tourette Golf Course is nearby to Manor Heights, and makes for a relaxing afternoon.

Suburban feel with one- and two-family homes
Single and two-family homes represent most of the housing stock, where rolling, tree-lined streets form a square grid between between the Staten Island Expressway and the Staten Island Greenbelt. These include older colonials, ranches and Cape Cods that start around $500,000 for a modest semi-detached home with a petite lawn and driveway, to $950,000 for a larger two-family home and slightly bigger yard. Townhomes and true single-family properties start closer to $600,000, with a $685,000 median price.
High homeownership rates are apparent by well-maintained yards, and many residents undertake additions rather than move out of the community.

Limited local businesses but surrounding towns offer more choices
Though mostly residential, a small number of strip malls and mom and pops are spread along Manor Road. Here, G & G American Grill is easily spotted by its burger mural on the side of the building, where the co-owners – both named Gus – serve up diner fare in the humble space. Nearby, locals patronize The Manor, a longstanding fixture for classic Italian and American dishes in its throwback dining room or banquet hall. Donut World is also close, offering a wide variety of fun toppings. A number of retail and grocery stores line Manor Road, including SuperFresh and Walgreens, with the Staten Island Mall and big-box stores just 10 minutes away in New Springville.

Strong public schools and a variety of private options
Students begin their education at either P.S. 29 Bardwell School or P.S. 54 Charles W. Leng for kindergarten through fifth grade, both rated A on Niche. Middle schools include Rocco Laurie or Anning S. Prall, both rated A minus, while Susan E. Wagner High School, also rated A minus, features a contemporary performing arts center for its notable program.
Private religious schools, including yeshivas, are a popular alternative and include Yeshiva Zichron Paltiel of Staten Island.

Easy access to Staten Island Greenbelt
Manor Heights might lack major parks, but the Staten Island Greenbelt wraps around the southern edge and spans 2,800 acres across central Staten Island. Nearby, locals can take classes at the Greenbelt Nature Center, or explore extensive trails. To the south, La Tourette Golf Course is a public 18-hole course within the Greenbelt. The nearby Joan and Alan Bernikow Jewish Community Center and Staten Island Fun Park, a small amusement center with mini golf and batting cages, are additional ways to unwind.
