A charming residential neighborhood within walking distance to the beach

On quiet days, residents of Oakwood can hear the ocean waves crashing to shore. Cedar Grove Beach lines the eastern border, ensconcing the neighborhood in a crisp velveteen breeze. Tree-lined streets along residential blocks, parks and greenspaces make for simple living amid natural beauty. The neighborhood is almost entirely domestic, comprised of detached single-family homes and a few multi-family properties peppered throughout. Here, neighbors know each other on a first-name basis and have been known to have community block parties a few times a year – for graduation, birthdays, anniversaries and so on. “People know New Dorp, but they don’t know Oakwood,” says Giovanna Cardinale, licensed broker at Neuhaus Realty, who has been named a top agent by the Staten Island Board of Realtors. “When people move to Staten Island, they tell me they want to live in the 06 zip code. That’s because it’s the perfect residential neighborhood in the heart of Staten Island with all the conveniences located along Hylan Boulevard.”

Predominantly single-family homes with multi-family residences peppered throughout

Oakwood is known for being a predominantly residential neighborhood largely made up of detached two- to three-bedroom homes and a few two-floor condo buildings peppered throughout. A 1960s multi-family brick-clad condo building with four residences across two stories could list for between $825,000 and $1.1 million. A typical 3-bedroom, 2-story single-family detached home with a renovated kitchen, a sunroom and a fully finished basement could fetch $750,000. On the upper end, a 1970s 3-bedroom Colonial Revival style 2-storey home with an eat-in kitchen, formal dining room and brand new Andreson windows could start at $1.1 million.

Next door to Great Kills Park and Cedar Grove Beach

Residents of Oakwood are near one of Staten Island’s most loved green spaces, Great Kills Park. Situated across 523-acre parks on the south shore of Staten Island, the park offers several public recreation facilities including a beach center, a life-guarded beach, a multi-use boardwalk, hiking and biking trails, fishing areas, a marina and a boat launch. Cedar Grove Beach, one of Great Kills’ four beaches, is about a 1-mile drive from anywhere in Oakwood.

Scattered dining and shopping within the neighborhood, including Canlon’s

Because Oakwood is primarily a residential neighborhood, there aren’t a dime-a-dozen restaurants in the area. Ditto with shops and services. There are, however, a few local gems. From seven-layer birthday cakes to PB&J sandwiches stuffed with banana slices to coconut custard danishes, Piece-A-Cake is known for its baked goods and takeaway lunch items. For a sit-down dinner, Canlon's serves up homestyle American-Italian fusion, including the famous “Papa Tony” fried veal cutlet sandwich. The Station Island Mall is a three-mile drive from anywhere in Oakwood, offering big-box brands so residents can avoid venturing into the city. For groceries, residents can shop at either of the neighborhood’s two supermarkets, Stop & Shop and ShopRite.

Easy access to Manhattan via SIR, Staten Island Ferry and I-278

There are a few convenient transportation options in the neighborhood. In the northernmost part of Oakwood, the Staten Island Railroad (SIR) awaits at the Oakwood Heights station. For those driving, I-278 and the Verrazano-Narrows Bridge are within easy reach — approximately eight miles away. And if commuting to Manhattan, the St. George terminal — accessible via the SIR or I-278 — offers the Staten Island Ferry as a reliable option.
