Homes that people settle into and stay

A lot of people living in Willowbrook are long-term or generational residents: “Everybody knows everybody. A lot of people here are original Staten Islanders… It’s a very sought-after neighborhood and usually the listings fly,” says Kevin Bryant, a licensed real estate salesperson at Compass who grew up in Willowbrook and still lives nearby.

The neighborhood mix of single-family homes, apartments and multifamily properties caters to a wide range of homebuyers. Tudor, colonial and raised ranch styles dominate the architecture, but newer, more contemporary homes are also scattered throughout the area. Townhouses start in the mid $400,000s, while duplexes and semi-attached homes usually cost between $650,000 and $1 million, depending on size, amenities and age. Similar variables are a factor in detached homes, which typically go from $800,000 to $1.5 million. Willowbrook's homes typically offer more square footage and larger lots than comparable-priced options in Brooklyn and Manhattan. Many properties also have amenities like paved driveways and front lawns with gardens.

If you’re looking for green space in the city, Staten Island is the place to find it. “People call us ‘the borough of parks’,” says Joseph Rodriguez, a longtime Staten Island resident and broker/owner of Truhomes Realty Group.

Willowbrook is one of the island’s most appealing places to live for outdoor enthusiasts because it’s cradled to the south and west by The Greenbelt, an iconic 3,000-acre collection of adjoining parks, natural areas and forests. Residents have easy access to recreation in places like:

  • Willowbrook Park, the neighborhood’s namesake green space featuring ballfields, an archery range, a small lake and the Carousel for All Children merry-go-round
  • Blood Root Valley, a 161-acre natural area where people can explore the ruins of the 19th-century NYC Farm Colony or use the facilities at the Greenbelt Recreational Center
  • LaTourette Park, which is known for its wooded hiking trail system and the public La Tourette Golf Course with an 18-hole layout

Education at every level

All of Staten Island falls within New York City Public Schools’ Geographic District No. 31. Kids in Willowbrook can attend schools like P.S. 54 Charles W. Leng for elementary school and I.S. 72 Rocco Laurie Intermediate. Susan E. Wagner High School offers several career-focused learning centers, including its Academy of Finance, Institute for Law and Politics, Future Teachers Academy and Institute of Medicine.

Taking up a large portion of the neighborhood, the College of Staten Island (CSI) enrolls around 10,000 students and is the borough’s only public university in the City University of New York (CUNY) system. CSI is primarily a commuter school, with less than 5% of enrolled students living on campus.

Staten Island Parkway keeps the neighborhood connected

Willowbrook borders Interstate 278, known locally as the Staten Island Expressway, which runs across the borough and connects to southern Brooklyn via the Verrazzano-Narrows Bridge and to New Jersey via the Goethals Bridge, both within 10 miles. Most residents get around by driving, and MTA bus routes only stop on a few streets in the neighborhood. Newark Liberty International Airport is 10 miles away.

American Grill and The Manor, a family-style Italian eatery. For more retail and restaurant options, you can head just under a mile north to Victory Boulevard, a corridor lined with everything from chains like CVS and Starbucks to local staples like Joe & Pat’s, a pizzeria that’s been serving diners since 1960 and featured in publications like Eater New York.
